PHOTO CRITIQUE: FOUNDATION MAINTENANCE


It is sometimes shocking how some home owner neglect the maintenance of their foundation. It is without saying that the foundation of a building IS the building. So it is vital to familiarise oneself with the vital rules governing foundations. The first and most important rule is keeping damaging water away from your foundation by all means, even if the building is marine/riverine based; the design concept will excluding damaging water.

Take a look at the photos below: from the first photo, one will notice the gullies that have been created around the foundation of the building. The gullies will store water at the foot of the foundation leading to rising damp. You can see the consequence of this with the rest of the photos. Even after the inner walls have been plastered, the building is still experiencing rising damp. The situation is not helped with the lack of DPC (German Floor).

If the gullies are not maintained long term, the foundation might settle deferentially leading to top to bottom cracks.

No matter what or a contrary opinion, for all projects please do a DPC and subsequently keep water away from your foundation, no holes or gullies around your foundation.

Please, I need clarification based on your comment. if after you have omitted DPC during your foundation for bungalow, and you have reached lintel, how can you remedy the situation if you still have some money to do the DPC, knowing that DPC will not go under the already laid blocks?

Do tell your architect to represent the glaze hallway wall graphically on d plan, so the builder or engineer don't make mistake on site using block wall.

The perimeter of the house will be 110 ft by 65 ft .

Just pulling your leg.

My master bathroom is 12' X 11 and the adjoining master closet is 8' X 12" though they both are enforced and act as a safe room with the closet getting a lot more enforced.

What all these pics have is attention to detail. You will learn when you start building. My advice, create a 3D model of your building and have the architect and builder see it before the foundations are dug. You can get this done cheap on fiverr.com

2nd is an example of the front door entrance and on the side is the living room /guest lounge . on the left side of the hallway is the living room /family room

3rd is living room/family room connection to Kitchen dining

Ol' boy, enough of stealing images from the net and placing them here to deceive people that you have a high taste. People like you have proven on here to not own up to #250k naira in their name and they are just flinging pictures upandan to cover their cash deficiency. Why not put you cash where your mouth is and invest in a Nigerian architect like Timtol?

Its good to have a wish list but stop pretending like you can afford a swimming pool on your top floor. Na so they tell me say one member here started flashing thousands of pictures and planning to build a house that will shame trump towers, but ended up building only a chicken coop mai guard house in the end with an uncompleted large courtyard that might be completed in 2045 grin

You will need to bore or break underneath some sections of the block work and pour your concrete so that "DPC" will go under some section of the already laid block. This will reduce the effect of rising damp by as much as 70%.

EgunMogaji hollow blocks na poor man prayer. Use solid blocks always. Better stability; better rigidity, better result.

Which is better? A loud and busy colour finish or a subtle toned down colour finish? I'll settle for a toned down subtle colour finish like the last photo. Don't get me wrong; the houses in the pix are all great build.

But Nigerians are afraid of snakes. So no grass, no trees. All concrete. Grass and trees go a long way in enhancing the architecture and ones mental well-being. But some Nigerians don't want to hear that. Concrete all the way. The great romance with concrete.

The last light gray color got me. That is exactly how I am painting my duplex. I hate those busy shouting colors.

They charge per linear metres. Measure the house around becos all 4 bedrooms are not equal. When I did mine about two years ago it around 2k-3k per linear meters labor.. after you have purchase the cement and little sand and granite with some 10 & 12mm iron they will embed in it. The total cost for my 57 linear meters was about 450k for labor and materials. Hope this helps.
Sorry, I also used some stonedust leftover from my decking.

Apart from the sound barrier because of the hollow, i see no need for using 6inches hollow.
Look too fragile to me, unless one is using 9inches hollow.
