A lawyer fee cannot cover litigation fees where there is need to evict a tenant. Usually, you may not pay for quite notices , but you will be charged for filing the processes in court and appearance fees
You can't deal with prompt or delayed payment by tenants upfront. No matter the clause you have in an agreement, bad tenants won't give a damn and the only option is to take him to court with the attendant challenges associated with our Court system.
A lawyer should also be the caretaker. The tenancy agreement out there have almost the same clause.... Thanks for your reply. I was with a lawyer of recent and he's willing to take 5% but he is insisting ill also pay him for the first year for managing the property(tenants will pay him for tenancy agreement). Is it a norm for lawyers to collect management fees from the first year while also collecting tenancy agreement from tenants ? |

Good day to everyone one. I'd like to seek opinions and suggestions. I and my wife are almost done with our first rental building . I've extensively read about how some tenants could be worrisome and how ideal it is to hand over to a lawyer which we intend to do. The crux at hand are 1. What's an ideal amount to negotiate as fee with my lawyer 2. Would his fee also conver litigation process if thr need arises or would i have to negotiate that 3. What procedures can we take to avoid tenant issues as regards prompt payment 4. What should we look out in the tenancy agreement 5. If we get a lawyer would he also act as a care taker to the building.

Conceptman: Cracks can sometime be the house settling to the earth which I think it's not a big problem like that. Another thing to look for is the environment where you have your building, do other houses experience such that's if the cracks are very visible ones and that could be an issue with the vicinity of that land which could either be caused by different factors. Try and ask around if others experience such, did you do German floor Yes, German floor was done. Theres a crack too on the floor. The security man of my neighbour said his oga had same thing but he cracked open the wall and included reinforcement |

rotecch77: Permit me to say this, it’s never a waste of money to get a competent personal to handle things, you can never regret it in future.
In construction if you don’t have enough Money due to the situation of the country to hire professional to handle your project from beginning to the end, you can do so for foundation only, ( bungalow) you won’t regret it.
Now to the problem on the ground you need to 1st check the courses of the cracks ( this might be from the foundation which I’m very sure of). Then you need to study it if it has stoped before you can take any repair on it, if not the cracks will continue.
More so as you explained you might need what we called UNDER PINNING to solve this problem ( although we don’t know the degree of the cracks bcs NO pics to check that). I gave an engineer the job from beginning to its current stage as I didnt want story and I try not to over negotiate but still I got this. Please what does underpinning involve |

Good day. I need this great house and engineers advice. I started a 4bedroom bungalow which weve roofed and plastered. Of recent, weve noticed crack both horizontal and vertical cracks on the walls and the floor. Engineer said it's as a result of differential settlement and it can be worked on. He said working on it involves cracking the walls and just filling and plastering with cement and sand. Someone told me it involves breaking the walls and inserting reinforcement (iron rods) and plastering with mixed sand,cement and granite.
He insists that it's not necessary. Please engineers in the house, is it necessary or not |

@shelliz id advise you get people outside Edo state for your septic tank. Everything in Benin city is expensive even Labour. I currently have a project at Amagba and jobs from foundation to roofing has been done from people outside the Edo state. |

In other words, how many bags did you use for block moulding, how many did you use for blinding, how many for German floor, how many for block setting up to lintel and how many for the lintel? Thanks! A total of 182 bags has been used currently. This numbers includes bags needed for block moulding, setting, German floor , lintel casting and pillar casting. I envisage we might need few bags more. I omitted the first 30bags I used in moulding blocks for the foundation |

Workers took the holidays off but resumed this week. Currently we are at lintel level and should be warming up for parafet and roofing. Some pics of the project (Pics aren't very clear. My Engineer boys couldn't get a clear pic with their phones)

AsomArchitectNG: Congratulations op nice work. But i noticed some things about the floor plan.
One thing most architects/engineer don't put into place when designing is cost. With this kind of design trust me you are going to spend much on construction/finishing. Even when the money is there nobody prefers to waste it.You will get to understand what am saying especially when it gets to roofing level
I. think the shape of your building is somehow irregular although it will be good if it comes out well
2.You also have wasted spaces especially in the lobby side
3. Am sure this design was done by an engineer and not an Architect. Pls for the sake of knowledge purpose there's a big difference between an architect and an engineer

Timtol: Same thing happened on Wednesday before our German where some spaces look bigger and some smaller, clients always complain of this,but if the Architect has a standard job no matter the plot might be he must be able to get a standard size. I was on site yesterday and he assured me that the sizes are large. Although some of the lobby will be closed to make room for more space |
