I feel very proud.

Carpenter wants N2,000 per 1x12 wood. I needed 18.

Went down to "Iso Pako" at New Garage and got it for N1,500.

Saved N9,000 (about 36 bottles of Star).

Of course this is chump change but goes to show new entrants ways you can extend your budget when you buy your materials.

I really appreciate your comment,this is one issue that really bothers must people living abroad but thé fact remains that the reason why must of us come here(abroad) is too better our lives and do something back home in order to have something to Fall back on when we get to that âge when there wont be energy to hustle again.
From expérience and from what i have seen in America is that a lot of people are stuck here because they cant go home again , not that they dont have thé papers to travel but they dont have anything to Fall back on when they go home.A lot have lived in America for 30-40 yrs and when sickness come knocking on there door or they retire and still have mort gage to pay , frustration will set in and they become sick and cant go home cos they have nothing at home.

That's just the fact !!!

Buying directly from the factory will be more expensive than buying from the open market where there distributors sell. This is because the companies will not want to deal directly with every small buyer like me and you. They will like to sell to bigger distributors who will sell to us.

They do the price hike for direct buyers who are not registered distributors to protect their distributors and ensure adequate tracking. I was in Innoson factory and they refused to sell to me directly, I was also trying to buy wires from Cutix cables factory but they referred me to their approved distributors. In this two cases, they agreed to sell to me, at a cost higher than what the distributor was selling. In this two cases they gave me the address of their distributors and advice me to buy from them.

When I asked them the conditions that will make me a distributor, they specified the amount I will pay into the company, and the frequency of my repeat purchase in a year. I was supposed to fill a form and apply to become a distributor. That is when they will sell to me cheaper.


I guess this explain why I paid a lot for my roofing. I bought the Metcoppo directly from Tower factory at Oba Akran in Ikeja lagos shocked shocked shocked

This xchange rate fluctuation is killing everything... Imagine, I paid N453k for Nigerchin on April 8, 2016 for 7Bedrooms duplex with two large Livingrooms and big Guard House wiring; I can't even imagine how much that will be now... You are even paying more than that for 4 bedrooms bungalow. I hope your fence is included because mine was not included and I am regretting it now. God save us o.

I have been a victim of stealing of wires at my site with most recent being last month. Wires were pulled out of the wall on a weekend. I was so angry because this could have been prevented if the gate and little space in the fence were not left opened for months. Complete cabling for 11 AC Units were pulled out of the wall. Wires/cables are not cheap at the moment. I had to cough out 550,000 Naira to buy some wires and store in a safe place till we start the wiring again.

In another news, I had to get police involved on one hopeless lying nairaland window fabricator. I paid this nairalander 70% of 1.9 million Naira to make EBM windows for me since first week of November and promised to deliver by Novemeber 27 or so. Since then, this man took 1.2 Million Naira deposit and has been dribbling us since November. I got police involved and they harassed him and asked him to sign undertaken to deliver within two weeks. In fact, they sent me video of the nairalander while he was in police gulag. grin grin

This house could have been completed if this nairalander had respected the agreement to deliver my windows by end of November. Now we put everything on hold because we cannot continue to work without windows.


Police are your friends. If anybody defrauds you, report to the police and they act if you have a case.

If I may, I will recommend a nairalander, muyeski for doors and windows. He's a complete gentle man with grate skills and technical customer/clients rep service too. I've posted his work on this thread before. I will go with this guy qualities any day anytime compared to those Turkey imported doors/windows.

During summer 2015 when I was doing the plastering, my electrician charged me amazing price for wiring the whole house that I couldn't even believe that wires were that cheap. However he didn't do any AC wiring because he insisted to wait for the tiling so that the can lay those wires on the floors(before tiling). Like you, I have 11 units too. My concerns now is what you just said, you paid N550k for those wires. My guy wanted just N80k for the same thing just 1.5 years ago. How can one be happy with this kind of price hike? angry

Oga Spyder you are very good. As you know not long ago I plastered my .kobo-kobo project
It is a 7 bedrooms duplex but not with spacious bedrooms, but with two large livingrooms,
security house and a generator house. So with OP project it should be about same size.
With my normal bricklayer after haggling, I paid labor for 550k plus bonus and materials is about 700k.
The plastering is for both interiors and exteriors. I don't have all the materials details handy.
The decks were not plastered because we used POP. Thanks.

Some other contractor/bricklayer wanted N850k for labor only... but I ran.

Note: This was before the latest cement increase. So factor that into the new cost.

Last question... I think you should always roof before you proceed to anything else like plastering, plumbing or electrical pipings.

