erico2k2:Here’s my piece of advice just yesterday to a client who’s engaging one of the most reputable builder here on how to manage his multifloor project. Forget all the theatrics, building ain’t for those with chicken heart. Baba (silent follower), here’s an old timer (even class captain, Nairaland properties) corroborating what I told you yesterday. |
uncleteeh:This won’t solve his problem. Give him a free plan. We will provide him free estimates and details of reputable suppliers within Ogun state. With that in hand, he can successfully manage the project without worries. That’s how to solve a problem. _______ You’d earn good credit for doing this! |
@somehow I gave an answer to your question already. The project is 100% owner-managed with the owner acting as the General Contractor picking subtrades, suppliers and workmen he like to do the job. |
somehow:We’ve been doing this for over 7 years sir. I can guarantee you we will always do this anytime I launch a new project here. There were no issues until I launch XL6 Trillion Atrium House. That’s just it sir! _______ I’m sure another person will come to ask this again. _______ They’ll derail any thread where I’m currently posting except safe and matured platforms where mods aren’t sleepy. |
EgunMogaji2:You never hear that one. Coming soon. ![]() |
Nero2424:They’re busy clicking likes and shares. Who cares? My ongoing build was won in a bid with one of the chairman of Builders here. I knew all he had to say about me during the bid process. God still win ![]() _______ I cannot count the number of builder/engineers/contractors I’ve helped in silence here. I’m still working on one at the moment. That’s playing the bigger boy role. We don’t need credits for that. Even my friend megastar knew that we don’t give a hoot. _________ If people aren’t building, we will build our own house with our own money and we won’t throw tantrums or burn down a public forum because we are building a house. |
somehow:Not quite true. Read up. The old thread is still up there and ask your questions on that same thread. That project is 100% owner-managed with the owner acting as the General Contractor while a small part was outsourced to Brabus. Let’s not derail this thread by asking Brabus to provide same answer to the same issue to everyone who want to know more about the project. The plan of the person who brought the issue here is to derail the thread and shift attention away from himself We know the drills. He has failed to tell us what brabus did wrong on his project because there’s nothing he can lay claim on. Well let’s demystify this other lie once and for all. Don’t be in a rush. Just read the few posts on the project with an open mind and ask your questions. I don’t delete threads because of times like this. |
somehow:Yes. Very serious on nairaland ![]() Just substantiate it with evidence. That’s all! |
sgtponzihater1:Why are you still patronizing someone who did you bad? Builders don finish for naija ni Certified, uncertified, baba lati, pappy j, cowboy... dem dey everywhere. Na by force to use brabus! _______ Why are you still paying a man whose job you found unsatisfactory despite a clear statement that all his projects are milestone based. Comments of people here clearly show to us the dumbs and the smarts. |
Shey na by force! Builders dey here wey dey beg for jobs up and down, please kindly patronize them na. I’m just an hobbyist and a young guy having fun in early retirement. Just 2 nights ago! What a shame!!! This is coming from one of those who persecute us regularly ![]()

XL6 Trillion | Atrium House Lemme quickly freshen up. We’ve got some mental calculations to do. Grills, fin and everything in-between on my mind. Clement and I on this. 12 years don waka, we stil dey carry go. I thought they say Brabus do punish his workers ![]() Yes I do punish them by making them a house owner and equipping them with tools and skills that makes them exceptional. ________ To the rabid dog barking up and down, please don’t forget to tell us “What Brabus did on your project?” A simple question many wannabes can never answer.

