Celebrities / Re: Nollywood Star Batters Married Lover[disturbing Pictures] by asitis(f): 3:42pm On Nov 18, 2009
Don't know where some of the facts of this incident came from, tope was not married at the time she was dating this guy, she was separated from her hubby but has now gotten back with him, he was there for her despite them being separated following the incident. Tope announced Tunde and her were getting married sometimes ago, it seem like the real thing to us, Tunde was always declaring how much he loved her (especially on fcbk), only God know what then happened, Tope said he battered her face, Tunde said the door hit her (which i don't believe, pls view the pix properly and judge), regardless of what might have happened, i don't think anyone deserve this, she'll have to live with the scare for the rest of her life
Foreign Affairs / Children 'elope' To Sunny Africa by asitis(f): 10:57am On Jan 06, 2009
Two children tried to leave the cooler climes of Germany to elope to sunny Africa, but only got as far as the local train station.

The pair aged six and seven were planning to get married in Africa and brought the girl's five-year-old sister along as a witness.

They left their home in the city of Hanover, which they shared with the boy's father and the girls' mother, early on New Year's Day as their parents slept.

Police spokesman Holger Jureczko said: "The children wanted to do something really special for the New Year.

"They had it all planned out. They had three suitcases, filled with food, swimming costumes, a lilo and even sunglasses".

Mr Jureczko said they took a tram to the central station and were about to board a train to the airport when police stopped them.

"They said they wanted to go to Africa 'because it's so nice and warm there'," Mr Jureczko said.

The boy had once been to Italy and convinced the girl that Africa would be even warmer, he said.

The police told the trio that it would be difficult to get to Africa without money or tickets and instead gave them a tour of the police station before handing them over to their parents.

Properties / Re: Which Should Come First In A Man's Life, A Car Or Land. by asitis(f): 10:38pm On Dec 20, 2008
There's no right or wrong answer, the choice will depend on the need of the individual and how much the person has to spend. depending how much the person has, the two can be acheived, but in some circumstances the need to have a car could be very great and the amount in question might just be for a small car, investing in property on the other hand is a different ball game all together, i'll advice this anytime though, i did it too and it paid off, in this case lots of research has to be carried out before the purchase is made.

Don't know why you thought you were going to get a polite reply from the seller, you sounded quite rude and arrogant with your approach, you can't expect him to act like a didirin for you just because he wants a sale.

ASHLAND:

I believe I appreciate people's opinion, but the people that asked me not to ask for it.

I will encourage you not to be proofing people wrong all the time. If I need a loan, I will not get it from Nigeria banks. Furthermore, I said " minimum" I did not specifically state the interest rate. I understand property will appreciate, but that is not the only avenue an investor should focus on. Money is depreciating everyday, the value of one million Naira ten years ago is about ten million Naira or more as of today. Anyway, I appreciate your quick response.

To be honest i can't say i understand your first sentence, but what i'm trying to say is that if people take time to answer your thread, you shouldn't insult them even if you disagree with their opinion after all they didn't have to answer the thread, you were being insultive to me by saying BETTER ANSWERS WILL SOON APPEAR, i couldn't just let it slide, ha-ha, why should i take the insult just because i gave you my opinion.

About proving people wrong all the time, i can't say i understand your point here either, i wasn't  out to prove you wrong or anything, i gave my opinion, i wouldn't have gone all defensive if you hadn't insulted me in the first place, i had to draw you back to the error of repaying back 7 million naira over 30 years which will become 14 million as you suggested, we are all here to educate each other after all, and remember someone who doesn't know much about Nigerian mortgage might read it and thought, ooh, that's not bad. I do agree with you on that money will depreciate, but the amount you'll loose when you paid for the property, you'll gain back in value (of the property), i also agree with you on that property investment is not for everybody but i have to say it's one of the best investment though.

Properties / Re: How Long To Re-coup Rental Properties by asitis(f): 10:32am On Nov 08, 2008
@ Ashland

You need to learn to appreciate people's opinion when you asked for it, i know what i'm talking about as i'm in the property market myself.

This same amount you talking about (N7000000), if you invest it in an area like ajah/lekki axis, lets say you purchase half a plot of land for N3000000, and you use the remaining N4000000 to construct a 3 bedroom bungalow, it'll be rented out for at least N500,000 per annum or more if the research on the area id done thoroughly before investment, it'll mean the investment will be recouped (your own word) in say 10 years time bearing in mind that the rent will not stay at N500000, the beauty of this is that after getting back the money invested through rent, the property would probably be worth twice the amount investment if not more, property investment is still one of most sound investment any day as long as you do your research,, in my own case, i bought a land at lekki axis for just N800000 6years ago in a developing area, within 2 years, it rose to 2 million naira and as of last year, plots of land were selling for  4-5 million and the location weren't even as good as mine, those reselling close to my area was selling for 7 million naira, a friend who bought at the same time as me decided to sell up after 3 years for 3.5 million naira, even without doing anything, i got my money back with very healthy profit within a very short period of time, i chose to invest in a developing area and i got there the right time too, it's will have been a different game entirely if i had decided to buy, build and live there within a short time, in that case i would go for a well developed area as in the case of amuwo odofin/raji rasag/mile two/festac. To me when it's comes to property investment, 15 years is too long (if it's going to be my home, then fair enough), but hey!!! guess our opinions are different.

