I think it is going to be almost impossible to achieve cross ventilation in all rooms for such design. Considering the fact that the architect is working with land restriction. Just my observation.
In building design there is always a constraint, the main Place he should work on is the entrance area, where you have the stairs, dining, kitchen, main lounge and the large lobby, the spaces can be better resolve to function better. every additional square metre is about 30-50k in real estate.
Lastly the walk in closet on the ground floor can be improved upon the door should be placed in the middle of the space to have wardrobes on both sides.

3 bedroom and a pent house.

nice idea but alot can improve,
First all the rooms must be cross ventilated
secondly you have alot of wasted spaces inside the building which i dont know if its your requirement or design issue but alot better can be done with the spaces between the kitchen and the stairs
Thirdly
In proportion the dining is way too big in relation with the kitchen and the bedrooms.
Fourthly the master bedroom should have bigger space for the room
Lastly a lot can be improved upon aesthetically. regards.

Great day sir not really advice able except were you are connected to public drain. If you are not connected to public drain you need a septic tank and soak away.
Where you are connected to public drain you can run you waste water and roof water directly to the drain. So you can afford to have just a septic tank.

was thinking someone might have done a mathematical calculation/comparison of moulding vs buying blocks, so the cost savings could be clearer.
or if someone can point me in the right direction, i dont mind creating an excel sheet. need info like trips of sand/cement/water cost etc to come up with the excel sheet

What is the specified thickness of the slab if it's 150mm then it's not too. Much depending on the area but for you to be sure u need to be there. Another problem with being present is the engineer might increase the mix ratio to something higher and you might end up buying more cement. Ask him all these questions before hand to ensure that when you are there they won't change anything all the best bro.

I am thinking of venturing into the niche of JV house renovation for rent , where we fix up a house , then rent get returns from rent for an agreed number of years.

Guys thanks for all the theoretical advice about firs,CAC ,dedication, hard work , funds but I got that down already .
I'd like advise around

1. finding and dealing with clients(families etc)

2.How many years should the average deal entail.

3.Stuff around regulations and permits

4.What are the biggest mistakes to make.

5.possible legal problems.

6.what kind of developments return the best yield(2bedroom,3bedroom,block of flats , mixed block of flats with commercial and residential spaces , plazas)

7.managing staff.

8.keeping costs low.

Please don't be afraid to be direct and blunt, if you think it is a bad idea, say so and why.

Thanks for all the wisdom you would be sharing, I hope we make at least 60 wealthy people from this thread.(including me of cos...lol)
My advice is don't negotiate years for returns on rent with families until you cN ascertain the total cost of the renovation.
You only require local govt building permit after you have registered your business. You greatest challenge will be the family. As regards cutting cost you needgood workmen and tag professional along like structural engineer and architect on each project or on accessment trips so that you can get the best value from each renovation works it's very important so that. More so allow to family to handle all issues with land grabbers and Omo Orile.
You can make use of renewable materials and refrabrications. We can discuss much on that.
Finally you need to discuss and make sure the how and property has complete documents very important and do a proper check on the property so far it won't be house that has been use for collateral.

The discourse about whether to mold blocks yourself on site or to buy already vibrated blocks from block sellers is an important decision. I tend to support the molding of blocks on site, but only if the following conditions are met;

1. You must have a large space in your compound, space that will be enough to leave the blocks where it is and not need in to repack the blocks. Relocating blocks is costly, time consuming and risky too. Blocks can break when being re parked and you end up losing on the broken blocks.

2. You must have a supervisor, permanently stationed on site, if you cannot be on site yourself. Expect to pay the supervisor and add the cost to the 'savings' you are going to make for molding blocks yourself.

3. Make sure your site is not where trespassers can march through. I have seen a friend lose money because as soon as they finished molding the blocks for the day, a herdsman drove over a hundred cows through the back of his site, trampling and destroying most of the 20 bags of cement they freshly made for the day. He nearly cried when he came back in the morning.

4. You must ensure the molders are imbibing good block molding practices, when molders are working for an inexperienced person, they tend to relax their skills and turn the cement less than needed, all to make them move faster and make more blocks/money. The down side of this is that the blocks will be of poor quality.

