@bra3g lol @ Enhanced DD. Trust me it's worth it, afterall these are buildings that are expected to still be standing when the owners are long gone.

@3strikes I think you are among the luckier of his clients. After all the reworks and other extra work you put into it, you ended up with a beautiful building with no horrible structural defects. Not many of his clients are in similar shoes as yours.

I'm surprised that nairalanders still fall into the hands of the fraudster posing as a builder. I guess they don't do enough research despite all the information freely available on Nairaland. It's glaringly obvious who's who if one takes the time to go through the various building threads here. I'd advice anyone planning to build to tame the initial excitement and do extensive research on various builders before they commit their projects to the hands of one of them. Even when you do this, mistakes might still occur but they will be minimal. And you'll buy yourself much more peace of mind.

I've followed numerous building threads here for about 5 years and nobody has come forward to complain about Spyder880, Aventures, and Segcy.Moor. Brabus on the other hand has been the subject of numerous bitter complaints following which I don't remember seeing any very happy client. This is really sad, in his shoes I'd cover my face in shame.

May we not fall victim to wolves in sheeps' clothing.

The good builders are always busy on site so as to avoid the kind of mistakes the ugly builders argue all day about here...Good builders are also busy breaking new ground every week and they hardly have time to come online to give lectures with internet pictures just to score cheap points. They really don't come online to do packaging or argue with previous clients and potential clients.....Their work speaks for them. if na lie ask oga Spyder880, AbdulWastecx, Skimaski and Aventures.

No doubt, greed plays a role and more so when agents are involved. Nevertheless, similar properties in the same general location often sell for similar prices. Exceptions exist when the seller or buyer is ill-informed, seller is desperate to sell, or sometimes greedy. Unfortunately, we don't have the kind of data that zillow exposes, so you can list your property for any amount you wish. Only demand will tell you if it is priced appropriately.

I don't agree with the notion that demand and supply is the reason for high cost of properties in most part of Lagos. There are tens of thousand properties laying bare for months and years without anyone buying them. So where is the demand for these properties? Greed is the only reason why properties are being listed for unreasonable amount of money in Lagos.

Sometime last year, there was a thread where a guy listed a semi-detached home for 60M Naira without front or backyard and the guy listed 3M Naira or so as service charge. This particular house shouldn't cost more than 20 Million Naira to build. There are thousands of such properties in Lagos and Abuja sitting without anyone to buy them. The cost of properties in Lagos and Abuja are artificial. They don't reflect the true value of those properties.

There was another property posted by a lady at Abule Egba with asking price of 70M. Abule Egba for that matter o grin grin

The property was a two plots of land with an eyesore three bedroom bungalow on it. I took it upon myself to lambast the lady on that particular thread. I look at other posts of this lady and I found that she was begging for someone to help her fix her phone she bough for 8,000 Naira. In fact, the lady was saying in the thread that her daughter asked her to throw away the phone and buy another one but she can't afford to pay for a new phone.

The problem with our people is GREED and nothing else. Everyone is not ready to suffer again after the first deal. We all want to be super rich from our first deal. You don't need to go far. Take a look at the cost of numerous properties listed in nairaland property section.

Demand and supply are really what drive property prices. I actually think that properties are more expensive in choice locations in Nigeria (Lagos especially) than they are in the US. One thing that helps drive demand, I believe is the fact that Nigerian properties come with almost zero liability unlike US properties that come with lifetime tax obligations. Also, there is little accountability in Nigeria - you can spend as recklessly as you like without being questioned. People with questionable sources of wealth often take advantage of this sad fact and acquire numerous properties.

I won't mind a small luxury duplex of around 120-140 sq mt as my next project. My spread-out bungalow is being defamed by the same people I'm trying to impress (kids). I never knew kids love 2-storey buildings. I don't care how small it is.

Holla at your boy if you see a piece of land that is not more than a plot and won't cost a fortune. Remember I once said here no land worth 2 Million Naira, whether Banana Island, Maitama, Ikoyi or V.I. If an acre of land cost between $7000- $40,000 in a good U.S suburb with all amenities available, I don't see why any piece of land should cost more than 2 Million naira anywhere in Lagos where there is a slum two miles away from so called luxury areas of the state.

