Pex for me anyday, anytime but better soup na money kill am.

If I have any client who’s not on tight strong budget and want a stress-free plumbing job, I’d recommend PEX (original one) with quality fittings.

With these you can go to sleep with your eyes closed.

On the flip side, even JB too has the baba latis. I don’t think the baba latis can be erased completely from the system. Their patrons chose them based on their proven and tested years of experience on-the-job. There’s nothing JB more than the systems and the processes they put in place.

That’s exactly what we are doing that they termed “packaging.”

Tbh, we (the system) have not been fair to the baba latis/small scale industries. I believe the focus of the government should be to empower them with the right tools to up their game. Everything is not money!

I’m likely doing this once again and of course with steel roof trusses, we always make advance planning.

I’ve seen so many steel roof trusses recently and I really wish most clients knew exactly what to look for in a good design.

It’s not always about the strength of steel used but the anchorage. How sturdy and rigid is the roof?

It’s always the last mile that suffers most in Nigeria. Eg. tenants, Telco subscribers, passengers etc

Those in position of authority will rather protest for increase of their emoluments/allowances than fight dirty to make life better for me and you.

Investing in a country like Nigeria is a huge risk and I can’t blame anyone taking advantage of the situation we found ourselves but those in power.

Let me point out while cement prices in Zambia cannot be same in Nigeria...you should also understand what michlins is saying....big players like dangote lobby policies in the detriment of others...here is an example what dangote wants to include in the PIB bill...same he did to stop cement importation...soon tomato ....soon petroleum products if that works out...they always rubber stamp it...

Should operating licenses be given to those who are not willing to invest in our economy?

Regardless of how many licensees we have, there’ll always be a major player (like MTN in Telcoms) who will dominate the market, it’s the job of the government (not me) to regulate/control/manage their excesses.

Most people would go for tiles! We did a Laminate Flooring job for a Client 2years ago.



Laminate flooring is similar to luxury vinyl tile in its look and method of installation. The critical difference is that its core is made from wood byproducts bonded with resins. The top surface is a hard, transparent plastic wear layer that covers the printed design layer.

Let's say vinyl is a better choice when you need water resistance, lifespan and durability in your flooring. Meanwhile laminate is preferable if you want a more stylish appearance lower costs and a comfortable feel underfoot, Although both have their pros & cons & they are so similar in some aspects.

Dangote is NOT wicked not less deliberately. If the story is true, it is economics at play. The cost of production in Zambia may be cheaper as a result of:

# Lesser level of official corruption.

# Better power supply.

# Lower personnel cost.

# Lower level of ethnic nationality restlessness and local mafia (omo ni le).

# Better road network and superior logistics outlay.

# Lower corporate taxation.

# Higher national efficiency and higher productivity of Zambian workers.

It is not only cement. MTN and DSTV are cheaper in South Africa than in Nigeria.

Refined petrol is cheaper in Holland than in Nigeria. So we export crude oil to Holland and then subsidize the importation of petrol back to Nigeria.

If the story is true, we should now import cement from Zambia. In economics it is called comparative advantage.

Nigeria no make sense.

Those who have access to power and in a position of decision making, no make sense.

The voting public no make sense.

Dangote wicked? No! It is the leaders that are wicked.

The leaders have deliberately battered and pounded the hapless citizens to submission with poor pay, deliberately delay for months payment of salaries, poor road network, poor power supply, poor national security and personal insecurities, massive youth unemployment, no water resources and management, no landlines, no broadband that life in Nigeria is nasty, brutish and short.


Is Dangote also the producer of Iron rods? Aluminum profiles? Nails? and all other building materials that the prices have skyrocketed in the past week?

Is Dangote the man who’s all bent to destroy a builder who built a 3 floor building for him with just N12m pere grin? And the house not collapsed after 6 years?

We are our own worst enemies.

Bro make I ask, let's say that the average cost of building a duplex is 35ml, how many Nigerians can cough up 20ml upfront for the carcass so you the engineer can buy up materials immediately and store. It's not like we don't know the situation with Nigeria, it's the same situation that is ruining plans for builders.

I gave someone a quotation yesterday and he was asking me to make it cheaper and I was begging him that I can't. The fact is that in a week or less, I will review the quotation upwards and there's nothing I can do about it.

So imagine how the potential client will react if I tell him that the price has changed also. And it's not like I put in huge difference from current price cause I don't want to scare him off. It's just too frustrating doing business in this country like this right now.

I have come to realize why someone who earns six digits monthly will want to leave Nigeria to become a driver in Canada. Not everyone can deal with this type of headache.


Sorry sir for the long story

The “extra” in extraordinary means "outside" the ordinary.

