I cannot do a comprehensive review of Oral estate given the time it will require and also largely to the fact that i am not getting paid to do so, but i will give you my opinion of the estate.

Oral is housed in-between Ikota Villa Estate and Orchid Hotel road , it is less than a minute drive from the second toll gate. The estate was conceived out of the need to have a small community designed with a neighbourhood concept in mind ( schools, recreation, religious houses, hospitals, playgrounds ) all within one neighbourhood. A group of people came together, an association was formed and its individuals bought lands in oral estate solely to achieve this dream. Lands are also sold to anyone who might be interested in buying into the estate.

It was originally modelled after VGC which is designed by HFP. But they learnt well as not to make the same mistakes as HFP in terms of poor drainages and sewer system.

The estate has a master design in terms of infrastructure but individuals can build any housing design they desire but still following laid out plans for set infrastructure.

There is no service charge set to the estate now but I'm sure that would come in due time. Development is still ongoing but you can see visible infrastructures in place, paved roads, streetlights, drainages and an estate gate. The estate isn't susceptible to flood because it was well thought off but anyone buying into it will still have to do the usual raft foundation and also follow the estate guidelines to creating flowing drainages.

It is a mixed development estate so you have Duplexes. Terraces and Flats.
Housing Rate in Oral are as follows
Duplex sale: 45-65m, Rent: N2.3-N3.5m
Flats sale: N20-35m, Rent: N1.1m- 2m
Terraces sale: N45-55m, Rent N1.8m -3m

The other estates i mentioned have a similar thing to what i described to you at Napier, besides that someone who can afford to rent an apartment or a duplex for 4m and above will surely have a use for his/her bq, either for man servants or drivers, so i dont advice you hold your breath on anythin in those estates.

You can get a good selfcon in some good areas in lekki all depending on your budget, prices of apartments in lekki are categorized by location for example a good selfcon from Oniru- Lekki 1 will set you back about 500k-1m being the hotbed of lekki but as you go further towards ajah the rent decreases but you will further face a decline in supply.

There is a good demand for selfcons but very little number of selfcon to go round that is where the problem lies, there are no purposefully built selcons in these areas because developers do not see a viable market for it given cost implications.

The few purposefully built studio apartments also referred to as selfcon within lekki to ajah axis are quite expensive ranging from a rental value of between 1m- 2m excluding service charge which sometimes is set at 300-500k.

Ports can have many reasons the cost can very but generally I don't see any rule or regulations making any port cost more than other. Check NPA Tarrif regulations yourself.

I can't give succinct details of what actually transpired then like you said it's a long time ago and besides an ugly experience is better forgotten anyways, but I think it's bothers around higher berthing fees and multiple charges.

Your opinion of lagos proximity to the north is flawed.The FG deliberately made clearing through Eastern port very expensive with loads of bottlenecks.Most imported consumer goods meant to be sold in the East were routed via lagos port and further trucked to the east because its fare cheaper than using any of the eastern port.Be informed that business is all about making more profit and cutting cost though I don't expect you to understand this fact ,you probably have been working as an employee all your life. It's obvious even to the blind that all the eastern port was deliberately built to facilitate export of mostly crude oil and The FG has covertly frustrated importers from using it through higher tariffs,delays and sometimes deliberately making it insecure thereby leaving it at the mercy of the pirates and militia.

Only Onne export more than it brings in which is good thing. Exports means more foreign exchange. Then it proves if you want bring things in your free to. There's nothing stopping anyone. Shippers making business decisions doesn't imply the port is dysfunctional.


Young man,I imported footwear (CKD) via onne port in 2014, I had to pay 50% more to clear my goods.Since then I stopped using that port.
