Those wey stories enter are with friend & relative relationship. BHN, Chisco, GPC, TSL, Dangote, BUA, GIG, The Young, to mention few haulage & Logistics company in Nigeria, their fleet are brand new truck & cars every year in & out.

Many of the trucks branded in their name don't belong to them they are own by individual, there is no family or friends relationship in it, it will always succeed.

Presently, we shout Cement is high, but Dangote & other manufacturers said they did not increase costt of Cement, marketers actually did reason is logistics cost of truck repairs &. Maintenance is high they can not bear it any longer. Truck of ₦24m giving to distributors by Dangote to pay installment is now ₦35m, truck registration ₦70k now 95k, tyres of ₦65k now 90k. Truckers adjusted immediately things change,

Logistics is 1st consider in pricing of goods & services, Property such as real Estate in Nigeria change over years not with immediate situation, investing take over 10years or more before you recoup investment. I consider it a retirement investment.

Your analysis sound good on paper, in practical term there are a lot of on for seen forces that mostly make it difficult to run businesses in Nigeria. There is a lot of opportunities to make money if only the environment was less vexing, we the people should be sincere to ourselves in most of the dealing that we do, plus the government is not helping the situation.
All unforseen is taking care of in the running cost.

I will speak from my business(Trucking) point of view. Not all businesses fail in this accept.
Take for example you invest:
Brand new truck @$54,800(including clearing)
Monthly return after running cost is ₦1.4m equivalent is $2,979
In 1year $2,979x12months= $35,748
In 2years $35,748x24months= $71,496
Therefore in 2years you repatriate $16,696, whiie you have actually recoup your investment another 1year you repatriate $35,748.
Making a total of $52,444 in 3years

For used Truck
@$31,255(including clearing)
Monthly return after running cost is ₦1.2m equivalent is $2,553
In 1year $2,553x12months= $30,638
In 2years $30,638x24months= $61,276
Therefore in 2years you will repatriate $30,021

NB. Breakdown was done with ₦470 to $1

In terms of investments, always bet against Nigeria and it is a sure win. Most people from diaspora that ventured into business in Nigeria lost big time. It is not worth the effort and time if your goal is to repatriate profits back to your country of residence. How can anyone remain sane in such chaos? If we, Nigerians don't invest first in the country, it is foolhardy to expect foreign investors to troop in droves. Nigeria is a big market but not economically bouyant. The average personal income (purchasing power) is low.

When it comes to the internal investment climate with regards to uncertainty, there's only one 'thing' that is holding the nation down: EXCHANGE RATE POLICY.

Not kidnappers, not corrupt politicians, not bad roads, not adequate power supply, not lack of fiber optic ( broadband). These are the symptoms of lack of internal investment. The cause of our ailment is the poor and incompetent management of the Naira rate against international currencies - the Naira rate to the Dollar. This started from the Structural Adjustment Program (SAP).

I will give you a very practical and familiar example - myself. I'm in the Diaspora investing in Nigeria so I am a foreign investor. Abi no be so.

Now (For example) I have a property with long term tenants that gives me N5 mil per annum in rent. During President Goodluck Jonathan's regime, the average Naira exchange rate to the GBP was stable at N300. Then, I repatriate £16,000 per annum back to Britain from rental income.

As I type, the Naira to Pound rate is 600. So now I repatriate £8,000 from the same investment. That's about half of my income gone into thin air for no practical or business management reasons. Just government incompetence that I have no control over. Absolutely nothing I can do other than to increase rent. If I do this, the tenants (traders) will transfer the increase into the price of their products and poverty is let loose over the country. This is the situation we are in since SAP.

Now you can see if I were a property foreign investor like for example airline company (Virgin Nigeria), Dunlop, Bata, A.G Leventis, Layland, Volkswagen, Peugeot etc that are mandated to repatriate funds home for their shareholders overseas, what do you think they will do? With a dwindling income not from lack of trading but from the inability of the government to stabilize the exchange rate, they will do what they did - close shop and unleash unemployment. This is what is happening in Nigeria. The foreign exchange regime or lack of foreign exchange regime is killing Nigeria slowly but surely.

Any administration that can stabilize the exchange rate for two terms, Nigeria will be better. Nigeria's biggest problem is not corruption, but lack good governance and competent institutional managers of the polity (economy).
Over 12years ago i have being complain the method CBN handle exchange(forex), I attended the yuan swap enlightenment forum i observed CBN gave window to bid for forex, i was surprised, i ask a question demand & supply how will CBN curb it. because in Nigeria man-made scarcity & ability to hoard forex rest in our blood, the response i heard was we will control it.

The whole crowds scream, CBN is our greatest problem, their policy is always against business environment. For CBN unable to silent blackmarket it show how weak is the institution.

Instead CBN to attack forex, they are mean to attack Naira, the increase rate of poverty in the land. I will always say it, Forex policy is being mis-manage. Investing in Nigeria is good when in forex, once its break to naira that is the end. No significant value anymore.

recently got a land of 40 by 60 feet in Lagos, the land is expensive (you know Lagos land na) and I intend to recoup some of my money through rent

I'm considering the type of structure that can be erected and I need the input of professional here

I intend building a 2-story building with:

i) The ground floor of 2bedroom flat (and one self-contain - if possible) with front packing space (2-3 cars max)
ii) the First floor of 2 unit of 2 bedroom flat
iii) Second-floor one-unit of standard 3 bedroom with store, dining

is this possible with the land size?
please can you suggest any better combinations?

When I was a toddler, the same issues that I grew up hearing my father complain about is still here. Olopa wahala, armed robbers, government, bribery, oppression, etc. Here we are in 2020 and we’re still on the matter.

The average citizen is a corrupt and ungovernable mfer.

To bring this back on topic. My father lost a plot of land to some Alhadji in Iwo Road in the early 70’s. Fast forward to 2020, people are still loosing land.

Armed robbers are writing letters to community to gather donations. Insurgents are being settled by farmers so they don’t cause havoc.

My micro estate is designed around the Lagos/Ibadan railroad. Guess what, most of the hardware that holds the actual rail line has been stolen already.

Fela died for nothing, his mother died for nothing. No change. Buhari jailed Fela in the 80’s as head of state, Buhari is president today.
Nigeria is survival of the fitted...

From your statement you sound as if the german floor if the foundation is done, if foundation is not done you will start with blinding where Concrete work will be done. I do not know type of foundation you intend adopt...
