The Billion Group, a property developer is undertaking 12 retail shopping centre developments in Africa in an effort to expand its footprint and diversify its income away from a single economy.

Billion Group is the asset manager of JSE-listed Rebosis Property Fund and has several significant developments under way in South Africa. The company is also targeting retail developments on the rest of the continent, which may be listed separately in the future.

Billion and Rebosis CE Sisa Ngebulana said on Friday that Billion was undertaking 12 retail shopping centre developments between Angola, Ghana, Nigeria and Uganda, which would each be between 25,000m² and 40,000m² in size.

The group had offices in these regions and had had “people there on the ground” for the past two years, Mr Ngebulana said. While the centres were likely to house some South African retailers and local retailers, the group had seen strong international interest from the likes of French multinational retailer Carrefour.

Members of the leasing teams who had let Dubai Mall and other centres in Dubai had recently joined Billion’s leasing team.

Mr Ngebulana said Billion had partnered a number of private equity capital groups from London, other parts of Europe and the US, and had “more appetite from those sources than we need”.

It was considering the consolidation of these retail assets, possibly with other assets it may acquire and expand, “into a fund which we might reverse into the JSE”. This would exclude Billion’s South African assets and would be an African-focused fund. The fund may also be listed in London or dual-listed in London and Johannesburg.

Rebosis has access to Billion’s assets through its right of first refusal on Billion developments when they are sold to the market. Analysts say this creates a significant potential acquisition pipeline for the fund in a market where opportunities to acquire prime assets are hard to come by. Mr Ngebulana said although it was a good time to be developing in SA given low funding costs, “development opportunities in this country are few and far between”, which was why Billion was looking north of the country’s borders.

While Rebosis had no focus on the rest of Africa at the moment, Mr Ngebulana said the fund might indirectly participate “in the vehicle that has those assets down the line”.

However, “depending on the appetite of the board and unitholders”, Rebosis would consider acquiring all or parts of Billion’s South African developments. Billion’s prime assets being developed in SA, three of which are valued at more than R5bn combined, could potentially be “great for Rebosis”, whether wholly-acquired or otherwise, Mr Ngebulana said.

These assets included the 75,000m² Forest Hill shopping centre to the west of Pretoria, which was part of a greater mixeduse precinct covering about 300,000m² The shopping centre, the first phase of the project, was due to open in April next year.

Construction on Billion’s joint venture with Abacus Asset Management on the R2bn Bay West Mall in Port Elizabeth began late last month.

The 87,500m² mall, located on the western side of Port Elizabeth, is also the first phase of a larger mixed-use joint-development precinct which will include light industry, offices, hospitals, service stations, hotels and residential and retail accommodation. The mall is due to open in March 2015, and the group intended to roll out the greater Bay West City project in the next 10 to 12 years. Billion was also soon to start development on a 35,000m² mall in Pretoria North’s Hebron township.[/b] grin grin grin grin grin

Joburg - Sandhurst in Sandton is home to 36 of South Africa’s multi-millionaires, more than any other suburb in the country, according to new research.

It also has the highest multi-millionaire population density in the country, with one in every 20 residences being owned by a multi-millionaire, according to the research from WealthInsight.

“A combination of large plots, safety and location make Sandhurst the top suburb in South Africa for the ultra rich,” according to WealthInsight analyst Andrew Amoils.

According to the research, Joburg areas dominate the list of wealthiest suburbs with the other top spots going to Bryanston with 31 multi-millionaires, otherwise known as “ultra high net worth individuals” or UHNWI, Hyde Park (26 UNHWIs), and Westcliff (20 UNHWIs).

Central Cape Town, which includes the Waterfront, City Bowl, Greenpoint and Sea Point, rounds off SA’s top 5 wealthiest areas with 17 multimillionaires residing there.

The report defines multi-millionaires - those UHNWIs - as those individuals with net assets of US$30 million (about R250m) or more, excluding their primary residences.

According to the WealthInsight report, South Africa has the highest number of millionaires in Africa.

As of 2011, there were just over 44,700 millionaires in the country, with a combined wealth of over US$190 billion, accounting for roughly 25% of South Africa's total individual wealth (US$740 billion).

Included in this total are 543 multi-millionaires, each with wealth of over US$30 million.

Joburg is home to the largest portion of these individuals (48% or 261 multi-millionaires).

There are also sizable South African multi-millionaire populations in Cape Town (103 multi-millionaires), Durban (31 multi-millionaires) and Pretoria (28 multi-millionaires). - IOL

What a shame. shocked Clearly your claim dat Nigerians r the proudest black pple on earth is a fallacy. U attribute ALL GOOD THINGS to white pple, and REFUSE to acknowledge that black leadership has helped move SA to further heights. Black South Africans r shattering your long held & unchallenged illusion that Nigerians r the only competent black pple (and u can't bear it!) Disgusting attitude & not worthy of leading Africa. 3) The presence of semi-enslaved balcks provided cheap & abundant labour helping SA production to compete wt higher technology economies like those of Europe or Japan.
4) Land, d 4th factor of production, SA had in abundance. It was also mostly freehold type & thus available for national apportionment.

In contrast, Nigeria has been arguably mentally lazier, not in control of her resources, unable to properly organise its labour &