I spent about N1.2m when cement was about N2,100/bag. No sooner I finished the plastering the price went back to N1,450/bag. I almost wanted to sue Dangote for refund kia kia!

What you said is the truth, however this happened in Ghana and not in Nigeria.

This was the reason why I moved on with my life. It could have been worse. We need to thank God for everything we take for granted in life. You won't believe my mansion now if you see it now. I can sell it for N200m if I wanted to.

When I see the way people derailed this thread intentionally for whatever selfish reasons best known to them, I just look up the the heaven and thank God even more.

With all the Cool Runnings jokes ready to go, Seun Adigun, Ngozi Onwumere, and Akuoma Omeoga are determined to make history by qualifying for the Pyeongchang 2018 Games.

Adigun is the person leading the charge.

The dual Nigerian-American citizen, born in Chicago to Nigerian parents, competed for Nigeria at the 2012 London Olympics in the 100-metre hurdles.

Adigun was on CBC's As it Happens on Friday and made it clear the level of dedication the team has.

They even went so far as to build a sled — named the Mayflower — at home out of wood they picked up at the local hardware store so they could train when they wanted to.

That doesn't mean their journey will be without some laughs. How else do you make history and destroy stereotypes?

[b]I would like to believe that most of us here reside in USA/Canada/UK/Europe. While others are either those that come here to do business with us by enlighten us on how/where/what/when on most subjects relating to properties/materials/contractions. Yet, there are others that come here to learn something new through posts of exchanging ideas between the two groups and more importantly they do contributes too because they live in naija and they know the current price of building materials too. By doing this, we all appreciate each other and it’s a win-win thread for all of us.

To my diaspora brothers and sisters, I know how much time and energy it takes to go out there and get the “9 to 5” thing out of 24/7, especially this time of the year when it’s freezing like Antarctica. No doubt the hustle is real, painful and long thus, nobody wants to let their “papers” down the drain. I get that!

What I don’t get though, is why we made this forum our second home, after a long painful day at work, only to come here to misbehaves. Y’all c’mon menh! …don’t be telling me y’all ain’t gotta berra thang to do? We’ve fished out the maggots on here already, moreover, by now we all know who is who? Thirdly, I’m sure we will not hesitate to stop future fraud on here before it even commenced. We really should clap for ourselves and move on! Why? The fraudster amongst us is apprehended and now facing the music. Why can’t we just go back to do what we used enjoy? The same thing that brought all of us here! We represent the civilized amongst us buy yet acting uncivilized! Let’s sheath our swords already and move on! Trust me, I should know. I’ve lost a lot by conducting a business with someone I met here. But to God be the Glory, moving on have pushed me to higher level in life.

Let’s stop this behavior already. We are men. If I want to read about boys dissing one another, I will go to the front page. Most of us here are grown-ups, more importantly; the leaners come here to learn. Let’s keep it that way.

To my engineers/builders here, you need to do more by quickly identify the bad eggs here before a business is transacted. If things continue to go like this trust me, it will affect your family directly or indirectly because even though we hustle abroad, yours begins here. You don’t sh!t in where you eat! Now please, don’t get me wrong, we know the good ones among you, but you need to do more to protect your business here. Please protect our investments too. We thank you for your enlightenments on building talks.

To others, we are sorry! We will stop these bad behaviors ASAP and get back to why we are here again.

You need to post some pics of the current state and also some brief explanation on what you had to do to correct it and maybe the person that did the correction if the person is a builder on Nairaland. That way, we can all learn in case we have such issues in the future.

I think this was the point that Lastpage (Wife + Husband included ) and others grin was missing, me/others coming here to expose Bosun does not mean that without his refund or whatever i/we will not make progress if lastpage see's my house now i am sure he will faint shocked, never in his dream would he have thought I could pull that off. I find that on this forum, in the last 2/3 years, only a very few select people can openly criticize Bosun Shoyoye at the height of his deception, now that hopefully he's about to be caged, we now have people opening thier mouth, whilst clients (myself included) highly regrets giving Bosun a chance, in view of the circumstances the so called Builder ought to shoulder majority of the responsibility, so clients should be blamed for builder stealing materials, providing fake documents despite giving assurances, not paying workers despite collecting money from the client, not following standard building practices, deliberately making mistakes to show the client and extract undue profit ?. Common guys, give me a damn break !!. Does Spyder have 2 heads, 4 legs, 2 stomachs, 10 brains ??

Spyder, Still have a great deal of respect for you. This guy builds houses for people in diaspora and he may not have seen them before, he just delivers as agreed.
