bosun as I ve heard dwell in comp science, he's just stubbornly penetrating the building profession but there's never a short cut to it. U could have decades of experience but there's a study for construction, if u don't know it u definitely won't know it. Be a bricklayer or carpenter, if u can't do the analysis you will only be doing rubbish that may appear good.

Doesn't matter but your family is disrespectful. An elder brother is more like the Jesus of every family, some family curses hits on the first born and that's why some family will have others doing well and the first born seem wayward. Until something happens that requires a first born to stand only then are they valued. But in a case where the elder is very stubborn everyone keeps their calm and respect themselves it's a pity he's very calm.

The price is not moderate.

Each board 0.6m² (200mm x 3000mm) cost between N3400 - 3600 (factory price as at Nov 2021).
You’d also require lightgauge steel profiles, studs and other accessories.

You might end up spending between up to 15,000 per m² to achieve a very clean finish.

You need to understand the kind of criminal and sociopath here and in no way can 12 matured and intelligent clients be blamed as he is a 1st class internet presenter and he knows the right buttons to push and pictures to post to get the client to commit, then the brouhaha starts.
No one should be blamed only a thief and conman who has been allowed a free reign of destruction on Nairaland for more than 10 years.

Be objective and compassionate in your views a conman like Bosun cannot be underestimated

so let's assume you paid 100k for architectural and structural drawings so u are saying an engineer spent 6years in school plus getting a coren for ur 50k drawings or the architect spent 6years too plus arcon certification just to do a 50k drawings? Nah next fit una.. until you nairalanders learn to respect other ppls professiona u will keep meeting ppl like next. I'm sure that's why somehow fell into his net because next promised to deliver a 50m job for 30m.

It is quiet unfortunate that people still deal with Bosun (Brabus). He is a confirmed fraudster and chronic criminal.

I transferred agreed sum of 100K to him for Architectural and Structural drawing in 2014. He acknowledged this payment. He did unprofessional, unsigned and unsealed drawing which was rejected immediately.

I complained about this matter on nairaland when he was not picking my calls again. He called me immediately to beg me that we should settle it offline. He begged me not to post on Nairaland again and promised to refund the 100K.

He suddenly send sms to me offering to pay 60K as final payments in two instalments. I told him to pay the 60K at once. This is over 5months.

Now, he is saying he doesn’t have money and cant even advise when exactly he can pay.

It is quiet unfortunate that such person like Bosun (Brabus) claims to be a profession and keep duping people.

This is sad.

Everyone dealing with Bosun (Brabus) are taking greater risk.

He is a fraudster and criminal. My experience with him is sad.

He can comment on this if I lied against him or if he disagree that he is not a fraudster and criminal.

100k for architectural and structural drawings? No no I'm not siding with next but I'm happy he duped you. At Least others on this forum won't patronize someone who ask for 100k for a job that will involve 2 professionals (architect and engineer) so baba the fault was yours.

Your situation isn't as supprising as what my brother did. He quit police and used the cash on him to travel to Europe by land. Until then I never believed all those complaints through the years

Non-structural concrete works eg. Non-structural precast elements, blinding, concrete floors, pervious concrete etc

Being stone solid doesn’t mean that you won’t still get some powder within the bag. They can break and sieve to do precast works. It’s only the last layer that requires smooth finish.

That’s what we did in one of my last year project.

A performance bond is what I think every potential client should ask from whoever they choose to execute their projects (After filtering known quacks/frauds).

I initially asked Bosun for this but he couldn't get any bank of his to answer him for days.

If you don't understand how performance bond work, kindly do a bit of research on it.

With a performance bond, you are 99% assured.

My next build (by God's grace) will surely be conditioned to this.

there's no protection all those bonds or whatever can offer you other than for you to protect yourself against scammers like next. Even estates are being built with just a handshake deal. I know how many jobs I be ost because I try to be truthful and trust worthy. You clients don't value truth, next is really profiting for his scams because you clients deserve someone just like him. You fell for his pictures posting skills.. let me shock you big engineers don't post on social medi. Yes real certified coren or corbon men are too busy handling really important project that spans over 2years and when will they have time for nairaland. You see those ones like next, and one other one again,. That one went as far as having a media guy who runs his WhatsApp and Instagram they are all quacks believe me. I asked him the other day which one is he , an architect or civil engineer or builder. You have to be one of the three before I can even talk to you about building let alone handing you a contract.

When you commission an architect to produce a building drawings for a client, what are ALL the documents the architect will provide to the client in line with Lagos state regulatory agencies guidng building plans etc?

The location is lagos

Cc: Next, Rotech, Spyder, Segzy, Gbadexy, Twinkenny, Big Eguns, Hajji

you can pay the architect for the full total package and he will get the architectural drawings ready (5 copies) then he hires a structural engineer plus all other professionals for the mechanical and electrical drawings.
