Land is measured in Hectares,Acres,Metres and Feet in Nigeria. These measurements differs.
A standard plot can be described as a marked out piece of land used for building and framing. The size of a plot differs, we have 100 x50feet, 100 x 100ft and 120 x 60feet.
An Hectare is a metric unit which prospective buyers and even estate developers tends to get and its measurements is 100m x 100m(328ft x 328 ft)
An acre is a unit of measurement for land sellers which gives 4,046sqm or 43,560sqft.
There are many hidden secrets when purchasing a land, i will talk about them.
They are as listed below:

1.The Land Location
The land location has a long way to play in helping you to plan. It will also help the buyer to have a cost in mind and this will also determine the minimum size or lot needed for the building. The choice of location will determine what is important to the buyer depending on his status. A land buyer will want to get the best value for his money and also the best return on investment. You also have to consider the potential growth in investment in that area.
Developed lands are properties that have basic amenities like roads and buildings close to them while underdeveloped lands are properties that do not have these amenities. Note that the cost of developing an underdeveloped property is higher than the cost of the former. Your priorities and budget determines your land type.
Choose your land location wisely.

2.Make Proper Research
Land purchase in a hurry must be avoided. Land visits and investigation must be done before investing your hard earned money.

a. Who is the owner of the land?
b. Who is selling the land?
c. Whose name appears in the documents? Is the current or previous owner?
d. What are the current liabilities on the land?

"Search" is a process where you verify from the state government if the land in question is within government acquired land or not or whether there are any pending litigation or other issues on the property.

3. Make Payment and Get the Right Documents

b. The Contract of Sales
c. The building plan if available
d. Originals of other relevant documents in possesion of the previous owner.

4. Get your Certificate of Occupancy(c of o)
Land is cheaper in rural areas compared to urban areas and appreciates overtime. Whenever you buy land from the original landowners you can later apply for a c of o from the state government to make it official and later get a Governor's consent for it which is the best.

5. Get a Land within Your Budget
After carrying out all the necessary investigations propespective land buyers should have adequate money to pay cash for the land, because loans are not easy to get and may multiply the things in the process of land purchase.
Even if the land owner will take installmental payment the land will be more expensive and may consume time and energy, why not save reasonable amount and get your own land.

6. Costs of Building
When the type of land to be purchased has been known, and all necessary investigations done, next you have to consider the cost of developing it because the ability to determine the amount needed to develop the land will determine if you will invest in it or not.
It is advisable to buy a piece of land that you can develop rather than investing in one which you may find difficult to
build on.

I am yet to see any economy in the world that would loose $20bn and its currency would not depreciate. There is so much delay in the West returning the loot kept with them because of its impact on their economy. Naira depreciated because of the looting. So also the unemployment increase. The jobs we seek have been created in other countries for their citizens using our money.

You made what I think is a very fine point and that is why I am quoting you to know what you think of my own idea.
That Tyres could act as part of shock absorbers when inflated to desirable pressures is something that had never occurred to me yet so true.
My take on this topic is that I feel it's better to follow the car manufacturer's exact recommended tyres and inflate slightly below that recommendation cos we are practically in a much warmer region than where those recommendations where made.
I have never come across a car on which the recommendation is as low as 30psi!!!. First time I heard or read about it I was surprised and the lady that mentioned it was complaining that her tyres looked quite under inflated and dragged on the road. I just asked her to check the recommended pressure for the tyre she bought and it was way higher than 30 so I advised she should go by the tyres own capacity and inflate below that. That ended her problems.
The recommended tyre pressure for my present car is 60psi but I use 45 and it works for me.
Pls what kind of cars usually have such very low recommended pressures. I would really like to know.

Toyota Corolla (2006) has a recommended tyre pressure of 30psi.

So it seems FBN lost out in the 91 days bid as my funds was returned yesterday. My 182 days NTB scaled through though but I wasn't impressed with the rate I got. I guess I may have to call it quit on NTB with FBN if I'm not allowed to throw in my own bid myself.

I lost my dad some time ago, he died testate (had a valid Will). In his Will, he stated his property and his bank account. In the process of getting the Grant of Probate from the probate court to get access his money in the bank as stated in his Will, We were made to understand that an Estate or Inheritance Tax of Ten percent (10%) of the value of his properties and bank accounts will have to be paid to the Government as Tax before we can get the Probate letter to access to his money he left for us in the bank.

