If all of this is correct why is Yahaya Bello not approaching a court of law to resolve the issue? Why resort to extra judicial resolution of an issue that is based on a contract? It looks to me like our politicians only talk about the rule of law when it suits them so to do. This is a matter that is fully amenable to the rule of law and should be so resolved. The courts are also able to direct Dangote Group to pay the Kogi State government all of its accumulated dividends and back taxes. Chasing automatic plate numbers may be good for the headlines, but what of the thousands of cars driving around the place unregistered and unknown? How this could not attract the attention of a half-decent police force in a kidnapping and robbery-prevalent environment still beats my imagination. The police should devote the required level of seriousness to wiping this out. It fuels crime more than anything else in our country today. |

Ikmontana1:On a personal and functional note, I would suggest you go for any other colour that tickles your fancy so long as it is not Black. Ibadan enjoys a humid tropical climate and Black absorbs heat. What this means is that your house will be extremely hot, unless you spend extra money to cool it via air-conditioning or through a design that dissipates heat within your roof, all the absorbed heat will end up in your rooms and will make your expensive building not very habitable or enjoyable. Think twice on the colour and avoid the darkest colours. Regards |
Charisdesigns:Thank you, I get the specific context in which you are addressing this topic and you have done a good job. The bit that got me worried was the placement of reinforcement in floor slabs. What you were referring to in the thread is temperature and shrinkage reinforcement rather than structural reinforcement. Only shrinkage/temperature reinforcement requires top placement of the steel. And that would be because the lower part of the slab wouldn't be undergoing a massive amount of tensile stress, because it rests on the hardcore. We would have a massive structural failure and collapse if structural reinforcement is placed at the top section of a normal reinforced concrete slab, I thought it was worth making this clear because we have a lot of people using this forum as their main Knowledge Base and lives depend on professionals doing the right thing. clems88:Two main areas that need further attention : I am guessing that your guests will, occasionally, need to clean up, but you don't seem to have provision for a bathroom. The second point is in the width of your main entrance gate. You will need to widen it substantially for it to be able to accommodate a car in front of the property. |

EgunMogaji2:I'd be surprised if anything works in that building today, yet it was once the tallest in West Africa. The decline in its fortune can be closely tied to the decline in the economic prowess of Ibadan itself. It is prime property, located in Ibadan's CBD, but since there are no Million dollar businesses renting the offices and the conceived relocation of the New Train Station, there cannot be sufficient investments to update the facility with modern IT infrastructure and safety systems. The Electrical and Mechanical need to be gutted, redesigned and reinstalled for it to be safe for human occupation. |

The Electrical and mechanical integrity is as suspect as the economic and moral decline of Nigeria itself. There is no respite until we all recognise how 'bent' our mindsets are and make a U-turn. EgunMogaji2:Sir, Cocoa House is very very safe. It was built by competent people at a time when standards were strictly adhered to. I would not have any problems doing anything in Cocoa House, but would worry myself sick going inside a modern 6 storey building. The slide into depravity that we have embarked upon in Nigeria in the form of the worship of money, howsoever acquired, is what is the root cause of these calamities. |
This is sad, very sad indeed. As suggested by many here, we will have to wait for the investigation report to know the true cause of this calamity. But are reports ever published in Nigeria? Do people get punished for the compromises that lead to loss of life? I am not too hopeful that we will learn from this, since we didn't learn from the previous occurrences, including the Synagogue. Political interference always trump's the health and safety of Nigerians Anyhow, what we must not forget is that our government do not seem too concerned about the quality of products in use on Nigerian projects. Even made in Nigeria rebars do not comply with global standards upon which engineers rely for their design and specifications. This has always been a concern for me. 12mm, 16mm, 20mm rebars never have the advertised diameter. You can pay for a particular sized bar and be supplied something less than that yet you are expected to take it and not complain. Everyone accepts that as normal behaviour and the regulatory agencies do not care. SON should have some blame in this. This will, unfortunately, not be the last occurrence until we start holding ourselves accountable. |

Horlardorjah:Yes, the door looks nice and I have seen the prices you quoted for the polished version. The problem I have with these local wooden doors is with how they tend to become warped with time and a little heat. How do you treat your own products to minimise the warping on the doors? |

rotecch77:@rotecch77 On a good day, I would just read this post and move on quietly, but I just felt the need to point out that we are all human and liable to make mistakes. Mistakes are pardonable, and should be when the actor is genuinely remorseful. You are a long standing member of this forum and a hitherto reputable one at that, but you did let yourself down on this particular issue. This reeks more of incompetence than it does of an error. You may have aggravated it by arguing that you take the number of blockwork courses as the basis for establishing the level of formwork on a building that was erected by some unknown 'barber' or 'tailor'. You should have established the planned upper floor level independently on taking over the project. To not do that is, at best, negligent, but to argue that this is standard professional practice is dubious. Ideally, your construction company should be insured against this kind of problem, but as we all know, nobody at this level purchases professional indemnity insurance. My proposal for resolution is that you privately approach @BiigTee and resolve the issue. You will have to offer some form of financial compensation, even if it is less than the N1m plus that your client has apparently spent in rectification. I am afraid, saying "sorry" a million times will not pacify your client. Please approach him and resolve it amicably. You have a name to protect and your team hasn't done your reputation any good on this occasion. Don't drag it in public. @BiigTee, I understand how you feel, but please don't curse him, this is a professional relationship and should be resolved professionally. Your most threatening problem at the moment is not @rotecch77's error. You actually need a certified engineer to review the adopted solution as suggested by @n3xt. You have added more load on a supposedly weak slab. That could be a problem for the future. I suggest you do not ignore that advice. Please respond to @rotecch77 when he approaches you and get an amicable resolution. God will replenish your loss. |
