I have to change strategies here. I know I cannot hope to complete all 12 flats and rent them at once, so I will move to complete at least 2 flats and rent them out, since the demand for these units are high around here. Then I can use the small rent realised to tackle another flat or two.

My problem with contractors is they will take many jobs at the same time and end up being at the site. Always shuttling one place to another at the detriment of a quality work

Don't mind me, we considered the number of tenants that will be living in one compound (16) different people if we make it 3 storey, then we cancelled the idea and left it with 12 tenants instead.

I heard on Friday that they sold the only 2 remaining plots in my street 10m for the unfenced one and 12m for the one with fence and gate. I bought for around N6.5m or more than that ending of 2019. More plots will be available for sale in this area, but not this street.

This is one plot of 60 x 100.

Look at it this way, there are ~79.3m active bank accounts in Nigeria (2019, per statists.com).
If 99.4% are =<500k, it means that 0.60% are above that number.

Well, 0.6% of 79.3m is about 475,800. Pushing this numbers up a bit to 1% of 80m account = 800,000.
Is it hard to think of that only about ~ 800,000 accounts (not people) have > 500k? Shouldn't be.
I mean this is a Nigeria where affording a fairly used washing machine puts you in the easy middle class. A 2017 Honda CR-V (Tokunbo)? You have arrived to all your neighbours.

Most Nigerians aren't rich. We'll know when we are.

Really. That's 750 Eur.
I don't believe this stat for business cities like Aba and so on.

In simple terms, if U have even 20mil in a bank and it liquidates tomorrow, U can only get 500,000 naira back, this is a very low sum honestly, coverage should be up to a mil at least.

A couple of things could be wrong;

1. Check your job NOC code. It should be under A,O or B. If your job is under category C your profile will be ineligible.
2.check the number of years of work experience. A total of 3years doing the same role.
3. Your proof of funds should be the exact figure for 1 person

Ok let me explain to you. No iron rod company in Nigeria produce from scratch (iron ore from earth). They either recycle old metals or import refined raw Iron to smelt and fabricate into rods. Unfortunately, the recycling of old metal is not feasible as supply is not always constant and disrupts productivity. So, most of them take the import route. And you already know this is done with dollars. Also, 90% of the companies are own and operated by foreigners mainly from China. Loans have to be paid back in dollars, equipment parts are bought in dollars and profit is sent back home in dollars, so that they can also pay taxes in dollars at their home country (fair enough, because that is where they get the loan from to do the business in the first place).

Unfortunately, the present inflation is driven by exchange rate. No importer would sell an item less than the amount he/she bought it. All importers big and small buy dollars for $480 and above now. One way you can figure out the estimate for any imported item is to go to alibaba website and see the current price. Then add cost of importation and clearing.
Do this by using bulk calculation (in 20feet container).
For example POP cement
On the website, 1ton (25 of 40kg bags) some sellers have it for about for $150

One 20feet container is about 700bags which is 28tons.
so, the cost is............................................... $4200 = #2.016m
Shipping is......................................................$2800 =#1.344m
Clearing is.......................................................#1.5M
Mis & inland transport ..............................200k
Total............................................................... #5,060,000

Now divide that figure by 700bags you have #7228.50 per bag of 40kg imported POP cement
Did you know that POP is still being sold for #6000- #6500 for 50kg bag in Nigeria?

What will you then say of local products like rod?
