Can you shed light on variations and change orders in construction? How do you cater for it? |
^^^ Thank you! I need to update this thread. The owner is waiting for us to finish our childish chitchat. Again I'm done. If you aren't, tell me when you're done. |
EgunMogaji:Are you doing mechanical or manual mix? I mean are you using a concrete mixer or manual concrete mix. |
Mr. Toyin Agoro, I cannot afford the cost of organizing a pity party for you. All I can afford is to ignore you. Confront Brabus with facts and you're a winner. Otherwise, I can't help you. I've moved on. |

EgunMogaji:Honestly, I love this e-family. |
@Befto, there are people who got POP job done for a little more than the cost of having PVC ceiling here from my guy but I'm sure they won't share those info here because it's not bad news. POP increases the value of your commercial property. No doubt about it. |
befto:Yes and no. What I mean is having POP cornice underneath PVC ceiling. @OP, Opalu. Sorry for bumping your thread o. Sometimes we don't have to knock the doors when there's an emergency. |
3strike:Thank you sir. I didn't know that telling you I was passing by means denial. Hope we are done now. |
Jummymine:Mamalet, enu awon agba lobi ti ngbo. You've arranged it in the right sequence. ![]() I'll go through it and give my bit. |
Here are another fact again: DB is an elderly yuppee man (60+) who drove past your project with me inside his Benz. DB is the owner of Browne Mews in Lekki Scheme II (Abraham Adesanya area) Browne Mews was started on the 18th of November. Last week, when the guy who informed you saw DB's Benz in Browne Mews. He was able to inmediately recognize him. The leap for joy is thereas a loyal boy who wants to remain loyal to his boss. Now what does the screenshot prove to us. Baba, I can't do this anymore. It's pointless! I need to prepare for the 4th Milestone starting tomorrow. Abeg! |
befto:POP cornice and PVC ceiling won't be a bad idea if you're looking for cheaper alternative to POP. Suspended ceiling is next after POP in terms of cost and I'll rather suggest it in personal projects than commercial because it allows the tenants to have unrestricted access to the roof. |
3strike:My reply are irrefutable facts. Interestingly, the owner of this project is the man who visited your site. I'm sure you'll remember I told you when you asked. Thanks for the review baba. Ajose wa o ni ba je o. No pun intended. |
@3strike baba (Eyan Mayweather) What am I supposed to do here? Reply, defend or prove unfounded stories. No, I've grown up beyond that. The irrefutable fact remains: 1. N10m was paid for carcass of a 3 floor building and we delivered it within 3 months. So whether the materials were stolen or gotten from heaven is a non-issue so long we fulfill our obligation to you sir. 2. That you're redoing conduit work had nothing to do with me except you awarded that contract to us without my knowledge. Whatever we did related to conduit on project was done in good faith. You'll remember the question I asked when you said you are redoing conduit is "How many pipes did you remove from the decking?" Can you show where payments were made for this? If so, you deserve a refund. 3. The roof? Hmm! I'm sure you still have the chat (the preferred means of reaching me) where I specially told you and the architect that the roof design get as he be. It took us over 1 month deliberating on this issue. It's gonna have a lot of maintenance issue. Good to see that this is coming to play early enough while you're still constructing. Maybe it'll be better to make the adjustment now than to find a Brabus to blame this on. 4. That we never complete the project we started is funny in the sense that we start carcass and we end it as agreed without any extra spend or variation (except you have a proof otherwise). You choose to take over your project yourself. Who am I to refute. 5. That we prepare a low estimate to get a bid is too ambiguous. I can still point you to the chat where I told you that this build can only be achieved by me (and not any of my men) because of the extremely low budget. You seem to have forgotten that line baba. All supplies were done by your eyes on that site (the seller of the land and the custodian), he knew I even pay him more than you paid from the very first day. Check the records and prove me wrong. 6. I saw your call last week and I didn't pick up cos I've moved on just as I just replied you on chat now. Is it that you still want me to enchant you ni? Reprisal no go pay my bills o. Have a good day baba sne! |
mexxy1:Nice one mate. |
mexxy1:Says who? You can install POP spotlights and ceiling fan hook is anchored to the roof beam and not the ceiling itself. Here's something we did in 2011 for a Nairalander.

Browne Mews by NextHome | 4th Milestone Starts Now We've successfully cleared out 3 major milestones in this project and now we are entering the 4th milestone and even more. NextHome Brick+Stone have already produced over 3,500 blocks for this stage of construction and now we're ready. Follow us in the new journey!
|
NextHome Brick+Stone | Simplifying Complexities. We've commenced preliminary ground works on this site and first challenge is how to do things the modern way - the easier way. One of the main challenges of the project is how to power various equipment on site. How to cut down on operating cost. How to build a self sustaining system with low-maintenance cost. Challenge 1 | Powering the borehole pump This problem was solved using a solar panel system and a solar powered water pump which means we can meet our daily requirement for water without the need for an external power source. Challenge 2 | Powering the site By going mechanical, the site can absolutely produce 1,000 blocks per day without the need for electricity. However, I decided to factor in a small inverter to provide needed energy for site workers who may want to charge their phones and also provide lighting during late hours. We are seriously considering the egg laying block machine over other systems. Though we intend to install the Traditional system first. ______ No ongoing operating costs Yesterday, I took delivery of my 6L per min solar powered pump with an uplift of 30m. After the initial system setup cost, there won't be any other ongoing operating costs. Every single day the sun is shining, we are earning free money from the sun. I already got 2 x 1000 litres tank which is just about 1.2m high to store water in excess of our daily requirement. The sun shines down and water is pumped up from deep underground, saving us a lot from the electricity running bills or generator fuel/maintenance cost. At the moment, I'm still picking up the pieces.

bebe2:Technology. Apple Maps. You can even see your plot if you want. Abijo GRA is behind Greensprings and Corona Schools. _______ The roundabout at Badore end of the road is where they claim the proposed 4th mainland bridge will pass but it's wishful thinking says Brabus. |
And...

bebe2:Which one is proving difficult?
