Flat roof is cheap not relative to itself but relative to hip roof, gable roof or hip and valley roof.

If this same roof is done to standard for a hip roof or gable roof or hip and valley roof with same material, your cost outlay will be more.

Don't get me wrong, flat roof has its purpose and relevance in some situations but done to standard or not, technically speaking, flat roof has a higher propensity to fail periodically over time than hip roof for example.

If I decide to do a hidden hip roof with steel truss and parapet wall, it’ll cost more than a flat roof.

You’re right on maintenance cost and chances of failure. The cost of maintaining a bad design can be very depressing.

My current build has the owner-builder approach. The owner is the Project Manager and he appoints a private consultant to monitor day-to-day activities on site. So my reports here are just news flash. There’s someone taking notes and records of happenings every hour of the day.

The mistake most folks here make is to appoint a builder and make him “the skipper” and the “the umpire” on a project. The guy will just be awarding himself a penalty.

If you do the owner-managed approach, you’d be scoring an own goal every day.

I’ll share something interesting very soon. It’s about blocks. The owner of this build is supplying materials while his engineers are just using what he’s supplying.

Guess what! the blocks aren’t standard block sizes.

I decided to measure blocks supplied for a building project happening next to my ongoing build and I was shocked to see that 4 whythe (also called coaches in layman term) of block on my neighbors project is 4 inches lower than mine.

What this literally mean is that 12 whythe (coaches) of block on my build is the same as 13 coaches on my neighbors build.
This poses no structural issue on the build but it’s a complete rip off.

This has opened my eyes to always pay attention to dimension and sizes when I’m buying any building materials from retailers/local businesses.

People will do anything to rip you off. It’s your job to pay close attention to what you’re being supplied.

Lastly we poured black coal tar waterproofing in the gutter.

Job done.

A few month ago, we talked about flat roof and some school of thought felt it’s the cheapest type of roof.

I remember saying if done to standard, it’s not cheap.

Mind you, I don’t cut corners. Your roof is:

- 0.55 step tiles
- it is step tiles roofing and not long span roofing as you claim. A professional roofer can see the step tiles corrugations. See the white marks on the pic below.
- the person who plastered the house for you messed up the sheets by placing planks on it while plastering the pent.
- Your issue is completely error in design and you’d always be having issues in the 2 first floor parapet wall area and not on the pent floor.

Always come to class next time and don’t always sit at the back sir.