I'm convinced that Brabus never really gives a damn about his customers' interests. The fact that he brokered the deal is good reason for a honest person to seek justice for his client by all means. By so doing, he clears his own name.

ALL hs projects end up in controversies and name calling with his clients. My advice to you is learn a lesson and move on. Going by his judgement, his clients are always wrong. He is never remorseful, NEVER!

Does it matter where the copper rod is mounted? Must it be on the roof, or can it be mounted on a long pole close to the building?

The attached copper rod is what is used in lagos. It is attached to wires and buried in the ground.

The right thing is to use copper tape as pictured and not electrical wires containing copper. The wires are too thin to act as earthing for the whole house.

You made a wise decision to let those who duped you be. They stole your money, you earned a lesson - I bet you're better off than they are now.

On my side... there is no need for the 1976 story... because I was 80% "Ete Bassey"... except I was not sick or dead; this was long time ago.
I had no opportunity to come home and monitor my project because I was on a student visa, and once you leave, you are not coming back.
So my family are the next option... we are talking about mid 70s, there was no communication except letter (postal) delivery was still good.
Sending money then you have to send it thru people or those coming to USA for trading.. that was during the time called "Arrangee", if you are caught with more than "Basic Travel Allowance", you will end up in Bar Beach for firing-squad. Many old-timers will remember this time.
Long story short all photos of housing project sent to me was fake.. no house no hard earned money. I even thought of importing gun to Naija then concealed in an auto tyres so I can come and shoot those who duped, but I later changed my mind... but I surely learnt my lesson in a big way.

Your family are your worst enemy sometimes when it comes to finances or building projects, especially if you are overseas...

How did you even climb a banana tree?? If the monkeys catch you there, you will explain why you want to eat more cement bananas than brabus (the accredited engineer), MNSE, FSS, 419, ETC.

There's a bulge in his pockets in in the picture he took at a qualified builders' conference. What else do you think is in his pocket other than tools of the materials theft trade?

Before brabus leaves your site, just make sure you search him very well. He may have take-away gravel in his left pocket, sand in his right pocket and cement in his socks. Keep an eye on your security man also - brabus may have taught him some bad habits like packaging and cement theft.

The professional bodies would usually have a list of their members.

Despite what he says Brabus is not a builder all he does is coordinate the process ie project manage and for that you can use transferable skills from another sector and get better on the job.

In 9ja even some with the paper qualifications do not have sufficient experience or competency.

One of those people however has to take responsibility - coordinator, builder, engineer or whatever title he chooses to assume. I'm sure everyone will agree with me that in this and all other Brabus' project, he is the guy expected to shoulder the "responsibility".

How will a complete review make the staircase safe? The staircase issue needs to be resolved. Brabus should convince us that the staircase meets standards. If it does not meet standards, what does he plan to do to correct it or does he plan to make it the client's burden? If nothing else, it has a direct relationship with his integrity.

Does being able to prescribe medication for headaches over a long period of time make you a doctor? In my opinion, building is not like learning a trade where you sit with a trader and learn the tricks of the trade till you become independent.

By your own admittance in your long epistle, you have no qualifications as a builder. One question then - are you able to reveal to us who trained you as a builder so s/he can at least attest to your competence or otherwise?

Brabus has messed up numerous projects in public view on nairaland. The guy is no doubt a crook. How many people remember Aahonhai's project? And the P/H foundation he did? He pretends to be a professional and makes baseless arguments if challenged. On the P/H project, he recommended the right thing and deliberately did the wrong thing. Times without number, his projects end up in public exchange of words with clients who would have doled out large amounts of money. He has even descended to the point of threatening clients' family members.

Brabus, it won't be long before you step on toes of someone who will put you where you belong.

From this point on, anyone who hands his project to Brabus should have himself to blame. If you hope to complete your project in peace, FLEE from brabus. To any building project, he is like a serpent.

Spyder, Segcy.moor and Aventures have built numerous houses without all this drama. A word is enough for the wise.

This builder - brabus - only does good packaging. He has 99% of his clients hanging with problematic projects that I will will advice anyone who wants peace of mind to flee from him. One project, one problem. And after creating the problem, he starts to throw advice from a distance. Haba!

Though I'm yet to work with him, Segcy.moor is obviously a better professional.
