A full plot of land in nja (60 by 120) will build a nice big bungalow and still av space.
We Nigerians just have that mentality that u aren't rich if you don't build duplex.

Bros, believe me this is just the beginning for this house. Finishing (especially good finishing) is where the bulk of money for building a house is expended. Cost of fittings and labour for fittings installation can gulp as much as 200% of the initial amount spent on the carcass of the house.

I know of some kitchen counter tops that are sold for $20k or more. So, finishing is based on individual's taste pocket

OP u need to state you location,cox amount depends on your location. Some places like Lagos,Ph,Warri,bayelsa. N6.5M cannot even do german floor cox of the topography of the areas which are swampy in nature.

But places like North,some part of East,west etc such amount can build a 6 bedroom duplex but u need a contractor who is not wasteful of materia and doesnt charge high fees as his workmanship.

Please my good brother let no one decieve you. Many quacks will encourage you to start with that amount on the basis that the money is enough to complete and finish the duplex. My brother 6.5m with a piece of land included will not complete a duplex no matter how you manage ur materials and how cheap labour is in your area. Kindly use that money for a bungalow or start the duplex with the hope to add more 5m if you need a good finished duplex that will stand the taste of time.

Well, one thing I know is that it was tiles that was gonna increase the cost of the house and nothing else. But then, I know money does not go trees, it takes lots of sweat to acquire and I see no reason why I should cough out such amount on a section that one only walks on, not sleep nor eat. I wouldn't spend more than a million on tiles for a bungalow.

Yes it's veey possible, if you add 500k to it you can even get 2 rooms penthouse extra so with 7m you can build 8 bedroom duplex with penthouse


Op all jokes apart,I ain't an expert but that amount can't build u a 6 bed duplex... AT least Budget 3m for decking,1m for roof,u sef do D calculation na!!!
