This is not a Duplex I am seeing now.

From the comments so far, I want to believe that one can build a room self contain between 650k to 750k naira.

Depends solely on your location. You need to be precise about the plan as well. My friend in Ilorin built his room and parlor self contained with 1.4m with nice interiors (new sets of chairs, TV, window blinds, bed and kitchen utensils). And trust me, the place is superb and great. He doesn’t use borehole, he uses pumping machine with his hand dug well. Forget all these faking here about imaginary buildings. Though without fencing and it’s just a plot of land. He got the land last year October at 150k during one promo from a real estate agent.

A room self con apartment with wc, shower, kitchen cabinet, warddrope, tiling of the room, kitchen and toilet will cost you about a million naira. Few months. Building a self con with such standard now will cost you even more due to the shitty current value of naira.

You need nothing like 20 million naira because building materials are now very very expenses

But as i begin buy steel rod and cement

It’s all depend on the location and the size/nature of the building you want.. if you already have a land, 700k to 800k can build you self contain

Pls by self contain do u mean a room, parlor, toilet and kitchen?

Get an architect to draw a plan for you and get a Quantity Surveyor to tell you the financial implication, follow due process Nigerians

well, locations and design matter's a lot, u have to understand that fact very important.....a room flat can cost up to 2 million naira sef depends on how you wanna equip it with quality material, how big it also prices of material in yr location..... someone might build his own for 500k or less in my location.....

Pls don't mislead him, 500k or less can not build a self-contain or a room flat for him. Even the soakaway, the roofing, ceiling n doors don finish that money.

A standard 1 bedroom self contain will cost from 2m- 2.5m, land not inclusive.

The attached 4 bedroom bungalow at roofing level is available for sale, it is located in Benin city.

Built this with 1m. 3 bedroom, room and parlour self contained (2) and single room self contained in Benin city last December.
