Someone recommended this book on this thread some years ago and working closely with the knowledge I gained from this book and my personal experience on the nigeria stock market over the years have actually helped me to understand how our local stock market works. I am still learning though.

When sourcing for information on any stock on the nigeria stock market, I use investing.com, proshare, easykobo, nairametrics, nigeria stock market website etc.
Seem u're investing in foreign stocks ( sundial towers)... those websites deal majorly on our local stock market except investing.com

I will advice you to properly digest the information from that book I recommended. All the best!

Could you please provide the link of the source where you downloaded this book. The source I saw does not look safe to me.

No problem in reconciliation.
After the reconstruction, the total units of your shares will be divided by 4. The cost per unit of the new share to you based on the N0.88 that you bought will now be N3.52 per share that is now having N2 as nominal value instead of former 50kobo.

The opening market price of each new share on the day that the suspension is to be lifted based on yesterday’s closing price of N0.83 will be N3.32 per new share. Thereafter, market forces will determine its trading price going forward.

And Mr. Market can wreck havoc. Remember the nightmare of Unity Bank's reconstruction? The price still dropped back to the original N0.50! So you end up with fewer shares at the same price.

Ive not check any of the other pages.

By the div to be paid in page 3, the div should go up from N0.40 in 2020 to N1.23 in 2021. So yes you are right. Discounting for the bonus issue could bring it to N1.0. Anyway a div of N1.0 is good for me at the moment since I am kind of trapped here.

You may be right. But not sure it will reach N1.00 since they did a bonus issue increasing the shares on issue.

Zenith, GTB are good for dividend, Others somewhat, except Transcorp. Transcorp has been paying of recent 1kobo to 3kobo dividend. People buy it mainly for it's occasional 20% to 30% price surges.

These Transcorp bids today na wa ooo. Over 123m bid. One single bid of 25m @0.81, almost 10% below today's opening price. I wonder how that bidder thinks they will get it. One must have a lot of money to lock up in a bid like that.

BTW, what's driving Honeywell may purely not be based on fundamentals but something outside it.
Oba is facing different debt challenges, he may want to use what he has to get himself out of the debtors nets........and Honeywell coy readily comes to mind.
The rush for Honeywell was/is aggressive, so insiders may know what we don't know yet.

It will be a huge shock if this debt issue were to end with an AMCON take over. I noticed that it is only the company screaming that their debt is performing. The banks are not saying it, while CBN was giving deadlines for payment.

Currently building a house for someone and personally as a supervisor on this site, I don't envisage this things you mention. I have told the client not to cut cost on somethings and very standardized rugged material/architecture was put to thought in the building(because I'm trying to avoid some of the things mentioned in real estate). We have about 5k+ litres of water (infact we pump water like once-twice in a week). Also a house keeper and a flat utility fee. Metering in ikeja has been quite challenging. The electrical connection was over standard with original breakers and Generator portgrin cheesy. People say we have done too much even NEPA officials cheesy. We had a future outlook to ensure the facility will have a future minimal maintenance cost.
Maybe time will reveal more challenges and it will be an opportunity to learn. I'm looking forward to the challenges for a next building I will begin soonest.

The only thing you may likely gain in having a tenement building is tying your money down for a long time and selling the building twice the money you spent building it after about 10 years. Beside that, be prepared to start receiving news of the well/borehole is not working, overhead tank is leaking, roof is leaking, tenants fighting each other, shower or toilet seat is no longer good, the gate needs to be repaired, thieves came into the house and they want you to raise the fence etc, all of these from the meagre amounts they are paying you.

Let me use one of the house I built for tenants as an example. The house is a block of 4 units of 3 bedroom flat. it was built in Ibadan in 2014 for around N32m (land inclusive). The annual rent is 350k for each flat; making N1.4 annually. But sincerely speaking, there is no year that you will get that N1.4m as a whole. Some tenants will not pay giving you stories, of which some are actually true. Infact, I have to engage the service of an agent (with 5% fee) to avoid all these head aches.

I would sell the house next year and put the money on a dividend paying stock from which I can benefit either from capital appreciation or dividend. However, this is not to say that building for tenancy is not good at all. There are some instances where you build on nice location where rents is juicy and high.
For the tenants that will want to owe cheesy grin, we also have consideration that will be revealed. An estate management company does that

BWT, I wonder how many remember the NSE crush after 2008 following the global economic crisis. Unfortunately the crash followed a boom in the NSE during which many novices jumped into the market on hearing record gains by investors. I recall stories of people who lost their houses after selling them to invest in the market. Many vowed never to come back to the market again. I just thought we should recall this history of the market in our discussions here.

The market is somehow static, just merry-go-rounding and still on same spot.