Finally my people, the fact that you molded your blocks on site does not mean you cannot lose money or quality of blocks made. A person that bought blocks can move faster and save time/space/money, if the conditions are right.

I now buy most of the blocks I use on different sites, except where there are no nearby block industries. I also have a list of good block makers in many cities where I work. But if my clients insist we must use blocks made on site, I usually ask them to produce the blocks ahead of time, then I can move in later and start the project.

Hello builders in the house, i have a little piece of land i want to develop. Size is 80*50*40. My plan is to build a family duplex of 5-6 bedrooms, down and up parlours, 3 balconies up and down respectively. Something very cool and modern. Ive seen several plans but not convinced, hence im asking for a help out. Ill appreciate if plans are included.

Yes its still applicable there is a new one for 2017 but cudnt lay my hands on that yet. Its reviewed every 5yrs i think. But even with this you can negotiate your projects. Most Architects dont expect you to pay exactly what is on the scale . You can always negotiate lower.
The scale provides exactly same info other than upward review of the fees payable.

yeah its a twin duplex, i thought parapet is used to protect the roof/ceiling from thieves gaining entry tru into the roof through there. i told my architect that i want a flat roof... i hate those send down the rain roofs/roofs towering upto 20ft above the building itself, in western climes..such enormous space is turned into dwelling spaces/attic, but in naija with our climatic..that space is wasted...thus i see no need for it

It depends on how much you are willing to spend but concrete fascia does not prevent theives because they usually remove roofs to get into the house. If the house is not occupied. Main Job of the concrete fascia is to provide a more long lasting fascia free from frequent maintenance. And offcourse they are aethetically pleasing . Ask your architect for a review no matter the style there is a concrete fascia that works.

If its a story building you need to have r.c columns to counter the effect of windloads on your structurel.the higher you go the more your windload

Have you moved to site? If yes or no ask the Architect and structural engineer for a revised drawings. Cos it might change the way your roof design and the building as a whole will look like. All the best bro.

Main things that needs to be checked are you block strenght and the way they are keyed into each other and the total height of the building . You can still add your concrete parapet to the building without adding addition columns.
If the building headroom is double volume you should add columns very key.

We can go and employ all these people for simple family homes so that when we graduate to start our industrial complexes and spiral plaza we will by then employ God, Gods and Angels to handle them.

Give us a break!

Mr mayor lols u amaze me. Okay lets take from the start when i hot here my intentions here to advertise, very clear but when i saw peoples attitude towards building and construction in general i had to pause and really understand the issues alot of people coming to complain about quality of work this quality of work dat these people are loosing hard earned cash. The question is why is all this happening cos people are willing to take direct risk over artisans some are paying off eell many others we all know the story. There is what is called supervisory responsibilities those in bank and other multinationals will know that. Those are the roles of these people i ave not said give your jobs to them. All have said is these people know more about the construction process than you do and will ensure you get value for every kobo kobo kobo you are spending. Please building is a serious project you people will not know how serious it is until (God forbid) one gets a collapsed building . Wisdom is profitable to guild nothing is caste in stone you can have these guys present without emptying you pocket all naaahhh . All is wisdom explain well to them. Oga take time read and you will have better dealings with Architects and other professionals . If you want to spend 15-20million on a project you better spend them wisely so that you wont have regrets. Its a beautiful morning here and its not a time to lash out. Peace to you my brother.

My brother we can go on and on till infinity on this issue, many of us are professionals in what we do for living. Once they noticed you are calling from abroad everything change, expect for very few. I give U another example of an builder that I contacted oustside this forum to supervise a job for me at Ikorodu not knowing my experience in contracting jobs. Just because he noticed I am calling him from abroad he want me pay him 1.2 million just to supervise Caracas of 3 flat of 2 bedrooms bungalow. This is a professional architect builder that I respect so much being building houses for my uncle for over 15 years. How do one explain that, I just laugh never talk to him again.
Bros its a value thing i understand your frustration. This is what i will say there is rate of fees for all professionals as stipulated by law u all should have a copy. I will try post it later in the day. armed with these you can negotiate and know what his/her role should be vis a vis what he should be paid for doing the Job. Cost of drawings in Lagos, Abuja and Portharcourt are bound to become tedious we hope to read tge nation of quacks running here and der as Architects and consultants.
