Good morning great House. Please I have a question to ask. Is it true that POP ceiling something have little cracks as it dries? I saw few cracks on mine as they tend to dry up, I called the guy who did it and he said it's normal and he will come to fix it. He also said by the time the electrical guys finish their wiring, there will also be few cracks. Please how true are these? Regards |

Coiner: The engineer handling the building here in Benin gave the following quotes:
Pre-plaster plumbing: 180k Complete Electrical piping: N250k Plastering (range): 700k. His fees are high. I spent lesser (400k) plastering my 4 bedroom bungalow in Benin. This includes both supervisor fees and labour for the job. The guys who did the job were from Cotonou and I was very pleased with the outcome. If I have met them directly, I would have spent lesser than that. I can also help you with their contact if you won't mind. Even for my pop, my engineer told me it would cost me about about 1.4m. I met some Togolese guys, working in an hotel, after taking their leader to my site, he gave me an estimate of 800k with beautiful designs. |

@redgem. I reside in Benin. HS broker helped me with the woods. Though he promised 12 feet but what he supplied were between 8 to 10 feet. But the woods were of good quality. Talk to both your carpenter and Engineer. You can get 12 feet wood in Benin. |

But here’s what I shared awhile ago on similar case
Possible Causes: 1) Foundation "is the foundation done properly or better still if the right foundation type was used."
2) Ineffective bonding between the blocks and mortar
3) Plastering mix ratio
Remedy
Get a structural engineer to help you determine if the crack is a major or minor one. If the latter is the case, before plastering, he should re add mortar to those crack lines in other to create a better bond between the mortar and block wall
Then nail chicken nets to that area before plastering as shown in the attached picture

Thanks so much for your prompt response. This is really insightful. Thanks once again I appreciate. FEGEITOK: The first time I fought damp walls, I took down the old plaster from the floor to the midway point between the floor and the ceiling in all the rooms of the house. Then personally supervised a cement mix in the following formula
1 part cement to 3 parts stone dust to 2 parts sharp sand and 1 part plaster sand.
Five years later there is no evidence that the house was not properly built, the paint no longer pealed, and anyone workman who has worked on that part of the house said, the plasterwork is like concrete.
I also added a water proofing powder whose name I cannot remember since it is more than 5 years ago.
By the way this was internal not external walls.
I must admit the walls were not smooth. But screeding or another layer of plaster with a different mix can easily resolve that. I later screeded it to make them smooth. |