Another thing is that, you got the mortgage rates wrong, which bank gave you that rate? You'll have to be extremely lucky to even get a mortgage with an interest rate of 10% for 30 years, i don't think this even exist, although some private estate might offer some attractive rates but you'll have to pay a hefty deposit and in most cases the years is always about 10-15 years, even NHF loan is at 6% with the maximum amount of 5 million naira (not up to 7 million) and you have to contribute 10% of this. In a situation where you got a loan to finance the property, you'll have to do your homework if you know you won't be living in the property,  in most cases investors would make sure the rent covers the loan repayment or at least most of it and at the end of the day you know the property is 100% your after the final repayment.
Crime / Man Strangles 60-year-old Aunt by asitis(f): 4:19pm On Nov 07, 2008
The Ogun State Police Command has arrested a 25-year-old man, Adeboye Olatunji, for allegedly killing his 60-year-old aunt, popularly called Iya Ibeji.

The suspect was said to have strangled the woman for failing to disclose his father’s whereabouts. P.M.News gathered that the woman was found dead at her 5, Olusola Street, Lafenwa, Abeokuta, Ogun state, residence, after a row with the suspect.

Investigations revealed that the suspect had engaged the woman in a long running battle over the ownership of the property left behind by his father. He reportedly accused the deceased of denying him his share of his father’s property.

“I was living with my mother, in Ibadan. I asked her about my father’s whereabouts and she brought me to Abeokuta, to meet Iya Ibeji, my father’s elder sister.

“My mother assured that Iya Ibeji would tell me everything about my father. So, we came to Abeokuta. My mother slept in the house that night, and returned to Ibadan the next day. When I asked my aunt about my father, she refused to tell me anything about him. But my mother had told me to put pressure on her.

“On the second day, my aunt still refused to tell me anything about my father,” he stated. Police sources said the suspect blamed his action on unseen forces. “It was about 4 p.m., on the fateful day. I was in the house when I noticed that everywhere around me became dark, like it was about to rain. The colour of my eyes changed instantly and I started looking for Iya Ibeji.

“I found her at the backyard feeding her sheep. I waited until she finished. When she eventually came to the passage, I watched her turn her back and quietly, I tip-toed behind her, tied a piece of cloth around her neck and tightened it. She screamed and fought but I overpowered and killed her,” he narrated.

On why he killed his aunt, Olatunji said he was not happy with her and believes she did not want to tell him about his father’s whereabouts so that she would retain the ownership of his father’s house. He added that killing her was not intentional.

The murder suspect said he later got to know of his father’s whereabouts after he had killed his aunt. “Neighbours who were attracted by her screaming arrived the scene and I told them that I killed her because she refused to tell me about my father’s whereabouts.

“It was one of the neighbours, a man, who told me my father actually died in prison while serving a jail term,” he said. The Ogun State Police Spokesman, Sunday Ubua, said the suspect would be charged to court at the completion of their investigation.

ASHLAND:

Asitis, you have tried, but if you look at Nigeria rents as of today, you will notice they doesn't match that your calculation. Nigeria rents are too poor compare to cost of properties .I think tenants need to be educated that they need to pay more.

It's seems to me that you know VERY LITTLE about property market in Nigeria

ASHLAND:

BETTER ANSWER WILL SOON APPEAR.

You NEED to do more research on the topic yourself instead being insultive, why ask for people's opinion if you already have a believe (even though that believe is wrong)
Family / Re: How To Displine A 3 Year Old Child. (always Re-arranging Furnitures) by asitis(f): 4:11pm On Nov 04, 2008
I have a 3 year old and a 1 year old has well, the thing is that they see most objects as something to explore, had to remove all cds from the living room,  push the sky box well back so the one year old can't reach it (the 3 years old is not interested in this) At one time, my 3 year developed this habits of hiding the remotes, my husband and i spend like 2 hours one day looking for the sky remote until we found out she hid it behind the printer and started laughing as soon as she saw we found it, she did this several times until we knew all her hiding places by heart, we then stop making a big deal about it and she got over it, my 1year old specialty now is switching the TV off while we watching it, engaging the phone, turning off the PC while surfing etc to be honest, i enjoy this but not all the time but i try not to make much fuss, they all grow out of eventually so try and relax.
Family / Re: One Year But Can't Crawl by asitis(f): 3:53pm On Nov 04, 2008
Try not to worry since your pediatrician said nothing is wrong, (they know what they talking about), some babies don't even crawl before walking, i remember i went through something similar with my 3 years old who didn't walk till she was almost 2 but was tip toeing, i was so worried but her health visitor keeps assuring me not to worry that's it's a normal and that some babies do tiptoe, it got to a stage that i went to see the GP and insisted he referred her to the hospital, it then turns out that the muscle in her feet needed stretching, she was in cast for 3 weeks and after then she started walking perfectly, what I'm try to say is that i know how you feel especially when people keep asking why is he/she not walking yet, try not to worry, the pediatrician would have said if something was wrong as he/she would have examined her