Think we should be expecting some Q2 reports before August ending.
Let's see if interim dividends can lift the market small.

CBN is also not helping matters. Don't know why they are holding the banks' H1 results, which will contain interim dividend declarations. Stanbic had to give an apology for an anticipated delay.

I am an income investor, therefore my investments must starting generating cash flow almost immediately or within 6 months.

Do real estates in bits or phases, do what you can complete within 4 months and the investment will start generating income.

My opinion though

If you are an income investor who needs to diversify into real estate, you can try REIT.

With REIT you are sure of cash flow from luxury apartments, event centers, Malls, Hostels, Office complexes, Warehouses etc

15% of my portfolio is in REIT, 70% in other equities, 10% in bonds and fixed income, 5% in cash and Money Market Fund investments

What do you suggest I do with the building I am on now? It requires about 60m to complete, thanks to recent inflation in building materials, which I am planning to spread over 5yrs.

Don't have direct dealings with the tenants, let a third party do that. Preferably a competent property lawyer or property management firm. They should do the screening of the tenants.



Abj. Thanks for the advice. But one of the people advising me against tenements said the problem is that tenancy laws are designed against landlords, and even the rent agents are helpless at times.

How much is the annual rent for a bedroom apartment worth in Gbagada, so that we can balance the two and know which one to choose?

I actually have problem with real estate. Some of these has to do with tenants not paying their rent when due, and when you take legal action to eject them, the court will give them 6 months to leave the house. This means that the landlord will not collect anything for that 6 months. In addition, whenever there is any renovation/repairs in the house, no matter how small it is, the tenants will still want you the landlord to take from the house rent they are paying to effect the repairs.

A tenant left my house December last year and the agent told me that the damage done to the house by the tenant is too much to be neglected and that the house need outright renovation. To cut the short story long, I spent more than 2 years house rent for the same house to do the renovation. In fact, I am thinking of putting the house for sale by next year. If the money was used to buy Zenith shares, I would have been collecting my dividend yearly with peace of mind.

This is scaring me. I have a tenement building that I am struggling to complete, and every body is warning me of the problems with tenents.

You have made very good and valid points. I believe in my post I said that the proportion of investors hold for dividend is DECREASING, not is SMALL.

If you want an indication of the rapid increase in traders who do rapid trading just look at the rapid growth of Morgan Securities. They came almost from nowhere and now occasionally top the monthly list of Broker performance in terms of VOLUME of trades, as published by the NGX.

Now I am sure some may ask for a breakdown of Morgan's clients. I don't have it. But one may take a hint by observing that while they top the Volume list they don't top the Value list.

Most of the so called blue chip, or defensive, stocks are cyclical anyway, not growth stocks. So it shouldn't bother an investor who holds for dividend if there are short term price fluctuations since in the long term their average prices are almost constant, unless there are major externally induced changes. It shouldn't bother a retiree, or pension fund if the price of Nestle, for example, fluctuates between N660 and N1600 in between dividend payouts, so long as when they are cashing out they target the time of the year with the highest prices. On the other hand short term traders feed on those short term fluctuations.

No one underestimates the importance of dividend payments in the markets. Those who trade and do not hold for dividend in no way affect the ability of companies to pay dividend. The two coexist in all markets. It may however be detrimental if regulations are put in place to favor one over the other. Those who do rapid trading currently include both individual investors and some larger fund managers who cater for investors willing to take bigger risks. If you encourage their participation they may bring in a lot of funds to the market, and tailor more innovative trading.

Whether we like it or not younger and more active population is getting involved in the market, and they are favored by rapid advancement in technology. And it will pay us all to accommodate them.

Or are MADE not to be volatile with the forced requirement for at least one 100,000 unit transaction before price can change. May be the use of the word "volatile" is not appropriate here. But you know what I mean. It doesn't help market dynamism for the prices of so many dominant stocks to stay stagnant and fixed for weeks and months. I know that the minimum single trade volume requirement started from the market collapse of 2008; and the need to protect investors from incurring large losses. But times and nature of market participants have changed. Computer technology has led to easier and rapid online trading, attracting younger participants to the market who trade and do not hold positions forever. The proportion of participants who hold stocks for dividend at retirement is decreasing. It is therefore necessary to reexamine some of these regulations and make the market more modern and dynamic.

Yet to see a Stockbroker or Investor who committed suicide based on the performance of his portfolio on NSE compared to some markets where you can gain 200% and lose 95% in a day

At least they should allow more volatility in the so called defensive stocks by reducing the requirement for 100,000 units per trade for price to change. This requirement is making the market dull and limited for traders. This is why traders crowd the much riskier penny stocks.
