How I wish you go with muyesky doors instead of those imported ones from Turkey, you will never regret it. I'm only talking from security aspect. Those are one of the finest and most secure doors I've ever seen in my entire life! And yes I've seen a lot of doors in Home deport, Reno deport, Ikea...etc.

Please kindly look into this. I believe it's only God that is security wise guarantee but heaven helps those who help themselves.

What do you plan on doing for your kitchens? As you know mine is for commercial purposes so kept it simple with Cheap Budget one worktop and one Cabinet for each kitchen and then standard 4 feet wardrobe for each room.
Some pics below


Landscaping currently costing 550 per sqm for molding and laying but I used granite not stonedust for molding. Final cost likely to be in the region of 550k to 650K. Hoping it's the former not the latter.

For painting I will definitely speak to Gbadebo. He has been very helpful to myself and a few others here who have used his services.

Tiling is the killer and to be honest not sure how one can cut corners on that. You need a good tiler and even the fake Chinese tiles cost an arm and a leg so be prepared to spend BIG on that





My Oga, I'm thinking of these kitchens set up o...the wahala is where one will get a competent & skills contractor! If its up to me, I may compromise but my I've promised my wife she will never regret staying in naija and the kitchen is my weapon to ensure that.Had I know, I would have shut up!

I was talking with my guys on here and I jokingly said after roof stage say na 10m kill the rest. Little did i know that I was fooling myself.



When you imagine having to tile everywhere with even cheap chinese stuff and you still spend over 3m on that then we no get choice.
I dread looking at my spreadsheet but lets say if its less than 20m I will be happy.

Finishing is a killer and I never even finish o. Interlocking happening now then paint go follow and you know that there is always one wahala or the other.

Whoever said property market in Nigeria is cheap needs to show me the book so i can learn where I went wrong shocked shocked

I used to fool myself and kept saying finishing stage can't cost more than N10m after all, I've spent almost 3 times of that already. Ol'boy, the thing tire me ooo. I have no choice but to compromise on the quality of the finishing stages, however it's hard to start with high taste and finish with too much compromises. I've decided to take it one day at a time and do the best I can.


About brabrus/N3xt/Bosun Shoyeye...his time is just at his front door. The evil he does to others, including myself, will soon catch up with him. He who does good, let him continue and he who does otherwise let him continue too.

[b]@Fastshipping.....The project started in January last year. Let's just say, I finished paying for carcass as at October last year due to several delays from him. I was paying in installment at the end of each completed stage but not long after the project started, I started paying him out of next installmental payment continuously. He told me the house will be completed in less than 6 months but obviously, thats history now. I paid last in december when Bosun Shoyoye a.k.a Brabus convinced me to pay for plastering and screeding since it could be going on concurrently. Till now, roofing hasn't been done. One story after another, he is so full of stories and excuses. I was in Nigeria last month and the house has lots of errors, which I don't want to start going into details now since he said has corrected some of them. But in all sincerity, i curse daily, the day I met him. Anyone that decides to consider him or give him a second chance like I have done and a few others have done, will one day write a similar story.

I will retire to a Spanish island or to south of France,with investments here in Ireland and USA,I've tried to do many things right in naija,but all was futile,bro diordave has good intentions but nig systems may exhaust it all e.g relatives,thieves,scammers,jealous neighbours and many more,then talk about gov policies where it's all made up as they go.

I have an uncle that did everything as diordave stated,this guy even had shipping line back in the 80s with so many estates,but today this guy is poorer than the poorest person here today.

So it's all well and good in theory but in reality it's a different kettle of fish.

Own two or three houses here or even a B&B and you will retire like a king.

Visit niaja every now and then if you wish,God please forgive me for not going back to live in naija,I've invested so much in nig,that each time I think about it am full of regrets.

Am opening a thread for a project am in involved in over here,watch out for it.#comingsoon.

I'm beginning think that most people that don't want to retire in Naija are probably the richest person in their family. What if you're the poorest or least wealthy? Do you know how frustrating it is when you spent decades in America and yet those that never traveled out of the county are making it big time that you can't even measured to half of their standards?

