Absolutely. It's a free for all hodgepodge. The entire housing and economy is informal. It will take a lot of work to formalize this. Normal people should not erect houses. It should be left to gov, housing companies, insurances and pension funds to do that. That way they can build housing estates with all the amenities - at such economies of scale - it cheaper than individual building their thing. Some part of Nairobi metro has gone Ghana way - but hopefully it can be fixed soon. For Ghana to fix this - they need to formalize their economy - starting with housing. They need to start building housing estates with 2,000 units - build 100 such - and you can transform accra. But first they have to do what Kigali did - basically forcefully acquire land from people - demolish the mess - and then rebuild proper estates. If they seize Chinese gold - and give it official to china - China can deliver 10,000 units housing estates - selling it cheaply to Ghanians - way cheaper than build your own shack. Not true. Even during 2020 covid-19 - we managed to grow our export by 500M dollars from 595 to 640B kshs...that is almost 6.5B dollars - zero minerals. Ghana dropped 1B dollars..and out 14.5B dollars...only cocoa (unprocessed beans) of about 2B dollars is non-minerals...exporting raw materials to rest of the world - with zero value add.