jiday4:You’re welcome. Kindly share the name and the location of the church in Kabba. I’d like to do more research on that beautiful structure. I love beautiful stuffs. |
cluvin:The cost is too much. Let’s assume your foundation is 75ft or 23m long. Putting each room at 15ft (4.5m) x 15ft (4.5m) and the store at 20ft x (6m) You’ll only require 1,000 block for 1m high foundation. Unless the land is on a steep slope, or maybe the rooms are twice bigger, you can never use up 1200 block on that small project. Block is sold 230 - 250 in Ogun state which means the engineer gave you estimate for 2,000 blocks. That’s average of 400 - 500 blocks per room It’s not possible! At least not in Ogun state. Kindly request for a breakdown of the estimate. ________ To get answers to issues like this, kindly drop your questions on kobocity.com and our experts will provide you expert review of your estimates. Regards. |
Safety and Style | XL6 Trillion Yes, safety first, but a contemporary house is a work of art you that you don’t have to ignore beauty or style! On this build with extremely large windows, my client want something bold and beautiful that makes a great impression - a conversation starter. What do you think about the minimalistic metal protector designs below? More designs here https://www.kobocity.com/d/157-construction-journal-xl6-trillion-atrium-house-by-nexthome/92 _____ Please kindly feel free to share some great ideas if you have any. I love exploring. PS: We are not looking for burglary proof designs. We want a simple piece of metal art. Thanks.

Aforxzy:More like it. I was going to mention exposed beam ceiling but the clay tiles finish on the ceiling gave a clue it’d be reinforced concrete. _____ Pic - Exposed Beam Ceiling. Picture taken at Union Bank, Chevron Branch.

hamtabfawaz:Bros, I’m yet to do it. Busy with my first floor slab formwork. |
Alochigozie:Factory direct? You’d need a strong insider or one of the channel partners. |

#tilesadhesive1 As you’re ordering your tiles, you must also consider the trowel size to use as per manufacturers recommendation. |
This is something you’d also find interesting. There’s specification for notch trowel usage. Ask any tiler out there, what size of trowel is he using, he’d just tell you “Oga, that one no mean. I go put cement well well.” _____ Pic 1 - Notch Trowel Guideline Pic 2 - Picture of 1/2in notch trowel

@Egunmogaji2 I found this on the sack. The manufacturer didn’t ask me to use the adhesive to fill potholes ![]()

erico2k2:A bag is 20kg and it’s sold N2,000. A 20kg bag of tiles adhesive according to the *manufacturer will cover 5sqm and you won’t need sand. A 50kg bag of OPC according to the *manufacturer will cover 4 - 5sqm and you I’ll still need sand. _______ *manufacturer - Lafarge |
erico2k2:+/- N2,000 depending on your location. |
My sincere apologies to the forum users. I’m a relatively peaceful person but if you go beyond your bound, I’d reduce you to your levels. I don’t have time for attention seekers. Please kindly forgive me for my behavior this afternoon. It’s one of those things that happen in moment of temporary madness. ______ My tiles adhesive are here on site. I’d pick up some tiles to carry out series of test that’ll be shared here and on kobocity.com for education and learning purposes. Please feel free to join us in this intellectual session.

DUNKA:Baba, if there’s one person I dread most on nairaland “Na You” Your punchlines back those times fit kill person but in reality I so much enjoy the company of everyone here. My life philosophy after 2015 is “Grow through what you go through.” So growing is what I do everyday. Most of you won’t know all these folks still come backdoor to meet me using other usernames and identities. I still have one reach out to me yesternight ![]() I think we should all come here to have fun and not become public nuisance. At thy word baba “I don back down” |
jabolo:You might be right though. |
3strikes, This will be my first and the last warning to you. You can go ahead and threaten my folks like you used to do. It’s payback time. Just try any of your nuances one more time. I’ll make you become popular for the wrong reasons. Let me make it clear ![]() One more of your follies will not be taken lightly. Just mention brabus/n3xt/nexthome/Bosun like you used to do and you’ll be surprised at my revelations. Let’s first do nairaland dance. |
@megacontrol I kept my cool for 7 years believing we will all grow up and move on. I won’t hesitate to share 3strikes real names and addresses, his wife’s family name and address in Lekki; his threat messages and recordings; the phone numbers of himself and his friends that were used in threatening my family. I’ve accorded him all the respect a client deserved but he brought his on himself if it gets this far. If he has anything against me, let him face me in any court. I reported him already with relevant authorities as far back as 2015 and his case is already logged with ADL. Remember we thread this path in 2015 and that simple what made him to change from “3strike” to “3strikes” All puns intended right now. One more nonsense from 3strikes, I’ll let loose. |
jiday4:I’d check those in the terracotta business for this type of ceiling. Im seeing this for the first time too. |
uncleteeh:Smiles. #ladderindeed |
