I was going to keep out of this gist since both sides are making a point and both sides are correct in their own ways but you somehow tickled my fancy. So I will respond to most of what you wrote just for the heck of it because really wetin concern me self?

They say Nigeria is bad and they can't live or invest in the country but yet they build a retirement home in Nigeria. Claiming to connecting to their root. Anybody can live overseas and then fly to Nigeria when ever they want to visit families which is the same as connecting to your root. The truth why they build retirement home is simply because it cheaper to build in Nigeria and 2000 dollars pension in Nigeria will give the wonderful life style country overseas will never give them. Why not retire in these wonderful countries and stay in their seniors homes where they have helps all the time and people to wipe them down? Yet they chose to come back to Nigeria where their 2000 dollars pension will enable them hire drivers, cleaners, cooks to prepare better afam soup. Yet they condemn this same country.
While life is what you make it but some skills are more marketable in some places than others. That is simple economics. Honestly, the place I had the most fun in my life is as a kid riding my bicycle in the village and playing soccer with all my cousins. That is an undeniable fact. I have had the fortune to travel to different parts of the world including the Middle East due to my work specialty. I remember a fellow worker who I had just met in our first week in Qatar ask me where I was from and I said Nigeria and he said "419" I told him that if he repeated Nigeria and 419 again in the same sentence we will both be going back to the US, the difference is he will be flying Air-ambulance. I bring up this story just to let you know how proud I am to be a Nigerian but not necessarily proud of what she has become. I remember coming back to Nigeria from stinking, hot dusty and dirty Qatar in 2006 and within one week I wanted to go back to Qatar. I got harassed at every checkpoint for egunje. I stayed in a hotel so I had no problem with my own personal comfort but everyone I visited, even those that I feel are doing fine had no power and will not turn on their gen during the day. I was sweating like a pig. I felt more uncomfortable in Naija than in Qatar, that was when I knew there was a problem and I did not like it.

Well that is because they say their is no place like home. Monkey no fine but him mamma like am. I personally started thinking of Naija after the tone the US has taken with our new presido. I fear what happened in SouthAfrica and even Nigeria with Ghana must go could one day happen even in the the US. I want my children to know that they can always come home were they will always be welcomed. Again that does not mean I turn a blind eye to the problems facing Naija. If it were so I would not be negotiating for burglar proof windows for my future house.

Come see some Nigerians in my church that left well paying jobs in Nigeria only to come here to no Job. Guess what, the church every now and then will contribute money for them to hold themselves. Some are here working at Walmart and saying if only they knew. At thesame time some with nothing happening for them in Nigeria come here make money and then go back home to invest.

You know what, I have friends from well to do families who swore that it is Naija till death. I had to checkout because first I won the green card lottery and secondly, I was not born with a silver spoon- stainless steel all the way. Anyway, some of this same people are now in the US. It seems some of them when they get the chance they jump. It sort of disappoints me. I often brag about Nigerians doing so well in Nigeria but when I see some of this same people fleeing, I am speechless.

Some Nigerians overseas are the biggest hypocrites ever and the funny questions some always ask is if Nigeria is good why are you here and then I ask them if India / America is good why are Indians moving businesses to Nigeria, why are so many of them seeking employment in Nigeria , why will a Chinese man aquire lands from contract money he earned in Nigeria and then sell those lands back to Nigeria at higher margin and finally why are so many of these Nigerians that say evil about the country coming to retire in Nigeria?

My oga, you hit the nail on the head. One point that I have been trying to drive since this conversation started is for Nigerians overseas to understand that there are opportunities in Nigeria for us and our children incase story change tomorrow.

For me o, I left Nigeria with my younger ones before the age of 20. Papa and mama die, no uncles to help and the only person helping was struggling. The opportunity came to leave for Canada and we took it(how we left na personal story). Life wasn't easy because my younger ones and i had to work to pay our way through school by ourselves, no government aid because of our status then.

We all know that there are problems in Nigeria like other 3rd world countries or even worse. But that doesn't stop one from making good cash from this country if you know your way. While we pray for God to intervene at the same time we have our parts to play.
Everyone have the right to choose to help /invest or not to. Coming back to Nigeria to marry was the best decision I ever made and I thank God everyday for my wife because she opened my eyes to so much in Nigeria.

Someone asked me earlier why am I not doing anything in Nigeria. The truth is I am into commercial farming in Nigeria. I work 21 days on in Canada and 21 days off. Most of my days off, I am in Nigeria chasing money.

Hello house, I've got a major issue on my site. Had to stop drilling the borehole at 18m because my engineer said the vibrations can affect the building. The original estimated depth was 70m. How does one get around this kind of challenge?

Ps: the type of building is a few units of one bedroom studio apartments.

It will be good if any expert in the house can help analyse the prospect of investing billions in buying properties in eko atlantic, banana island, orange island, asokoro, maitama considering the state economy. Why should prospective investors invest a huge money in those locations. I believe that was the reason for all these debate.

If you have stolen from Nigeria commonwealth and people.this are the set of PEOPLE or involve in illicit business that has the kind of MONEY to invest in SUCH places.
Let them do a roll CALL of PEOPLE in those area's and see the difference is clear

@peterphd. At 18 m did he drilll into an aquiferous zone? If there is no water (very low yield) at 18 m, then a geophysical survey would've been done before you engaged the borehole driller.

So what's your take on the news? Positive? If yes, hope you saw the statistics of the level of poverty from the 80s as compared to 2000?

