hello guys, Please Can you help with a solution to these cracks on my fence, they appear where I casted pillars with Iron rods so am surprised. I decided to chisel the cracks and fix wire mesh but it still cracked. is there a filler I can use? N.B The main building has no cracks

Identify the problem before applying any fix. Get a structural engineer to examine the problem and recommend a solution.

The problem could be any of the following:

- Shifting soil conditions due to dredging activities happening around you or percolation of water.
- Inadequate foundation design.
- Water runnoff. Check the slope of the land and the neighboring compound.
- Presence of timbers beneath the foundation causing rot or exerior deterioration causing structural failure.
- Presence of unstable soil or soil not well compacted beneath the foundation.


The crack is not a cosmetic crack but a structural failure.

This might be good time to consider precast elements in some of our projects.

If nothing else, you’d reduce labour cost and unnecessary cost spent on formwork etc.

Eg precast lintels, septic tanks etc.

I feel sad submitting my building plans for approvals to a man working in an environment like pic 1 below.

Tbh, I have nothing against the institution but I think they can do better.

I had to bring in the institution so that they can know people are observing.
It’s the same way with LASTMA, SARS, FRSC, LASBCA, Customs and the likes.

Once you have an overview of what happens locally and internationally you can predict most price increases . People must be proactive in times like this , if you have funds and have a future project , tie it down in materials obviously you can’t do this for all inputs

Started the construction of a project 1 March last year , bought most of the copper wires, iron rod , generators , transformer that same month . Project should be commissioned this may hopefully , you can imagine the savings

Have a proposed 3rd project am working on , no drawing no approval nothing yet o , just concept discussion, when I was buying iron rod to complete my second build asked the builder to give me a rough estimate for that also ,placed order for both 2 weeks ago , in the middle of supply prices changed I Just smiled

For that 3rd project I have placed order for generators last week , the supplier outside the country said prices will go up 1st April due to increase in copper prices etc, am sure i will buy transformer this month god willing

Delay is dangerous in Nigeria , add devaluation fears , inflation , port congestion , reduced importation , all causing scarcity and increased in prices . transfer is 497/8 to 1$ Now

Kindly add at least one or 2 dump trucks sir.

One of my big bro have 5 dump trucks and he never had to worry about increase in price of building materials because he’s making huge savings on sand and aggregates.

It's good you had the foresight sir. It's not lack of funds that prevented some from stocking up but hope that prices would come down.
I think we have to start seeing reduction in the naira equivalent of dollars to start expecting reduction in prices of materials.

Even when this happen, don’t hope the price of materials will crash drastically.

When I told my client to allow us pick a larger chunk of reinforcements needed on my ongoing project, he was kinda reluctant at first and felt like “Prices could come down.”

I told him I have control over almost all other variables but reinforcement. Cement, sand, aggregates and formwork won’t pose a challenge for me on the project as I have better strategies to handle nasty surprises BUT reinforcements.

Today iron rod is 360k/ton... that’s 60k + over budget and the project is not even up 1 month old.

While I was stocking up reinforcements, one of my friend decided to buy 4 wheelbarrows at DPC stage He had only 15 lengths of reinforcements left on his site.

Here’s the thing:
Contractors using 3D Building Information Modelling (BIM) systems to plan their projects would do far better than those who “work as the spirit led” in time like this.

For my friend (a certified member of NIQS), a wheelbarrow that can be rented at N500/day is a bigger priority in a very unpredictable market

Even the people we call the illiterates are far smarter. I’d share a project shortly being executed by almost an illiterate man. He bought all the reinforcement for his 3 floor buildings at once and over 1500 planks.


Always remember, a QS quote won’t keep the price at “K” A smarter approach to construction will do.

Spot on , not just iron , most commodities prices have risen over the last 6 months especially in the last 3 months , copper , aluminum etc , expect price of aluminum roofing and copper wire to rise further

Can’t begin to tell you the savings I make by buying things way in advance when I have a project , mind blowing

Planning a project actually sound pretty simple, however it comes at a huge cost.

Everyone left the site smiling today after receiving mobilization to kickoff the 3rd milestone + Easter bonus.

Doing this ensures everyone is pulling in the same direction, with a clear focus on improving the speed and effectiveness.

Lafarge Cement is 2900 in Sagamu as at 2 days ago but I’m not able to explore that option due to the size of my project and the time requirements.

I’m still comfortable getting Dangote at 3200 (ex delivery) from a local stockist. I’ll try to save elsewhere

Most issues that arise in a project come as a direct result of poor planning on the part of the contractor/builder/owner.

The future of construction in Nigeria will require working with efficient builders/contractors/pros who can come with plans to mitigate the impact of changing factors on a project.
... and of course a client who can play by the rules.

Despite the increase in cost of cement, I still maintain the (N200 per block) rate given to my client and we’ve not had to discuss variation due to rising cost of materials because adequate plan to forestall these challenges were made from the beginning of the project to prevent nasty surprises.
