Wingnut007: That was our intention at first, but reality set in quickly (price).
We would prefer to build our own detached home, because we had a terrible experience in an apartment we lived in previously. You don't have control over how your neighbours use their apartment (Remember, you are all landlords or would I say apartment-lords). Our previous neighbours had leaking pipes and bath tubs they refused to fix or maintain. This went on for years without other occupants knowing. By the time it became obvious from the outside, it was already too late as the water leakage had caused serious structural damage to the building. Though we came together and renovated the building, it wasn't the same again. Though, this is not always the case, but I do not want to be at the mercy of other occupants and assume they would always do the right thing. We will prefer to be in control and if anything happens, we can always rebuild on our land. true. but a detached option wont have this right? |

Wingnut007: You and I are in the exact position, down to the thought process. We have ruled out Ikorodu for the same set of reasons and tilted towards Ibeju-Lekki. Bogije (Beechwood Estate specifically) is at the top of our list and we have been there twice. This weekend, we will be going to the area again to inspect couple of estates, make a final decision and commit to it immediately. Our rent will be due in about a year and we don't plan on renewing it. Our budget is about the same as yours and what's more disturbing is that it is fast losing value and purchasing power. Our only concern now is if good and affordable schools and hospital/healthcare is in the vicinity. I am even tempted to just go for an apartment or detached flat /building in the heart of the mainland or Lekki but they all seem to be on the high price. |

Bogije is dry land and the closest to the mainland right? Thanks Dijita: While there is hardly issue of flooding in Ibeju Lekki, there are swamps and the swamp are been sold after it had been sand filled. make sure you avoid buying swamp. Bogije for around 7M is good if you can afford it and it is closer to Lekki. if that is out of your budget and you don't mind distance you can go to the beach area after the Amen estate in Eleko beach area |

Thank you very much. I don't mind if you can ask on my behalf. As for estates, the reason for that is for security, it's more secured to build in an estate than just about anywhere IMO. It also saves you from series of fees that different people will keep bringing when its time to pay + different omoniles coming for their shares. These are my major reasons for wanting an estate setting instead. I am so grateful for the other tips you gave. One4me: My pleasure Sir. I can only give you parameters, not a particular location, so you evaluate the place, when you see it. Except if you are not on ground and you want referrals, l can ask on your behalf. I personally dont like Estates because l take pride in building my house, the way l want it to look like and l dont buy into the idea that one cannot implement safety, to one's taste. I just dont like one Omo-Onile exercising control over what l do, because they own the Estate. - Buy on highland - Buy where there are people living already (it would cost more but will save you much more, going forward), building is less stressful in such environment (Roads, Electricity Power/Poles, Transformer, communal Safety, etc are usually setup and can be built upon) - Do a high foundation and a solid one. You wont do foundation twice, do it if that is all you can do for starters - It cost a lot more, to buy a cheap land far into the woods, than to buy a more expensive land in established areas. Dont forget, the value of your land, the house on it and the ROI from it, all depends on LOCATION. - Think about how future developments, access to Express road, Market, etc can add to value of your land within a few years, while making life easy for you as a resident. There isn't no issue of flooding in Ibeju Lekki and the development here is at a fast pace due to the influence of Lekki-Ajah and Dangote Petrochemicals. Abolarin91: Ibeju-lekki is preferable compare to ikorodu(my opinion).
Building your own house yourself is better(you can be sure of materials standard you used).
Flood in ibeju-lekki is almost the same as ikorodu, the only place that suffer heavy flood during raining season is lekki(probably due to inadequate drainage system and maintenance). One4me: Insecurity and Bad Roads, is beyond your control, those are things that have to do with the Govt of the day. Those are the major problem of Ikorodu. I have five plots in different areas of Ikorodu, waiting for 4th mainland bridge since about ten years ago 
General Flooding in Ibeju Lekki area also has to do with poor Drainage system but when it comes to your personal house, you can build properly so that water does not disturb you and you only have to buy a Vehicle that is high above ground, to manage the situation.  Ibeju Lekki is far, far safer than Ikorodu and the traffic is far, far better. the 4th Mainland Bridge will be a game-changer, if these silly, lying Politicians ever get ti off the ground. Mainland is a damn so expensive part of Lagos, l once prospected a Plot in Yaba area of mainland some years back and l was told to bring #40M, l nearly collapse because land was just about averaging #10M in other places then. You can still get around #30M/#25M in places like Shomolu, Bariga and some not so upper class area of mainland and development seems very rapid in those part of Lagos, so it might not be a bad idea.
My Suggestion: Get a good location in Ibeju lekki (do an area/topographical survey to ensure it is not in a Valley) and build with foundations high above. You will be fine.
PS: You dont have to constrain yourself to an "Estate Setting", all you need is Land in a good neighbourhood, same class of people, buildings as the Class you fit yourself.  Some Estates will promise you heaven and Earth but within a few years, things will fall apart. And you need to go on google Maps, to look at the exact location of any Estate that they want to sell to you as "Ibeju Lekki". I have seen people marketing DEEP Bush inside Epe, as "Lekki".  Anything after Abraham Adesanya (I prefer Chevron) is too far in my own estimation, to be considered the real Lekki.
If you are considering a timeline of 3years, buy where others have built and are already living, l have seen people buy bush, build and cant leave there because they are alone and it is very unsafe for their family. Some Thieves dont just come to steal, they rape wife and daughters, we must ensure the safety of our family, as Husbands/Heads of Family Ikorodu thieves are noted for that.