Let look as this, say my dad have a building in Ikoyi worth N50million and N500k in his bank account, say in First bank. For us, the executors to have access to dad’s N500k he left in the bank for us as stated in his Will, are we now supposed to pay as Tax N5.05million? (10% of the worth of his house and money in First bank)?

Any lawyer or anybody that has a better explanation to this scenario or had similar experiences should please explain to me because this does not make any sense to me at all.

Several things can happen to the money in your savings account when you die and they are listed below:
1. It will be claimed by your beneficiary through probate if you die without a will or inte state,
2. It will be distributed to your beneficiar(y/ies) if you left a will behind and it is executed by your appointed administrator,
3. It will stay in your account for ever until the government asks for it (Banks renders a report of dormant account to CBN monthly).

Now, if you choose to be secretive about your financial affairs, I will advice you to keep an evidence of your bank accounts relationship amongst your educational/important credentials so that your relatives/ beneficiary will see them upon your demise.

But I always advise people to toe the line of having a will as soon as possible (preferably, once you get married). This will can be updated say once in 5 years until one is no more. Its cheaper and reduces the confusion thats sets in with case 1 above. In that case, you would have properly appointed a lawyer or notary to share/execute your properties accordingly you are no longer there. Also, the tax you pay to the government in this case is smaller than case 1 above.

if you chose to follow the path of no will as in case 1, then you leave the funds in your account to the mercy of the strongest/most knowledgeable person in your family and most times, these individuals are the most wicked. The procedure to follow in such cases are outlined below:
A. Go to a government registered hospital and obtain a valid death certificate in respect of the individual. The court will normally ask for the Nigerian population commission type of certificate.

B. Take the certificate to any court premises and ask for the probate office or registry.

C. Submit the certificate there and pay the necessary fees and apply for administration for the deceased estate/properties. The probate will then give you a letter of confirmation for the estate.

D. Take the letter to all the banks you suspect or is aware the deceased had an account including financial houses/stockbrokers. They will oblige you with the deceased financial standing with them as of that date. This process normally takes about a week or two as the finance houses will confirm the authenticity of your confirmation letter from the court.

E. Return the confirmations from the banks to the probate registry. They will add up the deceased financial balances as of the date of your enquiry and apply the necessary charges to the total of it. It is worthy to note that part of the charge will be a mandatory 10% of total balance to be given to the federal government. You will then be asked to go make in payment in bank.

F. After making the payment, take the teller back to the registry and the paper work will be concluded for you to be the administrator/official sharer of the person's estate of properties. You will be given an official letter of administration.

With this letter of administration, go back to all the banks and brokers. You will either be given a draft for the balances or asked to open an estate account with you as the signatory (the choice is yours)

Finally, if you are too secretive and didnt leave any record of your financial relationships, your money will be holed up in ur account, which will definitely go dormant after sometime and will add up to the statistics of existing dormant accounts disturbing CBN.

My NTB for 182 and 364 days didn't fly with First bank, and I went with their bank rate as usual. They just refunded my money angry

I'm left now with Stanbic, I bidded myself (17% for 182 days and 18% for 364 days) but yet to be debited.

You go for interview and they make you wait for like 5-6hours. Very wicked set of people.

The waiting game sometimes is actually part of the interview process. I've once gone for an interview that was slated for 9am but they let us wait till 7pm before it commenced. By then many have already left because they were impatient or thought it will not hold again. We that waited did the interview and many of us got the job. It was later we knew that it was part of the interview process even though it was quite tiring and frustrating, I had to play their game, na me dey look for job grin

That's a misinformation bro, distilled water has been distilled by boiling and condensed to remove most of the impurities including dissolved metals and minerals. The bottle water like Eva still contains these dissolved minerals, that why it's not encouraged to used in wet cells or car cooling system (to mix the coolant)

Please I want people to help me out here. I proposed to my girlfriend of 8 months last 2 week ago and we agreed to visit her home last Sunday. I have always dropped her off around the place but I have never entered the house because I wasn't yet ready to meet the parent because we were just dating then and I wasn't yet sure that she was the one for me. Meanwhile all these while, My girl was only referring to her mum so I subconsciously concluded that the father is late. So last Sunday, I got to their house at Agege pen Cinema and what I saw was very sad. I saw a man looking so haggard in the sitting room and I greeted him, He answered in a very low tone and welcomed me. My girls mum soon came out to the sitting room and also greeted me. We exchanged pleasantries before my girl came out to join us in the discuss. At a point my girls mum brought out money and asked the haggard man to go and buy fuel to power the generator for me so that Heat will not disturb me.

