Easy easy. Sell your domain and get your money at least, when things go through and fast enough, you have gained her trust. She can comfortable tell you to put up a website on it for so-so budget or thereabout.

Chances are, she has seen the domain price already. So if I were you, I'd simply let her know that you work with a team of great web developers and they can craft her corporate website desires with top-notch user experience. But you want her to at least have the domain in her custody first (Phase I - call it domain migration), while the website will be phase II, where requirements will be gathered and a befitting site is built ontop of her newly acquired domain.

I registered an available name today on Namesilo and updated NS to Undeveloped yet it fails each time I try importing it into my Dan portfolio. I entered the name directly into the address bar and looked it up only to see that it had been listed by one Wasim El haj. I checked Whois and the registrant details point to me and the availability status of the domain has been lifted from every registrar just about right after my registration. What do I do please?

Remember they show your country alongside your domains on their site. I've personally delisted all of mine. I'll only use them if I have a name I'm sure would sell no matter the seller's country.

Don't pitch a name you don't own, you might not like how things will pan out at the end.
It never really ends well.

Maybe they've started feeling the effect of Undeveloped upgrading to Dan.com, knowing they will soon take over their market share, so Sedo is stepping up their game and becoming more friendly.

Is it a must to use sedo as as landing page? Before my domain can be up..I can see not for sell on all the Domain I listed on sedo asking me for verification.. Which is changing dns... And I don't want to change my Dns to sedo..any help on this on sedo listing..? Anybody

It's not a must to change to sedo landing pages.
The verification they asking is for them to know you're the owner. It's normally automatic but won't work if you use whois privacy.
There's a verification hash string under your names at sedo,simply copy it & go to your registrar to paste it under your domain settings. Read the instructions at sedo. Your names would be listed if successful

I use network solution I can't see where to paste the hash code I copied sedo said I should edit or add DNS which is the same thing as changing the landing page.

Did outbound a few days after I bought the domain no response, I received an offer $100 early last month, I counter the offer to $399 and no response from the buyer since then but, he just counter my offer with $300 yesterday which I accepted. Money paid, domain pushed to Dan Escrow waiting for Dan team to finalize the process and send the cash.
