Business / CIF Gold by sanyaoyega(m): 11:36am On Mar 11, 2023
Cost, insurance, and freight (CIF) is an international shipping agreement, which represents the charges paid by a seller to cover the costs, insurance, and freight of a buyer's order (in goods like gold) while the cargo(gold) is in transit. Cost, insurance, and freight only applies to goods transported via a waterway, sea, or ocean.

The goods(gold) are exported to the buyer's port named in the sales contract. Until the goods are delivered to the buyer's destination port, the seller bears the costs of any loss or damage to the product. Further, if the product requires additional customs duties, export paperwork, or inspections or rerouting, the seller must cover these expenses.

However, once the goods have reached the buyer's port of destination, the buyer assumes responsibility for any fees or charges for unloading and delivering the shipment to the final destination. CIF is similar to carriage and insurance paid to (CIP), but CIF is used for only sea and waterway shipments, while CIP can be used for any mode of transport, such as by truck. Investment / Invest In This Business And Make Smart Money by sanyaoyega(m): 10:24am On May 13, 2022
Land banking is a real estate scheme in which parcels of land are bought and set aside for future sale or development. The goal of land banking is to take advantage of the fact that land eventually appreciates in value.
Why invest?
Given the state of crypto or normal Fiat currency and the tendency for it all to end in tears. Land banking is a great avenue to invest your funds and expect massive returns at a future date. Although it is certainly a long term investment,it is less risky to holding Fiat or even crypto. For example land bought in early 2015 in Ibeju-Lekki,now return a guaranteed 200% return in profit, this all resulting from the petrochemical refinery being build around the area.
I work as a realtor with GText homes, and you can buy land in Dubai, Nigeria, the UK and the US and you can expect as much as a 35% return on your investment in a year. There is also an option of buying a fraction of a piece of land or house, alongside 5-7 other individual.

grin grin

Don't make me laugh o.

These atheist guys are the biggest set of sick individuals I have ever met in my life.

How would a sane person say there is nothing like witches or charms. When the whites believe in such. The Chinese. Indians etc.

Let me tell you a small story that happened in Ile Ife. I have a friend who worked at the Palace museum for a period. He was born in Ife and he grew up there. A white man came to the museum to ask for antiquity and he specifically said one that has power. My friend was kind of naive that time, he would have made millions from that single transaction.

He remembered that an old man in town once told him how a deity in their family compound has become a problem. They must appease it every seven days with the blood of a chicken. The children of that family living in big cities refuse to come home because of it. So, the old man who was the custodian had tried many ways to dispose of it but it won't go. It has been thrown on refuse dumping ground many times and before they reach home, it would be back at the same spot it is worshipped, it was thrown in the river, the same thing happened.
Appeasing it was not easy. Killing chicken every seven days.
So, my friend told the white man to come back the following day. When my guy finished from work, he went straight to the old man's place and asked him if he was willing to sell the deity and the man said yes. But with a warning that he as the custodian was the only one permitted to touch it, he asked how would the person Carry it. If any other persons hand touches it, the person will dry up gradually. It will drain the blood.

So, the following day, the white man came and my friend told him the taboo surrounding the deity. The man said no problem. He was willing still to buy it.

This is a true story, my friend is still alive but not a nairalander.

When they got to the baba, baba asked him to tell oyinbo man again about the taboo and how dangerous it is for him. The white guy smiled and said no problem, and asked to see it.
The man climbed the ceiling after several incantation and brought it down. It is a set of three small brass figurines. He put them down on the ground and started another round of incantation. My guy said suddenly, the metal figurines started jumping around on floor. The white man was fascinated, he smiled and was satisfied. Then he told my friend to ask baba how much he was charging and the man mentioned a few thousands of naira. The white man did not price or bargain for it. He opened his briefcase, and brought out bundles of naira and counted it, then gave it to my guy to give baba. Then opened a compartment in the briefcase and brought out a ring. He inserted the ring on one of his fingers and pointed it to each of the figurines on the floor. My guy said one after the other the figurines fell on the ground and the white guy picked them up and put them in his briefcase. Baba opened his mouth and could not close it in amazement.
Na I'm be say power pass power.

The white guy stood up and announced he was leaving, my guy followed him and he counted like 5k and gave to him.
If he was smatter he could have made a fortune out of the deal.
Today my guy is a Yoruba radio presenter.

Any atheist doubting the existence of evil should go all out to find out. Don't sit behind your computer typing nonsense and bragging with your theories. Go for practicals. Practicals are the real thing.
Confront Charmers face to face and challenge them that their charms are nothing and see how your life will never remain the same again.

If by chance you don't die of it. You will come back to believe there is a God in heaven that rules in that affairs of men. There is Satan also who gives his people powers that no atheist can contend with.

Let these guys go for practical. grin

So the religion of our fathers does work so why bother with Christianity because it really isn't logical. I will burn in hell for my"sins" and for breaking certain rules and dont forget accepting his now dead son.Eventually the Christian god is a just a serial killer who knows this Satan and god thing might be in reverse. What is down might just be up and up might just be down if so we are all bleeped indeed.

Career / Re: Is The Legal Profession As Lucrative As It Used To Be? by sanyaoyega(m): 10:21pm On Jul 18, 2020
Vianna:
In my opinion, I think it's no longer as lucrative as it used to be and it's a very sorry situation. A lot of lawyers roaming the streets, they are suffering. Some of the many problems are

1. Too many graduates, little job slots

2. Senior colleagues are not ready to give the younger ones a chance

Most lawyers are "charge and bail" . They roam the streets and advertise their services to potential clients and they don't even have a place to call office. Many of them loiter in court premises all day under the hot sun and await the arrival of the police, hoping that the police would bring some accused persons who do not have lawyers to defend them. The moment this happens, the lawyer would approach the accused (usually agberos, louts and unfortunate Nigerians who the police had decided to transfer his frustrations on. ) and offer his service either directly to the accused persons, or through his relatives or friends who followed him to court. After a certain meagre fee is paid. The lawyer will appear before the magistrate and orally apply for bail, which in most cases would be granted if the offence(s) is a bailable one.

Being a lawyer in today's Nigeria is overrated, studying in school for 5 years to become a lawyer is a waste of time. To me it's more meaningful if used as a part time job while you venture into business or entrepreneurship.
I think not. As longer as you are ready to attend seminars, join clubs, take internships and other stuff. I swear that legal Jobs and offers will chase you. But Nigerians don't really want to do things like this, they prefer to sweat after 500lvl when its a bit too late.

Not new. There is biblical records of such though the bible strongly go against such act, it is called witchcraft. King Saul consulted one to talk to immediate past High Priest of Israel by name Samuel.

Witchcraft and juju are real but some people are still doubting it calling it a magic.

And later you will start shouting about culture this and culture that. You confuse me.

You know I really don't get you Christians again. I mean why worship a God that orders genocide and claims he is righteous . And in ancient wars when millions died in one day,how is today not a major difference. If only we all shared one consciousness we would have conquered a little portion of space, but no it is god god god. What ever happened to the gods of your African fathers abi they were not god enough.

Yoruba owns ogboni. They merely brought it to u Benin. Nothing in what u posted from Benin net shows that for a fact that Benin owns ogbeni group.
So what exactly is the issue my brother. The religion of dead men that failed to contribute anything tangible to world history except slavery. I mean do we really know enough to about the African past as it was never documented it was merely passed down orally. Most times I wonder what our fore father's were doing when the world was on the move.