The truth is we oftentimes seem to focus on the ordinary. A lot of us are too busy or preoccupied with so much ordinary stuffs that we feel it’s not necessary to chase the extra in extraordinary.


Until we get to a stage that we are no longer satisfied with the ordinary. A stage where we want to go beyond what is usual, regular, and norm - an exceptional standard - the last mile where many dare not thread, then we might not be able to make any big difference in our industry but excuse like everyone else.

Here’s something I always remind my team, “If we don’t work, we won’t have something to eat or feed our families. Bring me cutting-edge solutions and revolutionary ideas to stay competitive and help our clients WIN in time like this.”

This has always worked for us.

When I bought my dump truck (which I only use for NextHome projects anyway) few years ago, I worked on a project and we were delivering sand to the owner at almost half the regular market price. Though we had no control over reinforcement but we did all we can to give the client the best value in other areas.

The same thing applies to my formwork rental service and block production line.
The aim is to keep the project going in time like this.

Just think about it “How am I still selling blocks N200 despite the increase in the cost of cement and sand.” I already foresee a time like this and invested heavily into that line.

That’s long term planning.

I can be here to complain about the rising cost of materials and how the world is crashing down or make a difference to keep the project going and keep my workers busy and happy year round. It’s matter of choice.

We can make a difference or make an excuse. We cannot make both.

Good morning from here obodo Nigeria. Chai cement ₦4,500. No good reason for scarcity. We are our problem in Nigeria. Man made scarcity, reduce production, demand & supply determine market price.

Plan. Plan. Plan.

We got into this state because too many of us are reactive instead of being responsive when issues arise.

Barring any unplanned delay or unforeseen circumstances beyond my control, I’d still be able to finish my ongoing build within budget and agreed timeframe despite over 30% increase in the price of building materials.

Nigeria didn’t become a failed state last week or last night. We’ve been in these sh*t for years. Even the legendary high life maestro, Victor Olaiya sang in the 60s “Ilu le o, ko s’owo lode.”

I plan my life with the mindset that we are in a failed state to avoid nasty surprises.

May God save Nigeria!

the frames are what's important in every door. Once you ha g frame, you already hanged the door

Here’s the way it work here.

Pic 3 - Door and architrave without the glass and accessories.

bro it's doors before tiling. The tiler will use the level of the door for his work thereby ensuring there's no unnecessary gap below.

Another thing is that you don't have to deal with breaking the tiles to fit the door. This is my limited experience with working with doors and tilers. Some probably have an improved idea

With wooden doors, I won’t even fix my doors until after painting. The subframes alone will suffice. No stains, no worries.

Yes, you can. You own the house and you’re at liberty to do whatever pleases you.

Both are good but they serve different purposes. If you’re like me who don’t have time to do lawn, I’d advice you stay with artificial grass.

It’s not easy maintaining a lawn. Not cheap either.

The effect of weathering and rain on the surface. The main house is protected by the roof shade and impermeability or wash of rain water. Back in the old days, our forefathers used to build little roof over the fence to protect it from climate.

I’m guessing the screeding helped the cheap paint.

Why is the paint job on my fence fading faster than what’s on the building?

I’ve had to repaint the fence 3 times in 8 years and haven’t had to repaint the main building at all since it was painted 8 years ago.
I know the same quality of paint was used on the walls though we used Grafitex paint and stone wall tiles on the lower part of the building but the upper part had the same emulsion used on the fence.

I’m already feeling like repainting the fence the 4th time lipsrsealed

What could be the reason why the fence is fading faster?

The pattern of the cracks and size of opening doesnot suggest any structural issue.

If the crack is not expanding then there’s no cause for alarm.

It’s not safe to put a bandage on a broken bone.

My recommendation is that a structural engineer should conduct a physical investigation to determine the cause.

From the pix , this doesn't look like a structural failure. You should have been more careful when chiselling the wall. The elongation of the cracks might be due to the force applied while chiselling... .

The inital crack could be as a result of settlement of the buliding which is expected with usage and age..


Re plastering the affected area should suffice unless it becomes wider ...... Then involve a structural enginer.

Even though the crack is extending beyond the coping. Don’t you see the cracks happening around the compression zone of the beam/coping?

If not structural failure, maybe it’s incorrect design. But I won’t rule out settlement.

this was after I chised and put wire mesh at the center of the crack and plastered it. the crack then started forming from another direction.

Until you deal with the main cause of the crack, this is bound to reoccur.

Here’s something from a friend’s project at OPIC Isheri.

There were no cracks on the building 10 years ago but as at today continuous percolation of water around the building has caused a huge damage to the building that it’s in the verge of brink of partial failure.
