Quite a situation here. What options do you have?
I'm not sure of what to do, that's why I came to seek advice on this platform. The option left for me is to start paying to dog for boarding which won't cost less than 3-5k everyday....where do I want to see that kind of money??
I just want to know should incase they decide to go to court, is there any possibility that I might loose the case even with all the explanation I gave. Also if the decide to refund me, will they pay for renovation I made, cost of transporting my loads down to this place and all. Cos they actually caused all this problem themself

Hmmm, pets are usually defined in house agreements. Surprised how that clause was omitted. Since there's no documentation to this effect, a verbal communication does not hold waters. What I'd suggest is for you to find a separate space for your dog. Not everyone likes pets, truth be told. Use common sense and make sure ur actions give you peace of mind.
Thank you for you advice, I told the lawyer I was going to get a cage for the dog but he say no, I must take the dog out of the house.
If he or the landlord had informed me about their no pet law, I wouldn't have rented the apartment
Properties / Please Urgent Advise Needed by sammyj490(m): 9:10pm On Apr 04, 2023
I just rented a new apartment last month in Lagos, before I did, the caretaker took me to the lawyer incharge of the apartment, their I did some documentation and he talked about the rules and regulations of the house and also the fact that I have to make sure I pay a month before my rent expires, I was in his office for over 2hours, after the documentation and all, he told me I'll still have to go and meet the landlord again, which I did.
I moved into the apartment a week after I paid the rent and other fee attached. Problem started last week when I went to pick my dog from where I was previously staying, neither the landlord nor lawyer told me pets of any kind was not allowed in the compound, although the house has a small compound , I have to park to always park my car outside due to the size of the compound, it has no parking space atall and there are about 17 people in the compound.
When I got home I chained the dog at d back of the house close to the storex, the landlord wife came to meet me and told me was I not told pets are not allowed in the house, I told her nobody told me that. I was going to look for a carpenter to help me construct a cage for the dog outside my room but the lawyer keeps calling me and threatening to sue me to court if I don't take the dog away from the house, I asked him why didn't he tell me that b4 I rented d apartment me, he said I'm suppose to know myself and I should have consulted him before bringing the dog home. He called me tonight to tell me other tenants are complaining about the dog that I should take the dog away from the house, if not he would sue me to court.
Please pardon my errors, I had to park beside the road just to type this. I really need your advice on this matter because I'm really confused, if they had told me, I wouldn't have rented the apartment, please advice me on what to do.

the landlord is not within his rights to ask your friend to not bring on female visitors.

About the Gen, there are some areas where everyone is expected to shut it down at certain time of night for security reasons. If your friend has signed that, then it's within the landlord's right to ask him to turn it off.

Also, if na cassava-grinding generator your friend use, e suppose still dey off am sharply for night make people for sleep.
Bro i asked him if he signed any agreement that he would b turning off his gen before 12, he said he did not...But the landlord just told him verbally one time like that.
And the gen is a medium size generator not a tiger generator

An armed robber would confidently Rob and killed him in that room and no one will know until the fuel got exhausted!
Who putting on gen till 12am!
Is he sharing the light with other tenants?
So they don't have the right to sleep again because he want to play game.
Some peeps are just plain wicked and inconsiderate!

Properties / My Experience With A Landlord In Ibadan by sammyj490(m): 11:20pm On Dec 23, 2021
I went to visit one of my friends in Ibadan on Sunday, I told him to fill up his generator tank because I don't like heat. We went to get fuel and turned on the generator.

When we got in, my friend started gisting me about his landlord's attitude towards him, the man called him one day and told him to stop bringing ladies home, he said the agent that got him the house lied to him that the landlord wasn't staying in the same compound, it was after he paid and already moved in he discovered the landlord was living in the same compound, at this point he had no choice anymore since he had already moved in, and ever since then the man has being given him different problems. I advised him to try enduring till his payment is due and move out of the house.

While we were gisting it was around some mintues past 12, we suddenly heard a loud bang on his window, had to pause the ps3 we were playing out of the shock, I already located the next available weapon incase someone was trying to play funny.

