@Fastshipping, Do you believe the guy may not know the difference? I'm not supporting this in anyway but ignorance can kill at times. I've done a DPC with 5 loads of (30 tons) granite for a client here on Nairaland and he said he's fine so long I'm not the one supplying it. 5 loads of granite is about 750k (just for DPC alone), meanwhile I used N10m to build a similar structure (5 units of 2 bedroom on 2 floors) for another client (also a Nairalander) using NextHome dump truck. I didn't know so much until I bought my dump truck. I didn't know so much until I signed a partnership agreement with a dredging site. I didn't know so much until I started visiting quarries myself (even though I've left that part for sincere supplier). Who needs a patio garage when there's 10m setback from the fence? This is a planned build for a matured investor and not a bad investment (where 7 flat apartment had only 2.9m driveway) for wannabes. I can only imagine the kind of tenants a "shift make-I-pass" apartment will attract. ________ For the record, the Reserve by NextHome can conveniently park 14 cars without any problem. And it was rented immediately on completion.

NL1960:Don't mind my over-ambitious modeller. He thinks he can impress me with the extras. The place is not a carport but a covered porch to shade the house from direct sunlight. If it's more than the width in the construction picture, then we will be dealing with challenge of illuminating the lounge by the way of natural light. So the modeller is redesigning already. Much like a big shade tree, the porch will help reduce the cooling costs and will also help reduce glare and fading of home furnishings and the walls. Simple way to cool a house without breaking bank. I have the option of installing window awnings or screen over that area but just choose to do something different here. The upper part will have a roof garden where "soji guys" can also have patio umbrellas to relax and sip cool wine. |

Now, you may want to say "I already knew all this. Tell me something different." Here's my piece of cake to you: 1. Own everything if possible starting from the land. 2. Start with 300 pallets and grow with that. 3. Don't be greedy. Small profit for now! Bigger gains will come with the number of satisfied patrons. It's a number game bro! 4. Look for delivery pickups to help you with the deliveries. You don't want to spend all your profit on routine maintenance (at least for the first year of business). That will give you ample time to understand the challenges and effective management of delivery pickups. 5. Use the best available materials and produce good quantity per bag. It's only matter of time people will know you for your quality. 6. Sink a borehole. Get a very good generator to power your pumping machine. If you have good startup capital, get a solar powered pumping machine (it's less than 60k). I always like eliminating possible point of failures in my business. 7. Be creative. I visited a block moulding site and I'm tempted to ask questions. The environment is very inviting. BRB... I need to hit the road now. |
