Yes. It’s a 150mm thick roof deck with concrete screed sloping at 1/4in per foot to produce fall.

Applying a polyurethane sealant would be an overkill giving extra protection. It's what is used in boat coating and sealing asphalt roads. It's durable and withstands the elements.

On this particular build, I had to take my boards to a sawmill to saw into sizes as my main operator is currently in Benin.

We just land back in Lagos so this is just our “Hello Testing”

After engaging a qualified 'Engineer' to carry out the works, the issue I have with paying for additional professional oversight (in Nigeria) is that the buck always seems to fall somewhere in the middle. It's not a question of 'being cheap', particularly if the benefits and safety nets operate as intended.

Do they have professional indemnity insurance that will compensate you gabadaya when things go wrong? No. They tend to pass the buck to the contractor (or Baba Lati) and engage you in an endless loop of recriminations.

As a tangential example, you engage a QS, who produces fancy costings and pretty spreadsheets - then you end up spending twice the amount (without significant variation in market conditions or work scope), you kinda lose heart.

So, I think professionals need to up their game, share project risks. Not just hope to collect fat fees and move on to the next client.

It staggers me beyond belief when tradesmen turn up to do a job and they have no tools. No tools - Yes!
I don’t blame the guys themselves, it is their supervisors, the site manager or project owner. I had a computer engineer turn up to check my flickering monitor and all he had was a screwdriver and a bag of pirated software.

I think anyone planning to build a house in Nigeria needs to plan and therefore budget that you have to provide some of the tools needed. It sounds ridiculous! You may not need to buy all of it but if it is included in the budget, there will be no nasty surprise.

Now, here's the irony of the whole situation, the bricklayer without a tool may be the best worker on the project.

The lack of tools is explained by the fact that these guys may go for long periods with no work. They run out of money and sell or pawn whatever they can.

Here are few tools you can keep for your projects:

Bricklayers

1. Shovels/Spades
2. Wheelbarrows
3. Buckets
4. Diggers
5. Chalk line
6. Trowels
7. Concrete Hammer, Hammer Drill
8. Measuring tape
9. Saw
10. Pencils and jotters

Foundation drawing for Gantries , LPG etc will cost 1m above

Sewage system, pool, generator house around 350k note this sewage system will be d small type.

Consultant on your project for a month cost around 450k to regulate your contractor..

The fee above is a true value of how consultancy charge ..

Most client will also request for a site personnel which will monitor contractor. This guys are contractor nightmare at times..

my point is this place is meant for contractor where past job and what they can do brings d job .


The bolded is exactly how things should operate. But when you deal with cheap guys, everything becomes an issue. They’ll turn even the certified professionals into baba lati pro max

I once did a job here as far back as 2012, the clients were paying 300k per stage to the consultants double-checking my job. Their job wasn’t to criticize the builder but to make thing right and ensure there were no compromises. Everything went smooth because they did the right thing.

We don’t advance to a new stage without certification from the consultants (Structural, Mechanical & Electrical)

It’s just funny when you read from most people here handling a multi-million naira project yet choose to dodge paying professional charges.

The design fees you shared above are the reason I decided to build an in-house design team and provided them with resources and tools to deliver modern designs at the most affordable price.

It’s not because we are cheap. I don’t design for all-and-sundry but for my potential clients. When the job gets bigger, we outsource to partner firms.

Please, is it necessary to felt bathroom floors (waterproofing) on upper floors of a building even when I would install floor drains and tiles?

If you can afford the best plumbing pipes and you’re buying your floor drains from reputable brands, there’s no need.

Otherwise, just do it. The extra cost is worthwhile.