I don't think we should be judged by wealth or material things but the way I read comments talking down on Nigeria just makes me think if they actually travels down to naija as see how people progresses regardless of the hardship? I have two sisters (both single mothers), one of them pays N1.7m for one of her daughter school fees yearly while the other one pays N.6m / semester for hers. Do they have two heads?

The very day you wake up and ask yourself what the government can do for you in naija is the beginning of failure!

We're no better than the 180 millions people that lives there. We're just looking for excuses to continue to build white man country. What if everyone on this forum come together and make some positives impacts like other immigrants does to their respective home country? Forget the failure government for once and think about how you can change people lives one day at a time, start with your family and loves ones first. You can either do this or invests your money in abroad to continue make it grater!

Whatever you do, I will respect your choice. Just don't tell me we can never make naija better together.


Nigeria is good enough to visit but not to live is like saying "the girl is very good in bed, but i can't marry her"! why go to bed with her in the first place?

The question Qc1 posed is really pertinent and relevant. In fact it's not all about Qc1 alone, the question is for all of us in the diaspora: How do we retire constructively back home. Lets use Qc1 as an insight; if Qc1 doesn't have anything at all, he's got assets of near 30 million going by information here on Nairaland. Now this same guy wants to go back home and we are all on edge; please think well is the mantra. So a diaspora with assets running into N30 million cannot retire back home safely, is that what we are saying? YES! that's the verdict. But is the verdict or fear unfounded?.........No the fear is not unfounded. It's real. The truth is, Qc1 representing almost all of us in the diaspora is a victim of this same folly: investing too much and invariably tying too much saved up capital in non wealth creating asset like retirement homes. Speaking hard core economics, if you are a normal, hard working 9 - 5 office worker or even shift worker with a "normal" pay and the usual bills, spending an average of N27 million on a retirement home is way too much. It does not make any economic sense. How?

So how can we retire back home effectively? To answer this question we need to deconstruct the retirement plans available to us in the diaspora in North America and in Western Europe. In this deconstruction, we will use Hajji M as representing the diaspora in the USA, Qc1 representing Canada and my humble self representing Western Europe.

In the USA, unless you work in Federal or local government, there is no effective life long retirement plan as we know pension in Nigeria. In the US you have what is the 401k plan and if pursued to fruition has a semblance of a pension. The 401k plan in summary is a retirement pot you pay/contribute into and the government matches your contribution. So if you pay in $100 a month, the government matches that but it is highly flexible which means you may withdraw money at any time but with serious tax implications. There are also other companies that may give you stock options; this means your future is tied to the well-being of the company. If the company stock grows, the stocks allocated to you grows and your pension is secured. But if the company stock goes down..............This means that if you are a diaspora in the US who is not into government job, no stock option and no 401K plan, it is safe to say if you retire back home, there is no pension for you. Same if you've been self-employed. Please note this salient point as we will come back to it. I think Canada is about the same but slightly better. Qc1 fill us in.

Western Europe is radically different from America. In countries like Germany, France, Holland, United Kingdom, it is a legal requirement that all MUST retire with a state basic pension. This means you cannot work in any of these countries without a basic pension for life for you or your spouse after you have gone. No matter how small. The debate in Europe is how generous should the state pension be which is a stark contrast with America where it is a clear and present danger that you may go into your twilight years without a pension cover. Lets use my work history to gain insight into the retirement dynamics of Western Europe. I have worked considerably in Germany and built up a half decent "Rente" pension contributions in Germany but I'm now with a University in London. On my current employment with the University I am fortunate to belong to the Final Salary Scheme. This means if I retire with the University I will get a pension close to my final salary. So if for example I am on £45k a year and retire with this salary, I will get same or something close as pension for life and if I'm gone, my spouse/kids. In addition, I will also get hopefully the state pension in the UK and Germany. This means if a diaspora in Western Europe which I to a large extent represent will get a pension "kpata kpata" about £700 a month or more. Though some will get considerably less. £700 at current exchange rate is N350k a month back home. Please note this salient point again as we will come back to it.If Qc1 is in this scenario, with already completed decent retirement home with N350k coming in monthly; go home in peace or is there more?

