The payment means nothing if you dont have a Title Certificate Secondly, the payment was not a legal contract because it wasn't made to the owners of the property. Hope you now see how the High Commission Fuvked up ddeola: |

Noisyrians:did not follow due process? What is the due process again? If your lands commission didn't do their due diligence you are blaming the high commission! I suppose you know how to read but you clearly lack comprehension skills |

If you read the first post, you would know that destroying the building on the land was not illegal. If you buy a land and secure the ownership right to the land, anything you find on it, you can demolish to make way for your project. Multiplier7: |

Because the property was illegally put up, the government will be blocked by a lot of court cases from spending tax payers money on a foreign mission property. The government will not be able to legally use Ghanaian money to build that building as promised. And it won't happen in an election year or after. mmars: |
Re: Why Nigeria High Commission Building In Ghana Was Demolished by Noisyrians: 1:51pm On Jun 26, 2020 |
don't mind the ediots. In Nigeria, there is what is called Certificate of Occupancy. That is a legitimate tile of land ownership in nigeria. to build a house legitimately in Nigeria, you need a valid certificate of occupancy and then permission to build. you call it a building permit. if you don't have these two documents, the authorities can demolish your property and take over your land. It happened in Abuja when one el Rufai demolished hundreds of buildings without valid certificate of occupancy and building certificates. these nigerians know these things very well. But because they are stvpid ![]() ![]() Just30: 3 Likes |

I still can't understand how a whole diplomatic mission will buy land in another country and not obtain certificate of ownership. even an illiterate trader will not do this. I mean, buying land is not like buying tomatoes or biscuit in the shop now. chai, naija people ![]() ![]() Just30: 3 Likes |

In short: The preliminary finding shows that the Lands Commission, a government agency responsible for land registry in Ghana, confirmed that the letter of August 7, 2000, granting allocation and right of entry to the Nigerian High Commission, “was genuine and, indeed, emanated from its Head Office.” So, Ghana's Lands Commission, responsible for land registry, admitted that it sold land to Nigeria ,essentially, (forget the obfuscating jargon). The High Commission of Nigeria further presented receipts of payments on the said land, made by Bankers Draft payable to the Executive Secretary of the Lands Commission. But the Land Title Certificate had not been issued to the Nigerian High Commission, the Committee has reported. Nigeria also sent the required documents and slips but Ghana's Land Commission incompetently and corruptibly did not issue Nigeria with deeds to the land, as it should. Nearly 20 years after the transaction, the Lands Commission wrote a letter informing the High Commission of Nigeria, that the original owner of the land, Osu Stool had requested the Lands Commission to grant a lease to a third party on the land in question. After nearly 20 years of Nigeria keeping quiet because Nigeria knows that she bought the land in good fate and has all the receipts to prove it. In addition, believing all the hype about Ghana being a responsible country, that the purchase would be honoured. In the end, Nigeria’s trust was betrayed for Ghana proceeded to sell the land to someone else. Ghana’s Land commission leased to Nigeria without giving Nigeria Deeds. One wonders if the new people to whom Ghana Land Commission leased the land were given Deeds ? The Lands Commission, therefore, advised the High Commission of Nigeria to provide relevant documents on ownership of the land, but Nigeria did not respond. Ghana’s Land Commission then had the effrontery to tell Nigeria that the land will be sold to someone else if Nigeria did not produce the Land Title that Ghana incompetently and corruptibly did not issue Nigeria in the first place. “Based on the silence of the High Commission of Nigeria, the Lands Commission went ahead and issued a Land Title Certificate covering the said parcel of land to a third party,” the committee report stated. Ignoring the fact that Nigeria was correctly seething and thinking, ‘what the Bleep are these people doing? ‘ this is supposedly graft free Ghana they wouldn’t dare sell the land that we bought from them and for wich we have evidence, and for which they, Ghana, wrongly did not issue Deeds. But Ghana did do the corrupt thing and double sold the land. |

At best, Nigeria’s only fault is in relying on National Government to National government diplomacy since Ghana’s land laws seem to be a confidence trick since the buck can be passed between Government land agency and villagers without either taking responsibly or being legally culpable. Why didn’t Ghana Land Commission issue the relevant Nigerian parties with Land Title after Nigeria had complied with the necessary procedures? https://scholarship.law.tamu.edu/cgi/viewcontent.cgi?article=1165&context=lawreview For me though, this is no surprise for the people are a slippery lot by nature and culture. |

I propose we give them 2 choices....either they rebuild the structure at Thier own cost, or we pull down their embassy here in Nigeria. What arrant nonsense!!!! |

Re: Why Nigeria High Commission Building In Ghana Was Demolished by Just30: 9:27pm On Jun 26, 2020 |
i dont know if it is the English that you are having problems with. 1. Lands commission does not sell land it only registers them after the buyer of the land goes to them with a valid contract between him and the landowner and pay for a title document, The process is not automatic. 2. The owner of the land(which is OSU) sold their land to a company in 2019 and the company after buying it went to lands commission and register the land. The land owner went to clear the land to for construction and the High Commission claim they own the land. They stop and went to lands commission and the lands commission request for the land title of the High Commission but they didnt respond. Since the private company had their land title, they moved to clearing the land. Litmus: |

because Nigeria did not go to do a title document for the land. Nigeria couldn't because the they didn't have a contract (sales document showing they bought the land from it owner and having the owner signature) Litmus: |

who told you that the Ghana government has apologised? Apologised for what? can your high commission produce a document proving they own that piece of land? do they have a permit to build any structure on that land? produce those two documents before you can talk. the land is not owned by the Ghana government so leave the government out of this. Did the Ghana government tell you to pay for land and not perfect the deed of ownership? this is disgraceful. Instead of blaming your diplomats for behaving like kids, you are here talking crap ![]() ![]() didn't el-Rufai do the same thing in Abuja, demolishing hundreds of houses without certification. you guys are damn fvcking hypocrites ![]() [s] jrtorrents:[/s] 2 Likes |