My friend went to check who was banging on the window only to discover it was the landlord, he said why would my friend's generator still be on by that time. My friend ignored him and the next thing this man did was turned off the Gen, at this point myself and my friend got very annoyed especially because i was about to win the FIFA we were playing, had to follow my friend out to see what's going on.

This man bought a mat outside and lay down beside the generator. It was when my friend told the man I was a military officer from Kano who came visiting that this man stood up and composed himself, he reluctantly went inside when he saw my strong face.

My friend turned on the generator again and when we got inside we started laughing about the whole situation, if not that my friend had lied that I was a military personnel this man would have left his wife and children inside his house just to sleep beside the generator to prevent us from turning on the generator...

Crazy people everywhere...P.S we later replayed the game and i lost...

You are the most useless being have ever come accross on this forum.
All your thread on this forum are questions.
If at this age of your miserable life you can’t decide what’s good or next step to take,it shows how highly empty headed you are or probably a brain-useless being you have become.

As for the job you are intending to do,I have worked there in the past and to the Country you want to emigrate to,I live close to it.
Why should I be bitter of a useless dumb like you?
Bro I'm not trying to insult u but you sound really dumb..who doesn't ask questions fam?
Asking questions is way to acquire knowledge but you're just too dumb to understand.

we have to understand that abroad is not for everyone. the question begging for answer is how much are they paying him for the oil company job and are there growth opportunities? Abroad is not easy oh, they don't pick money on ground over there.

My very close friend whom we worked together in an IT firm back in 2015 is currently in Australia. When we worked together as network engineers, he hardly do anything. Always complaining about one headache or the other, he was the first to retire after the day's work. Now, he is currently balling in Melbourne but he no longer sleeps. He does over 4 jobs over there as a student.

If the oil company job can pay from 1.5M per month or above over here and he has growth opportunities, then he should stay but otherwise, he should japa grin grin grin
Thanks bro

How do you guys be so indecisive about your life?
You have to come to a faceless forum to seek advice about your own life and future?

As for me,o don’t have any advice for you.
Choose what you feel is the best for your life.
There are somethings about you else you alone know.
So coming here to seek this kind of advice is just too immature.
Bro why are u just soo sad? Because your life is bitter doesn't mean u have to affect everyone else man...

What's wrong with asking from advices? might find someone that has gone through something like this and learn from them
So if ur sadistic self can't think of something reasonable to say just fem!

To be candid, you may need to endure the situation for some time so that you can save some money to pursue your passion. It seems corporate job is not your bit. As you acknowledge that you are not that good in English. It may be difficult getting a good job in corporate world without developing your skills especially in your areas of deficiency.
Mind you, pursuing your passion is not an escape route either. Competition is real in the marketplace. Therefore, whatever route you want to take, there is no place for mediocrity. So, you need to brace up.

Jobs/Vacancies / Please I Need A Business Advice by sammyj490(m): 11:27pm On Jun 25, 2021
Pardon my English errors, no one is perfect.
So i have have 150k which i got from a cooperative I'm participating in at work. I've being trying to come up with different business ideas i can invest the money into, I'm scared as a man if i let the money stay too long in my account i might end up spending it on any situation that warrant monetary solution.
I actually thought about investing it into crypto currency..since i don't need the money now i can just buy and keep like an investor but the problem i have is, i don't really know much about crypto currency, i don't even know how to open a wallet account, moreover I'm scared of diving into a business i know pretty much nothing about, with this economy situation, lossing 150k isn't the best idea it's even dangerous to ones health.
This is why i decided to share my thought here on Nairaland and seek your opinions on what i can do.

I don't think you can learn any tangible thing from YouTube, graphics designing is a broad field and YouTube videos are not in-depth.they are just like Google to get information about something, you can't use/watch the videos to become a professional in graphics designing, there is so many things you need to know and YouTube videos won't cover that.youtuber are also hustling for money, that's why they make their videos short and brief.i know how many years I spent in learning different tools used for graphics design.Graphic design is a good skills

I get what you're saying bro, but with the little knowledge I've been able to acquire With this online tutorials it's being helpful...like I'm being able to have to basic knowledge bout adobe illustrator ..Even if I'll need to develop myself more on it knowing the basics would help not make things too difficult.