Now lets bring all these together. For the purpose of this deconstruction, we will rule out other possibilities like income from any mortgage that is fully paid or any properties in Nigeria. All we've got is our honest hard work over the years and our wish to now retire back home. So if Hajj M and Qc1 want to go back home there are four possibilities: they have state pension or stock option, or 401k to be liquidated or NOTHING! Now with this scenario, especially the NOTHING scenario, to invest N30 million of life savings into a non wealth creating retirement home and be left with a further nothing as nothing will come in as pension monthly, is way too much. To put this in a clearer perspective, N30 million at N350 exchange rate before Buhari policy is £85,000. This is a lot to pour ALL into a non wealth yielding retirement brick and mortar. When one retires, one downsizes not expand as we do as diaspora as one has possibly 30 years more to live if God pleases our lives to spare. One needs liquid cash to see the rest of the retirement years through. It is criminal to depend on the children for pension. If Qc1 is in this scenario with nothing coming in securely monthly, a retirement home may not help.

So the question remains............how should the diaspora retire effectively back home?

The truth is, to all intent and purposes a N5 million Bungalow will do the job as a N30 million duplex. That's the inconvenient truth. How? Pour N5 million into brick and mortar and use the remaining N25 million as liquid capital to create wealth back home.

This is all wrong. There should never be anything urgent about a move to 9ja.

Unless you are taking up a lucrative employment in 9ja with excellent perks, you need to arrange accommodation and a regular source of income.

My initial thoughts along this lines was in 2007 and it took until 2015 to bring it to fruition.

In the last year I finally managed to survive entirely on my 9ja income save for my foreign trips abroad.

You pay for everything. School fees, car runing, fuel for gen and others, house keeping, feeding, extended family etc.

Going to 9ja is not the issue. The question is have you managed your expectations, how realistic and prepared are you.

Here's the reason I ask. Nigeria is a society with dynamics like you've not experienced in recent times. A good many wise men here have adviced that it is prudent to look well before you leap. A plan B and C must also be in the offing.

Buddy of mine in the same canada made the mistake of relocating at the wrong time. He is no longer with us. Guess who sent him to the land of no return?, his own family. Why you ask?, because he took interest in the rent on his property hirtherto enjoyed by these folks.

You see my brother, Nigeria is a difficult terrain populated by unconscionable and morally repugnant people.

As it stands, the economy is very bad. Unless you have saved or made good money, and have a foolproof business plan, please think it over.

You can also phase your move to Nigeria. 3 months in 3 months out until you've worked out exactly what it is you will do in Nigeria on a permanent basis.

It's good to want that reunion with mrs Qc1. What responsible man wouldn't?. But, if prospects and pocket dry, my broda, na there pesin go know say dem no dey chop love.

I can actually request for leave of absence for up to a year. I decided not to go that route because If I quit/retired, I will have access to some packages, in in turn is my primary target. I will enable me to reestablish myself in naija without no wahala. To be honest, the most important thing in the world to me is to reunite with Mrs Qc1, I don't if we have live in Afghanistan.

I'm sooooooooooo tired of abroad man! I really don't know how to explain it. I thought about some Nigeria communities outside naija as an option. eg, Houston, London, Toronto, Brooklyn(Corney island) NY etc... I really don't mind to live there for a while if I don't pay to pay too much for rent/ montage. But then again, I don't feel like starting all over again.

It's just so frustrating that you can't return to enjoy your country of birth. Really....it's a shame!

Do not take hash decision. Regardless of how much money you might have saved in Nigeria, you still need to plan it. I onow you are not retiring because you said quit notice which means you are resigning from your job with not future benefits. Why not consider relocation within Canada asI know that is easy to do.
Please think of the future impact on your family.
I am not saying Nigeria is a place not to live as eventually we all prayed of moving home one day, but it needs serious planning.
