Charisdesigns: Yes It’s achievable Thank you. Are you an engineer, what is your location, and could you provide a preliminary cost estimate for its completion? |

Charisdesigns: From the dimensions shown (approximately 540m² with a road-facing frontage of about 25m),
1. Two 3-bedroom units: This is the option I’d recommend if your goal is maximum long-term value. Three-bedroom units generally attract families, command higher rents, but it favours some locations over another
2. One 3-bedroom + One 2-bedroom A balanced option if you want to appeal to different income groups while keeping construction costs moderate.
3. Three 2-bedroom units This can generate more rental income in some locations, but you’ll need to carefully consider parking.
4. Mini flats: if your plot is located in a location where the higher demograph of people staying there are young people, I do suggest this
I’ve designed similar developments on even smaller plots, including compact 2-bedroom and 1-bedroom apartments that maximize space without compromising functionality. I’ll attach a few completed design concepts below for idea
Pics 1: 8 units of mini flats on a similar plot Pics 2 : 1 unit of 2 bedrooms, + 4 units of mini flats + self contain Pics 3 : 3 bedrooms duplex + 4 units of mini flats Thank you so much for the detailed analysis. If I go with 2 units of 3 bedrooms, will there still be enough space for parking 2 cars per unit? Please note that I can only build a bungalow on the plot |

Could you please provide guidance on the optimal investment strategy for this land size? Specifically, I am evaluating the potential returns and feasibility of developing either one two-bedroom and one three-bedroom unit, two three-bedroom units, or three two-bedroom units

brine: Has anyone here tried a dollar fund? My main concern with naira-based funds is the ongoing depreciation of the currency. I'm close to setting up a dollar fund with Gtfundmanagers. Any advice on this will be appreciated. Nigeria's foreign exchange policy lacks stability. When you decide you want to liquidate your investment, you may be forced to receive Naira instead of Dollars at the bank's prevailing exchange rate. |

Noworries11: Brethren In order to kill procrastination, I decided to select and book a date (17th of August) for my theory test... Presently i do score 46/50 with the 4 in 1 app So far 47 max however I do score 4/5 on the average on hazard perception but sometimes would score zero on the same hazard perception
Is there sth I have not understood or getting wrong I get shocked and confused whenever this happens... I only use the 4 in 1 app (self study)
Elders and those who passed with the app Abeg advise or recommend practice style/materials Thank you In hazard perception, make sure you click each perceived hazard at least 3 times and not more than 5 times to avoid clicking too early or too late. And don't click more than 10 times for each hazard perception video. You only need to score at least 3 marks in each video to pass |

heroshark: I don't think discipline has anything to do with beating/flogging a child, we have that in Nigeria yet the rate of cultism particularly in low income neighborhoods is staggering. Can you say teenages are better behaved in Nigeria compared to the UK due to the training they recieved?
Nigerians need to unlearn the habit that beating a child equals disciplining the child. As much as I oppose beating, I believe a factory reset slap can be effective. |

I have 342 / 956 points from the mobile app. Every time I click on Book Travel or Hotels link, it doesn't work. Same thing on the website? Also can I use the points (956) for return flight to Naija? Thank you If you have nectar card by argos, just convert your Avios points to nectar points and use it to shop on Argos |

I’ve never actually seen you share anything good about Nigerians as you must find a way to interweave a negative to buttress your point Nairaland is a very public forum and when people google things about a country, this is part of what they see. You can bet that person is not from Nigeria. I'm curious as to why people continue to respond to him. |
