I’m not really sure but I built this 2 bedroom, 3 bath and 1 bedroom, 2 bath joined flat for approximately N1.8M including land to this level. I think another N2M will finish it.

I just finished drawing a plan for exactly this configuration. It’s for a mini estate.

Each unit is estimated to be finished with about N2.3m (carcass to finishing) including all external works. It has 4 doors and 5 windows.

Building Size: 35.6sqm

*Location: Ogun state

Thank you oga. For the omonile, I don’t think I may experience that as my land is inside Estate. I bought the land from a company selling the estate land.

Your cost is in order. The footprint of your build is over 100sqm. That’s almost 3 times my project.

Unfortunately this is a fresh project that we just submitted last week, I wouldn’t be able to share the design.

It’s a flat roof design and an en-suite single room dwelling with closet, kitchen and visitors toilet. My design is a detached unit (that’ll drive up cost here)

Flat roofs designs are far cheaper and we can drive down our cost because of the total number of units.

Not sure but your building is 5.6 x 19.6 which is over 100sqm.

Your roof will hover around 200sqm+ with a moderate kingpost.

The height look perfect in the drawing, some build kingpost height are sometimes exaggerated than its ruin the look of the house.

I was actually responding to the 170 - 200sqm projection. That might mean lower kingpost than what’s on the model drawing which ruins the design.

If he’s going for exactly what’s on that 3D, I’m sure it’ll be between 200 - 250 or thereabout.

After measurements of the land I intend to buy we notice it's 40 by 60 even though the seller initially said it's half plot but said he doesn't know the exact measurements

The price is been reviewed downward, should I proceed with buying it or the land is too small to build anything

If it's not too small what can I build on it?
It's going to be a single story building

2 units of two bedroom flat downstair - same upstair?
One 3 bedroom and one 2 bedroom downstairs - same upstairs?
One 2 bedroom and 1 self contain?


I want to maximize the land to the fullest to justify the price

I intend living there and renting out others to recover some of the money spent

Note: land is in Lagos

please builders and engineers in the house, I'm still looking for answer

This is a typical Victorian castle. Very common in England/Ireland and other parts of Europe. It is not a rocket science. The issue will be on the landscaping as landscape architecture is a scarce profession in Nigeria. But I think if well motivated, Brabus or Skimanski may make it happen. The carpet grass on the walls are easily found here as I planted it near my fence wall and they are circulating already. Though It does take time to cover the whole area.

I was introduced to a welder that did my metal doors for me and, based on what I found out, your prices are very realistic, even without doing inferior job.
I paid the person 35k for 4by7 and 30k for 3by7( Each door has double plates and well coated before painting).
This person has a trader that sells his 4by7 doors for 50k in Abeokuta(I sent somebody to go there).
As per what the welder told me, The plates are sold for 3,500 each and the key is 5k. He actually asked me if I had any specifications on keys and I said no, just something good.
People around are satisfied with his job and he has since gotten the rest of welder works on my site.
1)Burglaries: I took Hajji M designs smiley, in one of his old kobo kobo projects. I paid 178k for 25 of them, various sizes.
2) Entrance/exit door burglary proof. I paid 40k for the one I'll be attaching here.
3)Entrance gate. I paid 250k for the gate. Separate small gate for pedestrian.
I'm still looking at the option to either do a concrete or steel scaffolding for my water tank. If I settle for the steel, of course he'll be the one to get it.
In conclusion, let people know what they will get for the said amount you're charging them. You have your way around words, always use it to your advantage and avoid being controversial. I contracted you and your detailed explanations and zeal to get the job almost convinced me, safe for your location and the fact that I'm not physically on ground, I have given my jobs to you. Good luck.

That’s the situation right now. We were lucky to get the 200 bags.


Experience has shown me that it’s always better to buy in bulk. It’s safer and cheaper in the long run if you want to avoid cost overrun.

I had to invest in a mobile storage for this cos the cost of building storage facility aren’t cheap too angry
