spyder880: I was asking because I couldn't see the blocks on the list. Ask him again, how does he plan to do the concrete facial on the beam except if he raises the normal beam till after 12 coaches of blocks? In all honesty, this might have been driven by my push to have all structural members of the building completed prior to having any blockwork done; the engineer did actually suggest including some blockwork at this point. Going by the drawing I uploaded earlier, the concrete fascia / parapet is attached to the columns / beams, am I missing something? Your advise on the order in which I should have the builder proceed will be greatly appreciated. Many thanks! |
Actually, the block work is yet to be done. And yes, the quote is for columns, beams, and concrete fascia on the first floor only. I don't know if this is a good idea but the engineer plans to cast the beam and concrete fascia together. I'm thinking it might be a good idea to do the fascia separately, what do you think? |

@ MolarMols Except you have a lot of building knowledge or if it's a very small project, it makes a lot of sense to have a building engineer do the orchestration. Working with one in that locality is also a good idea. Where in Ogombo is your project? I just finished working on my foundation a few weeks back in that locality. |

The casting of pillar and decking will NOT be done together, is it even possible o do both together? They are however being quoted for as one phase of the project. Let me know if you think this is a bad idea. Thanks in advance. |
Aventures: @bugemont. Every other material is ok; but i av some doubt concerning rfct i think is on high side, but i cant be precisr on wout d structural drg. Also d labours are a bit high u can negotiate down to abt 70 percent of those charges wt d exception of supervision. Meanwhile, it is not advisable that the pillar shld be casted along wt d slabs. They shld be done seperately. GoodluckMany thanks, my brother I knew I could count on your expert advise. Do you mean we should break the work into two phases - one for the pillars and a second phase for the slab? |

Aventures: sir going thru this tread will give an insight to the pros and cons of framed structure building. But let me just do a re-cap generally buildings in area such as lekki, Ajah and any area where the soil bearing capacity is low and building are prone to settlement are supposed to be built as framed structure. The procedure is simply to construct all the structural members first and ensure that all the members are rigidly connected together (the structural design would have specify hw this is to be done, the design would have also taken to consideration thst the block wall will only act as partitioning wall only and not part of strucctural member). Though this can also be achived by conventional method of building the block wall, cast the columns and beam one after the other but the effectiveness can not be like constructing the structural member first b4 the block wall.Many thanks, Aventures. Guys, not sure if there have been discussions around this in the past, but what are your thoughts on building a frame structure before doing the blockwork? What are the advantages and disadvantages of both approaches - cost, time, structural pros and cons? |

spyder880: Thank you for this question, in my negotiation with my clients, I make sure I demand for two things, one is a store room where I can pack materials like cement and other "dry" space materials. In this store will also be the tools and fittings needed for the job. The room should always be locked and the key will be with my trusted supervisor on site with constant checks by me. (You saw the number we wrote on the cement stock a few pages back, to enhance accountability)Thanks for your prompt response, Spyder. Makes absolute sense. Can you give me a rough estimate of what it might cost to construct this two-room work house and possibly how long it takes? I think I might be needing one soon. |
Where do you guys store your materials on site? Especially in sparsely developed locations, and what do you do to ensure they are secured? |

Well said, my brother - oyibo people truly do live in wooden houses. At the most they build the frame and slabs with concrete, and partition the space with wood. Most of their houses remain in existence beyond 100 years. I agree with people who say that we overbuild houses especially as they are not expected to exist forever. Excluding monuments like palaces, I don't know of any hundred year building in Nigeria that is still appreciated (style-wise at least). Even those are often rebuilt to keep up with evolving standards and designs. [s]If I found out that my landlord was renting a 100 year old building to me, I will move.[/s] About your concerns on settlement, I would think that the structural engineer should account for those in his drawings. My understanding is that when they do not conduct the soil tests themselves, they "copy" what others do in that area. Is there any piece I'm missing? The guy who suggested chaining did not see the structural drawing, I spoke with him before work was started on the drawing. |