Please forgive my errors, I'm not a professor in English language, we just de try.

I completed my nysc program last year, life didn't actually go they way i thought it would, i spent bout 6 months searching for employment, i finally got a job in a bank microfinance organisation..i was able to secure the job through a sister.

Being working there now for almost 8 month now, truth be told the salary is not worth the stress and hazard we face in the field, apart from not having time for anything else because i have to get to work 7:30am and close 6-7pm.

The salary is 65k but after removing from tax, pension and all,my take home is 54k.

Now I'm considering resigning, I've started learning graphic designing on YouTube, so that i won't be idle, I'm planning to save up for some months before resigning.

Apart from the job being too stressful, I've had alot of witch craft and crazy experiences, trust me its not being easy.

Please am i making the best decision resigning because i don't have any other job, my PlanB is the graphic designing i just started learning, spent most of my savings purchasing a brand new laptop.

I don't know with resigning will be ok considering the situation of our country.

Please advice a brother.Thank you

Politics / Re: EndSARS Attack: Full Text Of Governor Oyetola's Broadcast by sammyj490(m): 6:42pm On Oct 18, 2020
Elvictor:
those who are there should give us real account of what happened.
NO! OSUN STATE GOVERNOR WAS NOT ATTACKED BY #ENDSARS PROTESTERS.

(A REPLY TO THE MAINSTREAM MEDIA AND NUJ OSUN)

The Facts:

¶ Protests have started for about eight days in the state, and it has been peaceful until the Governor came yesterday.

¶ Three days ago, thugs loyal to Governor Oyetola, led by Asiri Eniba attacked protesters with Axes and Guns, searching for Olawale Mandate to kill him.

¶ Two days ago, many youths came out to join the protests to repel the political thugs, and they were successfully repelled

¶ Yesterday, the state switched it up a notch after attacking the protesters with thugs in the morning and the protesters regrouped. The governor led the thugs in his convoy to the protest ground while already planting some of them on ground.

¶ Upon arrival of the Governor he was asked to speak to the crowd of protesters, but he was not prepared to do that since he was forced to appear before the protests after eight days.

¶ Because of his lack of preparation to address protesters, the governor claimed the Public address system was not working and made that an excuse to leave the protest grounds without addressing the protesters demands in front of the press.

¶ The #EndSARS protesters then disagreed with the Governor and demanded an answer to the cases of police brutality in the state.

¶ The Governor then replied with a threat to ram his convoy through the protesters if they do not move out of his way.

¶ This infuriated the protesters (who have now grown in numbers because of the presence of the Governor) and many decided to sit in front of the Governor's car to demand political accountability from him.

¶ The Governor then rammed his convoy through the crowd and policemen and thugs attached to his convoy were ordered to shoot at protesters and passersby.

¶ This led to a chaos in which most of the peaceful protest organisers fled the scene, and angry youths in the state defended themselves against the violence of the governor and his touts.

¶ In the chaos, one person Kamil Olalekan died by gunshot, and many other protesters and youths were injured. Some later died of the fatal injury they got from either gunshot or being rammed by the Governor's convoy.

¶ The Governor then ordered his thugs to unleash violence on protesters and youths across the state in which another person was murdered at Oke-Ayepe, Oshogbo.

¶ The need to blackmail the protesters accounts for the mainstream media reports that the Governor was attacked despite no casualty on the Governor's side.

¶ Complicit in this blackmail of peaceful #EndSARS protesters, is the OSUN State chapter of the NUJ whose member Toyin Yusuf, a popular government propagandist for OSBC in the state, claims to have been injured by protesters, without any evidence of the injury.

¶ To further seal the extent of the complicity of the NUJ in the state, an executive of the journalists Union was recently appointed by the Governor into his team.

