I have been worried about the reasons why her final semester result and certificate has not been issued. Everytime she goes to the affiliated campus for update and clarification about her certificate, they keep telling her to WAIT. this is one of the reason why we haven't conclude on when to do our wedding..I initially planned she option for another institution like polytechnic or uni.. she was really disturbed and I am also disturbed to. Families are asking when she will go for NYSC. I have no idea of what to say.. if this affiliated institution is genuinely ready to issue certificate this year.. I will like to know from whoever knows better than I do about the institution... Your home will not be split in the mighty name of God.. this is 2022.. Next time if you want to give out an apartment for rent. Make sure you and the tenant sign an agreement, a writing agreement signed by both parties. It’s that agreement you will use to rope him whenever he starts misbehaving and when you go to court. In the agreement list your terms and condition, mood of payment and etc. don’t just rent your space to anybody because u need money.
Whoever I are giving ur space to must be ready to follow your terms and condition and if he can’t sign and agree with the landlord terms then no need giving that person space. Very simple.

My brother, the law did not say anyone should live free in a property because of quit notice. The time frame of notice is PAID FOR. You did not state if he is a yearly or monthly tenant. This determines the duration of notice, which is supposed to be issued midterm his existing rent. In this case he is in arrears, Your lawyer should be demanding arrears as well as repossession. Even if a fresh notice is issued because maybe the initial one was defective, the duration would still be paid for. Don’t let anyone deceive you into thinking it is free. The only issue I see here is the guy packing out in the dead of the night and eloping with your money since he may not have much going for him. Lastly someone in arrears don’t get 6 months, I think it’s 1 month to pay and pack out, this played out in my estate.

Go to the court and sue him, liaise with the Bailiff to give you the paper to serve your tenant.

When the tenant goes out (when nobody is in the apartment) paste the court papers on his door holding the day's newspaper and snap it together with the court summon as evidence that he was served the court papers.

After snapping the court summon on his door post, remove it and keep in your house. The court process will go on without his knowledge and the Magistrates will be vexed that the tenant didn't show through the process and will definitely rule in your favour.

The Magistrate will send police to park him out, confiscate his properties, auction them and use the proceeds to pay you the rent he is owing you.


P.S Make sure nobody sees you while pasting and removing the court summon on his door post.

Get a lawyer to help you obtain quit notice from court. Explain everything to the lawyer so he can know how to legally make the tenant to pay the arrears.

We evicted two troublesome tenants within 1 year. Once they see the authentic quit notice from court, they knew their days are over.

According to the law, a yearly tenant is given 6 months quit notice. If it is 6 months tenant, it will be 3 months quit notice.

No law said you should give a tenant 6 months notice, if he pays annually, you give him 6 months notice, that is 6 months into his annual rent, if he pays every 6 months, you give him a 3 month notice, that is 3 months into his current rent. No law said anyone should stay in your house free for 3 months or 6 months, na him build the house? In the case of him already owing, your notice should be a demand to recover both apartment and rent owed. This is very easy to achieve na! A magistrate court eviction order can be procured in 2 weeks, the bailiff will come with okorofo to eject him and confiscate his belongings since he is owing you rent.
