FEMAB is a good estate owned by a friend (Big Bro) and managed by colleagues in the field but it's a little higher than your budget. Priced between 8 - 12m. Go to the office directly, you can get a discount or lead to distress sales.
The Oga is easily accessible. You can speak with him directly.

Another good ground to sow if you're in quick return. It's upland.

Remember the steps. Even while you wait, keep working:

- Have a good plan.
- Pick some locations that align with your plan. Narrow it down to the best two.
- Research the two locations.
- Pay for the land. Fence and Perfect the documents.
- Test the waters. Check listings of lands within the area you're buying. The value and the growth rate (in 3 years, 7 years and 10 years). Create a marketing plan.
- Trust no agent. (I don't do 3rd parties nor recommend one)


Note: Don't get too excited or too emotional. If it's right, it's right! (Check for access roads, layout plan and everything you can think of).

Waffle foundation type use on a loose soil, similar to raft foundation.
It is more cost effective and can stay well on loose soil.
Volume of concrete is reduced, foundation is monotically cast, no need for sand filling and reduced Formwork since only the exterior perimeter will be board
Tell me more. I'm building 30 units of that building where I took that pics for a Nairalander this year. The terrain is loose soil.

I'll be roofing the first prototype in few days. So, tell me something I'd love to hear.

Yes, he bought into it 20 years ago as a Senior Officer in the Federal Civil Service. Then, he actually bought it when it was taken over by 1004 Estates Ltd and sold to "private people" grin which includes former occupants with vested interest. And sold it in 2015.

I haven't done much with woods but I have a lot of experience about this and im taking my time to get it right.

My Chateau is still a work in progress. I intend to have pergola structure in some areas. But time and chance no dey. It's long overdue.

Except that the imaginary client of mine was a decorated officer of the Federal Republic of Nigeria. They use to occupy the 1004 building until it was sold to a group of investors in 2007. Find out who the real investors were. 1004 dates back to almost 3 decades now.

Bros, take am softly. You don't have to believe all you read online. Do yourself a little more favour, dig further and prove all things.

You can become more popular feeding people with facts and not publishing unfounded stories.
