We must make sure that we create a window for unusual scenerio that might create a lacuna , i suggest we add a clause!!!!!! That these laws are subject to review at least every 3years cos from what I am seeing here we might unintentionally create aN IDIAMIN of Uganda in the person of the d estate manager if he has the final say in most laws aforementioned..... That's my own reaction anyway

Now we have truelly been hinted on the exact nature of this estate, I propose we suspend all concerning the micro rules and focus on how best to draw development to this area by creating room / encouraging people willing to develop their plots to start asap without these aforementioned rules.... Let's not forget that there is no rule for jungle so let's develop this estate into a place to BE.. Then we cone back to our drawing board to draft a rule to guide us , by then we must have had more stake holders on ground rather than E-Meetings we are having now

My points?
:perimeter fence (around 12couches) all round the estate with at least 2 main entrance gate
:clearing the roads linkages within the estate for clear and easy identification of each plot irrespective of the location
:erecting a security post and employing at least 2security guards and 2 gardeners for the flowers and treestrees

If we can achieve this within the next 6 months I bet few people might be encouraged to start making steps in starting their projects thereby having a MASSIVE BOOST on the overall community

This is my bitter TRUTH that we must face as a TRUE REALITY

If by the way its going that we want to have a maximum number of flats.. Then I can propose 6 flats each plot not higher than a story building

My reason is this 90% of the people investing in this project might not relocate from their BASE to this place at least for noW, so its meant to be a money making venture by way of rentage, so why will be compelled to build a duplex in that part of location in enugu , how much can I rent it out with reference on the rate of apartment around there , LETS FACE REALITY MY people......

As for me I am planning on a story building with pent house of 6 flats of not more than 2 bedroom apartment each .. The pent house if for me any time Am around on holidays

Thank you very much sir. Considering that there is nothing to attract thieves there, the estate manager's fee seems most cogent of them all, and I propose 30k/month on that at this time. We can get 2 gardeners to plant and tend flowers on the roads, at 15k/month they can as well cut the grasses on each undeveloped plot once a year,(they have enough time to do that) and these people's presence is enough security for that land. However we may have two live in security men at 15k/month as materials start coming to site, If we start with the security now, then the gardeners can come later when the buldozer finishes its works.

With 24k per annum on each plot, we can take care of these for now. If we make it 30k or 3k monthly, we will have enough to cushion an increase or ad hoc levy in future. Whatever we start with now is going to be the base, so we should not start on a high, lest we run into troubles.
The way am planning to follow you in this building in estate thing eh, if I pay 5k/month for every plot I buy, wetin happen in 1992 go happen again o.

My opinion though, make una no vex.

Still on the monthly payment.. If it included the sweepers and drainage clearing for the whole estate then and only then will 50,000 be fustifiable but if not then I still have to remind us of my position which is my one opinion... 30,000 per plot still remains very affordable until the estate population increases..

Then the best way to increase the value of the properties here is to allow all stake holders to erect magnificent structures when the fund is accessible (by this I mean restricting the no of flats per plot will have negative impact on d long run, WE SHOULD RATHER COME UP with a maximum height and place a cap on that

This is a small estate. I propose everyone be allowed to build whatever they want ( bungalow, duplex, block of flats). I see no reason to allocate structure types. HOWEVER, the maximum structure anyone can put up should be pegged to a storey building.
This is exactly what I was and am still SUGGESTING

1: no limit to no. of flats rather we have a CAP on maximum height of a structure

2: that estate members can and will always have free exit and entrance any time meaning that gate opening and closing time should be restricted to visitors

3: cars parked for more than 24hrs should be towed and fined unless with the permission of the estate manager

4: the setback and front expected space should be for ENUGU building regulators

5: each plot owner or its representative will at all times be part of (once)annual meeting that will put all these laws UNDER REVIEW

1:. I STRONGLY , repeat STRONGLY object to the rule whereby I will be checkmated in 3 steps... It doesn't give room for personal choice when development comes... There is no way one can be restricted on number of flats to erect on a plot as long as there is a proposed height restrictions

2: payment of 60k per annum is on the high side, why then am I making an investment if at d end of the day I am still a tenant required to cuff out a yearly security levy of around 60k ..... I should better then get a flat and remain there!!!!!

3: the setback and front space should be a sole right of the govt building approval agency ..... U can't restrict ones choice of having fresh air or choice of making proper use of his available limited space.... (Personal right clause)

4: am strongly suggesting that we put A SOLID CAP OR RESTRICTIONS on the HEIGHT OF A BUILDING than all these other tightening restrictions that might increase defaulting rates and at the end increase chaos and enemity within this estate

Finally am suggesting that we make it all a uniform free for all choice of building but a maximum height should be implemented.... MEANWHILE I THINK A DUPLEX WITHOUT PENT HOUSE is just like a house without garden.. We must encourage people to build edifices that will in turn have a very positive impact on the value of lands within this estate....

