Renting house has become a big issue for low income earners in the country.

Landlords on their part are not helping issues, they are just increasing rent at any slightest inflation being conveyed.

E sure me say a lot of people go reach village this year, the way things are going

1) To the elders with experience, how do u navigate or cope

2) Where in Lagos can an individual rent a good house(with good light and good water facility)

3) like how much an individual need to get a good house in Lagos or any state in naija

Some of us are just managing

This life is not 4 the weak

Suggestions, criticism are welcomed...

Don’t let anyone deceive you house rent out side Jakande estate or Gowon estate hold thousands or millions for hand because all dis yahoo boys has scattered everything. 2/3 bedroom flat in Asaba Delta State now is from 500k to 1.5million take it or move to your village

A lot of people are really dumb and I don't think their brain is functioning at optimal.

We are complaining about rent in Nigeria and you are talking about Europe, do you want to compare minimum wage Purchasing power ? In Nigeria minimum wage is 30k. Compare that with the price of drivers licence or international passport or even fine. Half bag of rice is how much again ?? Add cost of transportation. In UK how much do they earn per hour In USA how much do they earn per hour?? In Canada how much do they earn per hour ?? I'm very sure three hours of work is more than 30k if you convert that in Naira.

Na God go punish you if you compare Nigeria with Europe again.

A landlord that built is how far back as 15years ago is putting his house for rent at an exorbitant price because of building materials is expensive, how is he affected by that ??

To all you idiots saying you stay in Canada and we should thank God because houses are cheaper in Nigeria, what is stopping you from coming back to Nigeria ?? Abi you won make I pray for you so them go deport you ?? Stu*** c*unt*

You fail to understand the concept of taste and affordability.
If an old house is 10k less than a new house, the choice of an individual can go either way ( I mean 50/50), there is no certainity he will pick the new house.

Talking about cement of 1500 then vs cement of 5000 now.
Simple question: is there a different foodstuff market for the rich only? Isn't it same market both lanlords in questions attend in the present?
So forget that comparison shit.... Like the other guy told you, when you build your own hase, you'll know why the sky is blue!

Price of whatever you buy got nothing to do with you charging same amount charged by a 3 star apartment when you're a 1 star apartment.

Will you pay ₦100k a night in a substandard hotel just because both hotels buy same foodstuffs in the market?

Recently my family and I moved to Abuja and getting accommodation has been a serious issue. Not that there is no accommodation, however, the cost is something else. We tried Orozo, a good one-bedroom flat goes for 400k, total package over 500k, which is very high for a one bedroom flat in such location. We tried one-man-village after Maraba going to Masaka, same story. My budget was even 250 to 300k.

Omo, I am frustrated already.

Funny enough, the houses that can go for 300k won't have running water, ancient houses that you will have to spend money on to renovate.

And you see those Abuja agents, most of them will have a special place in hell. They have shown me shege.

Up until now, we have not been able to secure an apartment.

Students in Canada with 20 hours a week can comfortably rent 550 to 700 CAD shared flat apartment.

When your earnings increases, rent is going to automatically increase too.

Do you think rent was 600-800 CAD 3 or 5 years ago like you mentioned?

Countries with lower income also pay low rent

Iran
China
Russia
Romania etc..

To an outsider,they earn low, but what they end can also cater for their cost of living within their country.

Those earning 3000 CAD per month before tax even need other jobs to be able to pay their rent and handle other aspects of life within canada, reason why many end up sharing apartment with strangers.

It is your mindset that is affecting you, just because you are still a tenant. Maybe if you are a landlord now your eyes will open to see.

Who pegs the minimum wage at 30k? Is it the landlords or agents?

Blame our politicians, blame your country economical woes. Even the 30k minimum wage half of the population do not get the job.

So the prices of rent are okay with the high inflation rate but our country subjected us to death wage (not minimum). Whose fault again?

Or do you want people tp build a house with 30m naira and they can't get their investment in 25 years? Please speak from the view of landlord not only tenants you are.

What is the net pay of someone earning 15 CAD for hour 20 hours a week which equals 80 hours a month?

I hope you know the % that goes to tax? ( 15-50% depending on your earning bracket) and another 15% vat on whatever you buy in stores etc.

Paying bills is what most salaries do in the western world, hence the need to have multiple jobs or live a squatter lifestyle.

BTW, why use student as example? Is the thread talking about student housing?

Please share how a minimum wager that earns 30k (is that the new minimum wage now) can rent a single room in Nigeria.


A student who works 20 hours/week in Canada let's say 20 cad per hr (new rate) can earn up to
1200 CAD less tax. He or she pays 550 CAD for a single room in a shared flat inclusive of 24hrs power (uses power for cooking), Data and heat. He has 650 CAD extra to manage his life of which he can save like 300 to 400 CAD if he lives low-key.


Tell us how a Nigerian earning 30k can match the above soft life? How much can a minimum wage earner save after paying his month bills.

We are not even talking about Canada's access to food bank, good roads, security, health care etc.

Enugu own don worst, average annual rent now na 500k up for 3rooms,
For this achara layout some house na 1.2 million, common achara layout o.
Agent for enugu house now na war, imagine paying 100k for agent, 150k lawyer, 50k caution.

Most Nigerians are numerate illiterates. I was like that due to a poor math foundation, but continous improvement by reading and understanding various economic metrics changed my thought process.

We have a poor way at looking at numbers in Nigeria due to how poorly taught mathematics is done in the country.

There is a place called Bayeku in the Ikorodu area of Lagos, you can easily navigate to the island from there through the ferry. Rent is about 150- 180 per year for a standard room and parlor
how can one get to bayeku from ikorodu bustop

The landlords are not really to blame. It's housing agents like marida and mayorcastle that surreptitiously inflate the value of the apartments for rent. Just imagine a mini flat going for over 700,000 in run down areas like Shomolu and bariga. They are joyless and almost soulless in their pursuit for profit. Its only God that can save us.
maybe it's because of the institutions you have around there. I don't know why I should pay 700k for a place at shomolu.

I agree with you.

Lack of regulation is the cause and it goes back to govt.

Govt are supposed to be the number one consumer protector but they even steal from the consumer.

If you are still a youth, do everything legally possible to leave the country. That's your best bet.

When you make it overseas, you can come and invest in Nigeria. Diaspora Nigerians are the future of Nigerians not our politicians.

If I do a digital system where I can access the landlord of this houses directly and the rent they charge leaving out the middle men (agents).

Will u pay a premium to access my service?

Cos overall it will be cheaper.

Another thing is we want everything free in Nigeria.

Digitization can solve this problem but it comes at a cost people are not ready to pay.

I earn in cad and not everyone struggle with the 4600 dollar a month like you mentioned, some people makes it double at ease.

Doesn't matter how you want to look at it, the average worker in Canada is certainly better off to the one in Nigeria, no need to promote a fallacy just cause you want to be pro-Naija. Hope you know some of them get tax refunds?

I agree with you. I rented my 2 bedroom BQ last year for 700k inside kugbo furniture market.. I could have said over a million but I understand people were suffering.. I have a one bedroom and parlor space in gaduwa estate, I'm renovating atm .. it's N1.2million.. cos it's inside town
1.2m is fair in that environment. I told my friend some people will opt for inside town than in such a place. The road in kugbo mechanic is terrible and one of the landlords is planning to increase his rent to 1.8m,if I was looking for a place to rent i rather go inside town and pay that amount.
