brabus: You're not getting me. Sandfilling is OK and the Damproof Membrane but that doesn't solve anything if you don't keep water away from your foundation.Ah... Now I get your point, this is the reason why I'm doing this consultation. I can now go back and ask questions. Greatly appreciated. |
spyder880: Chaining is a term used to denote a method of linking all beams in a particular level with a reinforced concrete mix. All the rods are supposed to link up with each other in a chin like arrangement. Thanks Spyder. What is the advantage? I hear it prevents cracking... Does it aid the building in settling into the soil in any way? The soil here is sandy, and my (layman) guess is that the building will over time adjust and readjust itself into the soil. |
brabus: See pic below. It's in Ogombo. I'm with you on the technical lingo - I honestly don't understand it all, I've asked the guy for a breakdown of the materials needed for each line item. I'll share that with you guys when I get it. ?? [s]I don't see the picture you mentioned in your post...[/s] [I now see it] One other question - what do you guys think about "chaining"? For the same building, someone suggested doing a one-board raft, and supporting it with chaining which he says will prevent the building from cracking. Here again, my understanding is limited to that of a layman. :-) |
brabus: Damp proof membrane Brabus, If I understand your question, I'm guessing that there will be need for sand-filling. As far as I know, that is not the case. Does it make sense to build without sand-filling in places where the groundwater level is high? What's the best material for the Damp Proof Membrane? Thanks for the comments, Brabus & Spyder. Below is the much I know, hopefully it will be enough for you guys to give me some good advice. 1) How deep is the foundation? [color=#990000] Foundation will be 1 metre deep, it will be a three board raft foundation. 2) What is the groundwater table? I no sabi o.... The much I know is that it's dry land. With all the recent rains in that area, it's remained dry. That not withstanding, the soil is the typical sandy soil found in that area. 3) What kind of soil characteristics? I don't have technical details, but I know for sure that the soil is sandy. 4) What is the depth of the foundation? see (1) above 5) What is the expected load? The foundation is for a 4 B/R duplex. 6) Was that the geotechnical design recommendation or presumed bearing resistance? Again, I no sabi o... [/color] |

In the western world, women do everything. I was surprised to see women driving commercial busses as large as what we call luxurious busses and even larger. I actually had a Canadian friend who was in the army, she drove larger trucks, I think 18 wheelers or thereabout. More recently, I've seen lots of women working at (road) construction sites, I've actually seen one operating a caterpillar, digging trenches. It's tough, no doubt, but it's what puts food on the table for them. Better than stealing, I've heard of Nigerian women leading gangs of robbers! I've actually seen Nigerian women driving 15 seater busses (remember City bus) in Lagos. |

The rich live a more lavish lifestyle in Nigeria than in the US - they need not mow their lawns themselves, most are chaffeur driven, and even middleclass families have household help. In the US you have to be super rich to be able to pay for help for any of these things, most rich men even wash their own cars. Poor people are however better off in the US, there are programs that ensure they get basic necessities - food, shelter, etc at the expense of the rich and middle class. In Naija, you are on your own. Basically, in Naija there is a huge gap between the rich and the poor, this is not so in the US. The middle class is screwed all over - in the US, they bear most of the tax burden and in Nigeria they suffer and smile - no power, healthcare, etc and they get screwed over by the rich. As for the poor in Naija, na only God dey save us. |

@ spyder and other members of this great citadel What do you think about locating toilets in different parts of a house? I ask because someone commented on a building plan drawn for me by a very good architect. He expressed the opinion that transporting sewage to the sceptic tank over numerous bends is very likely to result in future issues. The plan I have has three toilets - one to the left of the building, another to the right, and a third in front. I was advised to have them placed as close to each other as possible and as close to the sceptic tank as possible. Your thoughts and ideas will be greatly appreciated. |

@faithin9ja I beg to disagree with you. Insurance never really pays claims from an accumulation of the claimant's premiums. Premiums are supposed to NOT be exorbitant relative to the item being insured. For each individual mishap and claim, there are numerous individuals who will not have any need to make claim, that's how the insurance companies make money. It is however not unthinkable for an insurance company to incur a loss in a given financial year, it's part of the risk they take. Insurance premiums in Nigeria are low, I agree but that is is a situation that I believe arose from competition. Similar situations obtain in some developed countries - in the US for example, annual insurance premiums for houses are often ridiculous relative to the value of the houses being insured. Guess why? Competition. Many insurance companies refuse to get into the property (housing) insurance business because of this. |
What are the advantages and disadvantages of cantilevers? How does one ensure the weight upstairs is not too much? I've seen cantilevers on only side of a house, is that proper? |
Most nigerian banks now have some sort of diaspora account or the other. These accounts are targeted at Nigerians in the diaspora. I'd recommend GTBank, theirs is called Non Resident Nigerian account and I've had good experience with them. Account currency can be naira, USD, or euro. Take a look at their website or that of any other bank you might be interested in. I've also had good experience with their online services. They're quick to respond to emails, and their telephone customer service is very good. Be warned that there are some items they refuse to release to third parties, and you may have to spend money to courier forms to them. Good luck! |
Spyder et al: Which drawings are necessary prior to commencing building? There seem to be lots of them - Structural, Architectural, Mechanical, Electrical, and many more. I don't even know what a mechanical drawing for a building is! Looks like in some places, the plan has to be approved by some local authority, any light you can shed will be appreciated by your students including my humble self. And finally, roughly speaking what are the cost implications of each drawing? Keep up the good work! |