That's what encourages people to come into such environs and start adding value to the price of a property....we SHOULD ADD A PENT HOUSE HEIGHT on a. Duplex and then limit the height as the max.

Ladies and gentlemen, let us gather here again to do something great as usual. Whatever that is worth doing, is worth doing well. I believe that investment in lands is one of the most stable forms of investments as it has never lost value, especially in our clime where population is growing at an exponential pace, necessitating the expansion of human habitation into hitherto rural locations.

The pace of development in Enugu is surprising, powered by a growing middle class and improving economy, housing estates are springing up everywhere in the city, but the cost is very high especially in city centers, this is why I have been looking for lands in developing locations where it will seem like the price is cheap today, then we can develop the land to meet our taste and as developments stretch into the location, we are already there.

I always emphasize on the safety of our investment, and that is why I take great pains to investigate, ask lots of questions and follow up on all information about a land I will like to acquire. This is because, a good name is better that gold, I will like to develop an estate where people will buy lands and have rest of mind. A place where you are sure you own the land, with full documentation signed by all concerned. A place I can live in peace and happiness.

I have seen a land I will like us to start paying for at Ugwuomu Nike, this land is a virgin land, never surveyed, never measured. The land is owned by a group of families and they all agree to sell to me at my price. We have been locked in negotiations since two weeks ago and now they have agreed to sell.

The distance from Orie Emene (behind the airport) is approximately 15 minutes on rough untarred road, I am sure by the time they rebuild the road, this plot will be just 5 minutes away, or less. I will want us to take positions before the road works may begin, this road can begin anytime because of the numerous institutions that the road leads to. This road leads to Caritas university, Adoration ministries (Fr. Mbaka's church), Godfrey Okoye university permanent site, the land we are going to be paying for is very near to Godfrey Okoye university permanent site.

I will list the prices and other conditions in my next posts.

Was expecting that these few plots remaining can be able to be absorbed by you our able HOST cum initiator in this project.. Now its a time to enter the next stage .. I think we should be looking forward to seeing the clearing pictures by now and the rest follows.. It isn't a must to have all the plots sold out before we step up.. At least you(oga spyder80) our mentor and facilitator should take care of those plots so newbies can buy from u @ your own fixed rate maybe by the time this estate is already having a finishing looks..

Plots 2,3,4,6,11,16,17,22,23,27,29,30,31,32,33,34,35,37,39,40,42,43,44,46,47,48,49,50,51,52,53,54 and 55 has been paid for.
Plots 1,10,12,14,25 are now reserved for payment next week.
Plots 1,5,7,8,9,10,12,13,14,15,24,26,28,36,38,41 and are still free for purchase.

I think it would be better if we mind the language we use in a public forum, there are some words we should avoid when trying to air our opinions, however strongly we might feel. Our points and suggestions should be presented without any attempt to malign others.
I have an estate plan, and my plans are in stages, we are in the first stage which is the land acquisition stage;

1. I plan to collect deposits from interested buyers and pay for the land, then prepare their land documents, survey plans on their names and send to all of them after they complete all the payments stated above.

2. I plan to grade the roads with a bulldozer and create streets which will pass in front of each plot.

3. I plan to bring in electric poles and place in strategic points in the estate, ready for the provision of lights (note that there is no plan yet for a transformer as that is a service provided by EEDC.)

4. I plan to raise plants, especially royal palm trees for decorative purposes that will add beauty to the area.

5. I plan to reserve about 8 plots of land (already marked) for essential services like schools, health centre, a shopping centre, (this is subject to change, I suggested all these and asked for more suggestions on this page 3)

I have not started talking about roads, boreholes and drainages as this is for the future, it will be a major mistake to start making plans for building roads at this stage when we know the likely costs of doing so. This is what we should plan for in the second stage. If we add the cost of tarred roads, we might be asking for around N7million naira for each plot, who will pay? If we muddle everything up and start quoting prohibitive costs in a land in the outskirts of Enugu city like Ugwuomu, people may not take us serious. My father dropped this adage for me (Ana ebu uzo azota ana, tupu azoba ute) translation: You first win the fight for the land, before you start fighting for the mat. Let us secure the land first.

I have taken a look at too many estates in Nigeria, and love some of the concepts I see there. I took time to provide space for drainages, as some of the roads provided are up to 8mts, we even have major roads at 10mts. At the right time, the land owners in this estate will decide if we want to add walkways, these are all decisions for the second stage, we could get together in a meeting, meet online, vote on decisions and make suggestions for the good of the estate.

The problem with us Nigerians is that we make too many promises. I will rather promise little and over deliver than promise too much and under deliver.

Finally, I don’t need any early investors as my financing plan is already getting positive response from ready buyers. Thank you for your suggestions.

Work will commence soon. I had a meeting with the persons that will handle the planting of Royal palms in this land and got initial estimates. But we know we need to bring in a bulldozer to work before planting anything. I don't want the plants crushed.