¶ To further seal this blackmail and make it hard for the protests to continue peacefully, thugs loyal to the Governor and agent provocateurs were ordered by the governor to loot OSUN Mall, the Post Office, etc, so as to heap that blame on protesters.

¶ Already, one of the popular faces of the protests in the state, Olawale Bakare Mandate who was abducted on the spot during the chaos by the DSS, is being framed for the looting that happened after his illegitimate arrest.

FINALLY, This is more reason why peaceful protests must continue in the state against police and 'state boys' (fascist political thugs) brutality, by the protesting youths. The protests must continue for the memory of Kamil Olalekan and others. A peaceful candlelight procession is being organised to carry their coffins to the front of the state house in protest. This is why all protesters from across the state must make it down to Osogbo to assert the power of peaceful protests whenever the next protest is called. This is
Music/Radio / Can Wizkid Bring Back The Vibe? by sammyj490(m): 2:45pm On Sep 14, 2020
Fans of Wizkid let's discuss. What's happening to our favorite starboy? I'm a very big fan of Wizkid, I don't joke with starboys music, I vibe to his music almost every day but lately I don't know what's happening, baba hasn't been giving us enough vibes like he used to. Davido have been using this opportunity to take Wizkids fans to bed and his really banging them hard with his music and everyone his moaning his jams now.
My question now Is, can starboy still take that spot light again? It use to be hard not to find Wizkid's track on every 1st or 2nd spot of every music channels but recently....meeehn can baba still do it again??

Not adding enough spice: when ever you feel like you're getting bored of your partner try adding some freaky freaky stuffs, go on vacations, make sure there's open communication, don't just bottle it all up in your mind. A boring relationship is the same as a dead relationship
Romance / 4 Reasons Why Marriages Fall Apart by sammyj490(m): 7:33pm On Aug 17, 2020
Why do marriages of our time collapse easily?? I’ve been asked this questions different times and that got me thinking. This are the few factors I think are responsible for the collapse of different marriages.
1. Not putting God first: Either you are a Christian or Muslim we all need to pray before jumping into any relationships. Sometimes life doesn’t go the way you plan, because a lady or a man has all the qualities you think you need in a partner, you feel he or she is good to go, you’re just deceiving yourself. God should be the foundation of any relationship, pray and ask for God’s guidance and he’ll definitely help you choose the right partner. Remember man looks at the appearance God sees the heart.
2. Holding on to your bachelor’s life: some people think after marriage you’ll still be able to socialize as usual, go to club, parties, bars, hang out with your boys everyday and all. You should know that once you’re married your social life reduces, your house turns to your club, you should learn to spend more time with your family than you spend with your boys, and ladies its wrong to try stopping your partner from going out, it makes him feel like he’s in prison, allow him to have some time to himself and you yourself need to go out and have fun without forgetting you have a ring on your finger. Marriage doesn’t mean death to your social life, you can still go on dates with your partner, hang out with friends and families, organize game nights and all, all this will help strengthen the bond between your self and you partner.
3. Not using the 2 magic words: Thank you and I am sorry can help strengthen your marriage bond, if you don’t use the word thank you, your partner will begin to think you are unappreciative, no matter how small whatever your partner does for you, learn to say thank you, this will make your partner feel you appreciate the little he or she has to offer and will want to do more because you are appreciative. When ever you feel there is high tension between your self and you partner for the sake of peace just say I’m sorry just for the sake of peace and watch how apologizes can help strengthen your relationship.
4. Be straight forward: Let your partner love you for who you are,no relationship built on lies will last, at a point in life the truth will always come out no matter how long it takes, don’t start wearing high heels everytime you meet him so that he can think you are tall, my sister will you put on your high heels to bed when you are married ? or because you want him to think you are beautiful you start using heavy make ups everytime you meet, one morning he’ll wake up before you shout blood of Jesus!!!! And run away. If you learn to love yourself you will be loved to.

Base on my own observations this are the few factors I think causes marriages to fall apart. Feel free to add yours.
