No1. Ensure you have a land,

You can pick one of the low cost areas; for many reasons which includes
a. Cost of land is cheap (obviously - why its called low cost area)
b. Normally these areas have good and film soil types
c. Labour cost is relatively cheaper to the high cost areas (but sometimes this is not a major factor because you can bring your workers and labour from any area)
d. Material cost are cheaper

I'll advice you get a One Plot of land ( 18m x 36m i.e 60ft x 120ft ) however if the price is too much to afford, settle for a half plot of land ( 9m x 36m i.e 30ft by 120ft OR 18m x 18m i.e 60ft x 60ft )

No2. Get a decent design from an Architect (not a draftsman)

There are many advantages - You are going to live in this property for a long time; or a life time - a badly designed / ventilated house would mean a future renovation at a cost higher than what you're trying to save now.

My advice here is that you ask for a minimum 3 bedroom design, and depending on your land, pocket you could opt for a 4 bedroom bungalow. Remember we Africans and Nigerians have a link to our extended families - so you want to provide a room for your Parents, Grand Parents, Cousins and Family Friend etc should they visit and want to stay overnight. I always discourage people from 2 bedroom apartment. You pay more on the long run.

No3. Get a good good workforce

Preferably via referral. I don't recommend using one of the locals (bricklayers, carpenter etc) living in the area you just brought your land. They normally do bad job, steal your materials or get away with money, because they are locals - dealing with them is difficult considering you would be living in that community soon.

My advice here is contact a friend or relative building and ask to use his workforce on your own negotiation, cos if your guy has more funds than you do, you might not afford what he's paying them. so it's your terms not his.

No4. Cost

You're probably doing to spend a fraction of a million on foundation to German floor. (remember we picked a good soil area) - so how do you get your first million to start?

Well, you don't need a million;
a. Buy let less than 30 tonnes of granite (preferably) or 2 tippers of gravel. 30 tonnes means you'll get delivery from a quarry and a good deal, but sometimes its difficult for the 30 tonnes trailer to access your site, only then should you settle for 15 or 20 tonnes.
b. Buy one 20 tonnes tippers of sharp sand; this would serve us to German floor level
c. Save for 50 bags of cement; but the actual amount you'll need is about 30 for foundation and 15 for block works and other works.
d. We wont be budgeting for reinforcement bars (rebars) because we picked a good soil.

No5. The actual works.

a. Ensure you get the Hausa guys to clear your site and up-root any tree that falls on the building's location totally, at a price of about 10k, you should get this done.
b. Digging of foundation would cost you about 25k - 30k; if you pay more than that, then you must have hit a rock under ground that needs extra cutting, however I always advice you follow C below
c. Always negotiate for all works in a stage at once, don't separate the works eg digging, foundation, blockworks etc instead discuss by saying Foundation works to German floor. (minus filling to German floor and German floor itself)
d. Filling can be done by yourself, buy your filling and get people to spread it at a rate of about 2.5k per tipper, you would need as much as 12 tippers here x about 20k per tipper but we can save cost
e. Your bricklayer should be charging you about 100 - 120k for all the works in this section (digging, casting of foundation, block works)
f. I ALWAYS ADVICE YOU DON'T HAVE LESS THAN 4 COURSES - DONT LET ANYONE TELL YOU OTHERWISE; should there be need to add a fifth, ask for the advice of a professional. 3 courses is not saving money, it is inviting trouble in the nearest future.

No6. Saving money.

To save money you can opt to dig your septic tank & soak away and use the sand dug out for filling, this would normally save you about 200k. YES! but rules applies.
a. Make sure erect the blockworks to the septic tank and soak away immediately after digging
b. Make sure the septic tank is well plastered
c. Make sure you supervise the back-filling yourself, ie every space between the septic tank's block and the natural ground must be well filled and compacted to avoid a tear off after the first rain.

No7. What Next?

Now that you have completed this works, filled the foundation to level allow rain fall on it, compact it before thinking of your german floor.

IT IS COMMON TO SEE PEOPLE CONTINUE THE BUILDING TO LINTEL OR ROOF LEVEL WITHOUT A GERMAN FLOOR but I'll advise you do it; remember, the plan is to complete the house over a long period (from limited fund), the amount you'll probably save by skipping this stage would be forced out of your pocket later in the project. You don't need something too thick, a German floor of between 3inches - 4inches would do the trick.

Tips.
And just a tip for used cars before u get yourself one. For me personally i know a used car can't be 100% as good as new so what I consider is the engine, a good engine with no issue. Secondly the chassis, and frame, if it has no serious rust and its not broken then it's good for consideration.
An easy way to know if a car has rust open the trunk, where the spare tire is will tell the condition. The floor of the car, raise the carpet u should notice if there is rust.
Open the door the sound made by the hinge will tell how the car was maintained. I can't describe the sound but if the hinge sound weird then that's bad.

In a world where the average lifespan of humans has reduced drastically, it is important we have a thorough review on this topic.

May our parents live long to eat the fruits of their labour, but no mater how hard we try, no one can escape the sting of death, it must surely come and before it does arrive, some pertinent knowledge should be known. These are discussed below:

1. Age/DOB: Some parents are fond of keeping this particular information secret so the children won’t have an idea the distance between both ages (parent's and child's). This is particularly unbecoming. Parents are meant to be open particularly on this, what if the children needs to apply for a government job or visa and this is asked?

