On point at the bolded if you are talking about real estate for rentage but real estate development is still one of the businesses/investments that yield the highest ROI in Nigeria and so many places around the world, what other businesses/investments do you think is better than real estate development in terms of ROI and what is your reason?

Real Estate is one of the best and easiest way to create long term for most people, but that does not make it the best.

At age 65 real estate will be 90% or more of the Networth of those who invested while working.


Currently 60% and more of most workers Networth are in their Retirement Savings Account.


Roughly 1% of the Nigerian population are into portfolio Investment eg Treasury Bills, Fixed Income, Bonds, Mutual funds etc.


Very few people understand how to compound their income, to such people Investing in genuine real estate investments for the long term is a good strategy

E no easy for many sector now, the only sector that
beat inflation and continous naira devaluation is the real estate developing sector and agriculture (mostly fish farming) but you must do it in large scale..if you know you know grin grin

Yes i own a rentage house and i'm fully into real estate developing now, all my tenants have being paying their rent when due except last year or so when one tried to play funny, i got some advise here on how to kick her out and the rest was story.

Collecting rent is not as difficult as you think, just know the do's and the don'ts before renting your house out and you will be fine. I learnt most of this do's and don'ts from this tb thread.

It will take him many years to get the interest on his house, but the value of his house will keep increasing unlike your worthless naira. grin grin grin

The house will definately generate funds to maintain it. Next!

Last year during the lockdown in my country of residence abroad, my tenant over there called me that business is not open and he cannot afford to pay until the next 4 months, as someone who is also a tenant where i live, I called my landlord to make thesame request. The answer of my landlord was that i rented his house for residential not for business...If the house was rented for business he will understand because there was lockdown and no business was open..so I should pay his rent or i pack out. I called my tenant and told him the same.

I cannot be living in someone's house and be paying while my tenant will be owing..i no be father Christmas..call it wicked...na you sabi

See everybody calling Emma names and some calling him wicked, Africans always acting saint while their place remain a shith0le. Business should be strictly business..my stay in foreign land for many years thought me that. I don't support to give a paying tenant quit notice after 5years to get a higher paying tenant but someone who spent his hard earned money to build a house have one aim which is to make money from it, in Emma's case i think the best thing to do is to add in the tenant's contract that rents will be reviewed every 5years with an expected increment of...%. Any tenant to be which is not comfortable with that should not border to rent the house at the first place.

I go spend my hard earned money to build my house, do all the wahala including dealing with some dangerous omoniles which can endanger my life and some person go come dey tell me nonsense. Sorry!