In any which way, it's not looking good. The individual success stories are not enough; too few and far in between to generate a traction. One slice of yam can't make pounded yam (King Sunny Ade)

There was a survey done. The results showed that drilling to 70m would be sufficient. Now, drilling up to 18m has come with so much vibrations that they're scared it's gonna compromise structural integrity. The borehole guy wants to continue work but with less heavy machinery. Engineer is advising that I just get a well dug. I'm at a loss.

In that case, I will defer to the experts to advise you on this. there was so much vibrations when they dug mine as well and they couldn't get the drill inside the plot where I wanted the borehole drilled because the main building was in the way. On my next project, I will get a borehole drilled first before putting up the main structure

@Rubbish. As you can see in the pic, my drilling was done close to the building. I guess it wasn't the vibrations or noise that bothered me the most, it was the fact that they couldn't get the drilling rig and vehicle at the spot I wanted them to drill because the main house was already up and there was not enough space.

Nigeria like I said before have her challenges and the same applies to other countries. No Nigeria TV show how bad the crime rate is in America but they are quick to showcase the ones in Nigeria. Let me not beat this USA own too much but people should do us a favor watch Akon's video on how USA market herself.

If there is another point not too close to your structure, then the driller should change position if he can get sufficient water from the new point.

I'm completely in support of it all. I won't be a participant even if I had the resources because I don't do anything Lagos. I think it's just a horrid place for someone to exist when there are choices littering the country.

1) Looted Money: I do support what they are doing because it will bring looted money back home for investment and freshly looted money can be kept here instead of being taken to Dubai, Singapore, etc Additionally, I'm not close-minded enough to think that legitimate earners wouldn't be able to afford to live in there.

2) Trickled Down Economy: Yes, Iya Alata @ Idumota may not get to live in there and she has no God-given right to live in the choosiest neighborhood in Nigeria (this is one of Nigeria's issue, this idea that I have to be like A to feel accomplished. Even on here on this thread, this ratlike thinking exists in some). So there will be:

2a) Direct Services: they will need drivers, cooks, maids, elevator people, grounds maintenance people, hvac service people, etc

2b) Indirect Services: they will need places to shop, dine, lounge, school,

3) Tax: Lagos state is on a tax revenue binge and the taxes that they will get from that area would be immense. They would use this tax in other areas of the state for developing infrastructure.

I tend to look at thing from a glass is almost full persepctive and chose the outlook of the best in people and things.

There are already schemes for low cost living in other areas like Ikorodu, Epe, Mowe, etc If state/federal puts in a subway from Shagamu to Obalende then it will ease things (that is an easy less than 30 minutes trip in developed countries). So everything in due time.

Anyways that is some of my thoughts on the project. I'm happy for the investors because they stand to make immense financial gains while some whinge about security/power/etc. As far as I understand every single plot has been sold even before they have reclaimed the land from the sea as expensive as they are. How many of Spyder880 plots are sold before he has cleared the land? None. The way rich people think is different from the middle class.

I'm using Spyders example because he's one of us here. So if you think Eko thingie is too expensive to live on, what about Spyders N1M land, why are those not being developed robustly? We shouldn't blame rich speculators, small timers speculate also as we've seen here. Everybody has a reason for their investment style.

The visibility that Eko folks have will ensure that due real estate taxes are paid.

If you don't mind, can you share where you're getting your statistics from (the 20%)?

My bro, I love this. Would totally love to do something like this but since my papa had to buy even the land wey I dey build house for now, I no get land. I will have to start by buying land first which is not an easy feat.

My bro, I love this. Would totally love to do something like this but since my papa had to buy even the land wey I dey build house for now, I no get land. I will have to start by buying land first which is not an easy feat.

My brother, instead of buying but still depend on what you want to do o. Leasing lands from community heads in rural areas / villages some times is the best / cheaper way to go. Some time family that owns palm kernel trees plantation sometimes do lease out these plantations. Your job then will be feed those trees with fertilizer, harvest, process and sell (this goes from 2-3years).

Apologies to the elders in the house. I totally understand property section is not where agriculture should be discussed but I just felt I had to reply this brother. This will not happen again

The question will now be, "how many have built houses and are living on those excessively expensive land. Very few, about 20% as I mentioned earlier and majority are politician. That's why I called those place, "ghost neighborhood" It could be that the reason Spyder880 didn't sell much before and after clearing the land was that he didn't market his product very well. Estate developers knows how to fine tune their properties with rich graphics on both electronic and print media. The middle class will always want to be like the rich.

Thanks for bringing this up, I marketed my lands aggressively, and the first one was sold out in less than 6 months when I didn't do any radio/TV adverts or print fliers. I stopped a lot of people from paying and even returned money to some people who couldn't complete their payment at the agreed time. The second estate moved fast too, but I chose to reserve a lot of plots for future development. The lands were cheap, but not is an already well developed zone.

My main problem is with speedy development of the area. Attracting plot owners to build will need infrastructure and the cost is staggering. So I decided to change tactics, I even tried selling a good house of mine to speed up development in the estates so people can build immediately. Now the road to the area is being constructed by the state government. So I wait a little.

But my next estate must be in a well developed area where we can move and start building immediately, but can people buy in this tough economy? Not many people can afford plots for upwards of N5 million in Nigeria of today. I also have plans to start single building development for sale very soon.

Hello house, I've got a major issue on my site. Had to stop drilling the borehole at 18m because my engineer said the vibrations can affect the building. The original estimated depth was 70m. How does one get around this kind of challenge?

Ps: the type of building is a few units of one bedroom studio apartments.

You’ll be surprised what people can do when they are motivated.

My research so far is leading me to believe that it “could” be more profitable to develop in town in existing and established neighborhoods than out of town. But this is on paper grin