2. A list of all their properties: some stingy dads or mums have investments outside the knowledge of the family, this is mostly rampant when spouses no longer trust each other (e.g. a scenario where the man finds his wife to be very demanding, he keeps his investments a secret so she’d buy the idea “As you can see, I nefa kolet salary, where do you want me to see money??”)

3. Debtors: as weird as this may sound, parents should keep their children aware of every singular individual/Coy owing them money/properties/assets. If you don’t know, many have been poisoned/assasinated when debtors realized they won’t be able to pay up their debts; fully knowing it’s a secret between them and the creditor. Even you imagine, our flesh won’t just help but dish out such sordid thoughts, that’s the power of money!

4. Will: I don’t have much to say on this, but if you love your kids especially the polygamous fathers, make hay while the sun shines abegyy.
Note: I'm not asking you to collect this from your parents ooo, but at least mandate their lawyers to plan it with them.

5. Retirement packages: it is but no news that every level in the government strata is corrupt, I have seen old colleagues gang up to share the entitlements of the deceased since the immediate family is fully unaware of such. Ask of the information regarding this immediately!

6. Medical History: this I will explain with an analogy: If you realize your parent(s) have record of such diseases as diabetes, cancer etc., kindly desist from its causative agents ASAP. If your father battled diabetes until age 78 and still counting, yet you gulp down COKE at every birthday parties, you are OYO!!!
NOTE: at least ask of the medical history of theirs and 2 generations before theirs.

7. A list of all extended family members: actually this sounds funny but true; I actually included this to promote our fading culture. Some family friends today are closer than first cousins. I won’t even go far, right now you know the names of your course mates by heart but you don’t know the first names of your dad’s siblings. Imagine that!

8. Biography: a true fact no man dares to challenge is that no matter how long our parents live, they must surely leave us some day and when that day comes, I bet you don’t wanna start asking of their biography from extended family members. Personally ask them to write it for you, in their own handwriting.

9. Family Titles: although this may not be necessary but some are princes today and they don’t even have the slightest idea.

10. Your Root: Don’t think low of yourself, you may become the president tomorrow; imagine some so called “butty” have never been to the village their ancestors sprouted from. Not to even go that way, you may be stinkingly rich tomorrow and wanna remember your roots by building schools, hospitals, when that time comes, don’t tell me you’d search for that via google map!!!

Glossolalia, a phenomenon sometimes referred to as “ecstatic utterances,” is the uttering of unintelligible, language-like sounds while in a state of ecstasy. Glossolalia is sometimes confused with xenoglossia, which is the biblical “gift of tongues.” However, whereas glossolalia is babbling in a nonexistent language, xenoglossia is the ability to speak fluently a language the speaker has never learned.

Additionally, whereas xenoglossia is not an innate or natural ability, studies have shown that glossolalia is a learned behavior. Correspondingly, it was found that students could exhibit “speaking in tongues” in the absence of any indications of trance-like stupor or behaviors. In just about every part of the world, glossolalia can be observed. Pagan religions all over the world are obsessed with tongues. These include the Shamans in the Sudan, the Shango cult of the West Coast of Africa, the Zor cult of Ethiopia, the Voodoo cult in Haiti, and the Aborigines of South America and Australia. Murmuring or speaking gibberish that is construed to be deep mystical insight by holy men is an ancient practice.

There are basically two aspects to glossolalia. First is talking or murmuring in language-like sounds. Practically everyone is able to do this; even children before they ever learn to speak can mimic real language, though unintelligibly. There is nothing extraordinary about this. The other aspect of glossolalia is ecstasy or the demonstration of trance-like elation. There is nothing unusual about this either, although it is more difficult to do intentionally than to merely utter language-like sounds.

There are some Christians, especially within the Pentecostal movement, who believe there is a supernatural explanation for glossolalia similar to that described in the New Testament. They believe that the chief purpose of the gift of speaking in tongues is to manifest the Holy Spirit being poured out upon them just as on the day of Pentecost (Acts 2), which was prophesied by Joel (Acts 2:17).

Among those Christian churches who do espouse the practice of glossolalia to one degree or another, there is no uniform agreement as to its workings. For example, some are adamant that it is indeed a gift of the Holy Spirit, while others minimize its importance, saying Paul taught that the gift of “speaking in tongues” wasn’t nearly as important as the other gifts of the Holy Spirit (see 1 Corinthians 13). Also, there are those wishing to avoid dividing the church on such issues by not speaking of it at all or dismissing it as a simple psychological experience. Then there are those who regard glossolalia as a deception of Satan himself.

Exotic languages are heard and understood throughout the world, but existing languages are not heard or understood when spoken as “ecstatic utterances” or “tongues.” What we do hear is a profusion of hype, claims, confusion, and noise. We simply cannot declare, as at the time of the first church, that “each of us hears [understands] them in his own native language” (Acts 2:8 NIV).

Simply put, the practice of glossolalia is not the biblical gift of tongues. Paul made it clear that the chief purpose of the gift of speaking in tongues was to be a sign for those who did not believe and to spread the good news, the gospel of Christ (1 Corinthians 14:19, 22).
