Wow thanks brother. I thought they said it will starts from Lekki around Monastery Rd by Novare shoprite mall along the coastline. There are a lot of land in that area close to OBJ farm going east towards Ogomb during my search. I’m told all those area are reserve for costal alignment for the Lagos Calabar railway project. Do they change their plan? This people don’t have any meaningful plans for future.

All you need do is get the tax clearance certificate from Abuja and give it to them. I got the same thing when I processed mine because I worked offshore for a while even when still having Lagos as residence. Company remitted taxes to a ND state. I just got the tax clearance and gave it to LIRS and they cleared me.

From experience, rainy season is not the best time to DIY in construction.

I inherited city center which has been converted to commercial. My fingers are still crossed on Lagos development for now. I got some lovely offers in Ibadan recently that I may consider over lagos sef. N35m for a 4 flat and 2 flat building in a very good location is a good deal.
I'd just facelift and start getting N4 - N5m per annum.

With the way price of building materials are going, it’s high time to start considering alternatives.

With N3.5 to N4m, I can achieve a 150sqm timber decking with solid wood finish.
I’d need more than N6m to achieve same using concrete when you consider the cost of tiles and the concrete slab.

Thinking mode activated for future projects.

Already, homeowners, builders and developers have been struggling to complete projects affected by the covid19 lockdown and inflation.

This official increase in cement price will put huge pressure on many builders and homeowners and in the coming weeks, many sites might come to a standstill due to this.

If I’d seen these woods earlier, maybe I’d have opted for an exposed beam roof/ceiling in my ongoing build instead of steel trusses.

Now you see why you need to always showcase your good stuffs.

Do you have them in longer lengths? Like 15ft or 18ft?

Full Completion - May 8

Fresh formwork to produce the architectural design features of this build sawn into various sizes this morning.

Construction work resumes tomorrow.

That’s what I did and I buy like N5K a month and that’s it.

I must be lucky then. I’ve only bought 6k since November 2020 and I’m still having about 35% of the unit left in my account.

Though I have many stuffs running on DC and I don’t do my welds on PHCN no matter how small it is.

Quite correct. The drainage system in Lagos is not good. Wike did a fantastic job within the whole of old GRA. I don't know of other areas in PH. You won't see any stagnant water anywhere on the road and the drainage system are all underground. You could hear water flow underground if you walk around after heavy downpour.

Lagos is just creating bureaus for political thieves. Infrastructure development and planning is zero in Lagos.

I agree but it’s to their disadvantage if you ask me. Yet most run to Pinterest and Houzz.com to draw inspiration undecided

Seeing is believing.

That’s why I so much loved the idea of having a construction journal for every build - especially when the owner is away. Whichever way it turns (good or bad), it leaves a lesson for those who are new to construction.

You become more valuable by adding value to more people.

This man!! I agreed biko. Experience trumps certificates. Some are parading lot of certifications, yet, one Baba Lati could still take them to the cleaners when it comes to the real thing.

Drop picture of this french drains make we see. Sure, we will install rain gutters but you know Ajah and Lekki axis well as torrential rains could be unforgiven in those areas. To be sincere, I haven't seen much build in that axis with natural grass lawns or walkways.

It is only in PH that I saw lot of homes with lawns without stagnant water retention issues, especially in the old GRA area of PH. Most homes there have well maintained lawns without stagnant waters.

Baba, Lekki is not alien to me o. I’ve built in location that are more flood prone than where you are building.

I’ve lived and worked in the worst of Lekki so I know most of the terrains.

I’ve also built beachfront. The torrential rains couldn’t be pose much challenge as tidal waves of the sea. grin

The problem with Lekki and Lagos is corrupt govt. I witnessed the construction of the drainage system in PH. Drainage design in Lagos be like childsplay. Ask anyone who knows.

Lagos is just an overhyped city tbh.
I wish Lagos is Edo state with better planning and road network, you won’t have to be worried about how to drain your compound.

Building using our approach is never easy because the fund must be intact but it’s worthwhile as we never had to contend over variations and unprofessional cry about rising cost of building materials (no be today materials price start to go up in Nigeria).

A smart builder definitely should know how to stay within budget without compromising on quality.

I forgot to mention that Im equally good at turning problems into blessing. The rainwater refreshes my 150sqm fish pond.

When I decided to dig a very big fish pond and started my aquaponic project, it wasn’t because I truly loved farming but I was at the receiving end of a slope and I knew I had to do more to protect my building and environment. Hence, the fish pond instead of stormwater drainage.

In January, we dredged about 3km canal to take care of water ponding my backyard so the fish pond is as good as gone. Now I’m extending my flood protection system to the newly dredged canal while planning to sandfill the fish pond to build another house.

It’s not cheap neither is it expensive but it was fun and the experience is worthwhile.

N3xt, how are you going to channel water out of that walkways with grasses and concrete walk ways? This is exactly what I have and want but I was told that it would be difficult for water, especially after heavy rains to flow out from that side walk ways and back yard with grasses, especially in areas pruned to flooding and high water table like lekki.


Small issh.

- Drainage/sump pump
- Install french drain (perimeter drain around the building).
- Minimize water build pump by properly channel water from the roof to the public drainage.
- Install loose gravel (stone) around the walkway (of course with a landscaping fabric to keep weed away)
- lastly install and maintain a great lawn to help drain surface water with ease. Not artificial grass X
- Play with levels within while landscaping/hardscaping the compound.




It is only when you have concrete floors, interlocking or stamped concrete that rain water could be able to flow out well from the compound and channelled to the outside gutter.


Says who? I have hardscape and a great lawn and both do not get soggy during the rains. Neither am I lucky.



I hate the sight of stagnant waters after heavy downpours in a compound and I wouldn't want waters settling on grass lawns after heavy downpours.


This is the major difference between a builder who gave an outright quote for a maintenance free building and the one who give it to you in piecemeal.

Experience trumps certificates grin grin
