A friend is planning of getting a site with land area of minimum 250 sqm ( 10m * 25m) or 350sqm (15m * 23m)

Would want to do a bungalow that would be decked, so in the future, when finance increase, the family can put another structure above the bungalow.

kindly advice on

1. Cost to such, putting in mind site is really water logged and height of the foundation must be as high as 1m from the road level
2. what space that can be used from a 250sqm land and 350sqm land

Chief what the gross area the building is sitting on out of the site? = 130m2

And also what is the gross area of each romm = 23m2 (with convenience etc)

Don't ever let someone have your card, they do not need your pin for purchases.

I don't believe you bros and, That Mr A built without beam or lintel doesn't make it right. My father's house was built with short lintel (then they have solid cement and other materials unlike the present building materials) yet we have cracking that went from foundation to the Last block. .bear it in mind that most professional builder erect structures with pillars, beam and lintel before fixing blocks or bricks however, your idea is economical but the quality is reduced!!

I used to think it's done with rock /stone....especially for houses, and not fence...hoping to start a 4-bedroom flat next year
