If you posted Pictures from all of IKEJA and the entire Island, you would have some serious bad pictures to show too.  I know that because even on the island, there are some places that rivaled ajegunle. I don’t see those pictures often, instead what I see more of are pictures of opulence and newly painted houses. The Lagos I know, and that my family lives in does not even have a lot of the finely painted houses, so it makes sense for me to want to see ALL OF IT.

Isolo & Agidingbi are still parts of Ikeja.
Surulere & Yaba are better than some parts of New Orleans.

Trust me. . . . .40% is a very reasonable estimate.

At the end of the day, there's a remarkable improvement in Lagos State in comparison to the other States in Nigeria.
Furthermore, i am not focusing on 10% of the State. Ikeja/Island areas make up to 40% of Lagos.