We discussed at length after the man left. To cut the long story short, After the meeting we fixed another date for the second meeting that I was supposed to attend with a family member. When I was about leaving, I gave them some money and some to the man and he fell on his knees thanking me as if he has never owned N1000 in his entire life. When my girl was seeing me off, I asked her who the man was and lo and behold, it was her father. I couldn't believe my ears. it was like a rude joke. it was unbelievable. She must has sensed my confusion before she started telling me stories of how the man maltreated her mum when he had money, how he married another wife who squandered all his money and left them in penury. She said he used to beat her mum and all sorts which I cannot write here.

Since that Sunday till now, I've had no peace of mind, I've been thinking and imagining how a right thinking woman and her daughter can comfortably relegate the man of the house to a mere houseboy. That Sunday, the man was wearing a torn knicker and a white singlet that I won't even use to clean my car. Even my wife to be hushed him down when he came back and wanted to keep the fuel change to himself. Something is wrong somewhere, a woman who could treat her husband like this no matter what he did in the past is scary. I have not even picked her calls since that Sunday evening. I am scared and I don't know what to do next.

I hope this doesn't get lost in the myriad of responses and the OP sees this.

What is classically done in our climes is to have one hole partitioned into 2 parts which are;

1) SEPTIC TANK: This is where toilet waste i.e faeces are flushed into. Bacteria (which is why it is called SEPTIC) decompose it into SLUDGE which settles and WATER which floats. This tank is usually made with concrete ate the bottom to prevent the sludge from getting into surrounding soil. At the top of this tank is a connection through a hole, pipe or whatever to the septic tank that allows water to drain into the soakaway pit if the water above the sludge becomes excessive. NEVER DIRECT WATER FROM SINKS OR BATHROOMS OR KITCHENS HERE BECAUSE THEY CONTAIN SOAP AND OTHER CHEMICALS THAT WILL INHIBIT THE BACTERIA AND THE SEPTIC TANK FILLS UP QUICKLY LEAVING YOU LITERALLY WITH BIG UNDECOMPOSED SHIT.

2) SOAKAWAY PIT: Which is what we call the whole set up at times. It is normally larger and the floor is left bare to allow water literally SOAK AWAY into the ground. Water from sinks, bathrooms, kitchen sinks etc should all come here, including the excess run off from the septic tank( remember from above). SIMILARLY TOILET WASTE SHOULD NOT BE DIRECTED HERE FOR THE SAME REASON IN CAPITAL LETTERS ABOVE.

Except from prince Lotor, the rest are there in the series, but with some slight changes in their story line. Princess Alora does not pilot the Blue lion yet but has a new ability now while King Zakon is more badass now, he single handedly took on the Red lion and defeated it, that was some gangster sh*t.

The '80s classic returns to defend the universe against evil with the help of five space cadet, well, four, Shiro is already an explorer. 

I've seen all 13 episodes of season 1 (the first 3 episodes were combined) and I must say i'm quite impressed with it. If you were lucky, yes lucky to have watched the original Voltron back then on NTA Channel 5 and 10, you are most likely going to enjoy this remake. All five favourite characters are here though they made some changes to the line up. Shiro (Sven) commands the Black lion instead of Keith who pilots the Red lion. Lance pilots the Blue lion. Hunk - Yellow lion and Pidge - Green lion.

There is a major change made on the Pidge character which I wouldn't want to spoil here, you have to see it for yourself, it will blow your mind...

So, if you've seen the new Voltron - Legendary Defenders, what do you think of it and if you haven't, I suggest you do (all 13 episodes), I bet you'll enjoy it like I did.
