In fact the authour missed out a few for Lagos state
You must have a structural drawing stamped and sealed by a registered engineer
You must have tax clearance certificate.
Even you location plans must describe all types of buildings that surrounds you site
Then you must also have services drawings stamped and sealed by a registered engineer.

Most of the conditions he pasted bothers mainly on the architecture side so it's not really a biggy. When I get to my laptop later I can break it down properly..

They both follow the same basic requirements sit .
All stated are required for normal approval process but the issue is that most process are bribed that is why it seems some don't matter.

It's not just that and don't only see it that way. Yes I know for a fact with effective management 5m will fly . But I need people that knows what they are doing for your designs project costing and implementations so that you won't spend more than for any reason.
And you know you have to factor in all support services not just building the main structure.

I need a proper Architectu design and cost estimate. I believe you can make that figure if you have a good plan and a good estimation.
Also depends on the area you are building in some waterlogged site and sloppy sites it might not be feasible. But on plain site it is. I believe so.

Yes 10million will but you need a good architectural and structural design for the project such that put cost into consideration.
Another is you won't have an elaborate gross floor area for the project the bigger the floor area the more the cost of the project.
Also I need effective project management skills and phase cost budgeting that is you must not exceed budgeted sums during construction .

I'll key in to this bamboo revolution. Instead of using rods for my pillar, I'll use bamboo. I'll only use rods for the footing and the starter bar.
