The registrars for the company you listed is CORONATION REGISTRARS. Who told you it was Cardinal Stone? Valthegreat: Thanks for your response, but if this is the case it means CARDINAL STONE is pushing their job back to me in the mandate form. Cardinal Stone registrars are the registrars to MTN and also ARADEL, I didn't receive my MTN dividend and when I wrote them they sent me mandate form to fill and in the mandate from they listed all the companies they are registrars to and are expecting me to provide my shareholder's number for each of them that I hold. |

There is BVN and NIN. These things are linked to biodata that is stored somewhere. Why do you even need another TaxID? Why is the BVN not the tax ID? Why is the BVN not the same as the NIN? Asking people to begin linking another number is bad user experience, bad planning and just shows that they are irresponsible with the previous numbers that we lined up to get years ago HesInMe: Honestly, this is how it works in every modern economy. I doubt it. Making gaming chips had nothing to do with AI. It just so happened that the chips did parallel processing inna way that was beneficial to AI and not word processing for instance. We would buy Nvidia laptop to game, but they were also closely being marked by AMD Radeon abi Vision or something (though I think the AMD used to get too hot. Until recently, even the stock was almost depressed. Stockhunter: I rememeber back in the days, just early after University. Nvdia was a stand out in gaming graphic card. If we buy a desktop system that had intel graphic card we will change it to nvdia for better performance. When i look back after seeing nvdia with their 5 trillion dollar value today i just shake my head.. Then i wasnt heavy on stocks after the 2008 beating. If not such were pointers for future performance of a company. The signs will always be there for a company with potential, just that the Thomas in us will always prop up. Because nothing is absolute and there are no guarantees in life. |

The aim is to beat inflation/hedge against the currency, not be predictable. I think you are complicating matters by borrowing (and therefore paying interest) against funds to invest in eurobond, when you could have just invested in the bond in the first place. emmanuelewumi: Bond gives predictable income for the duration of the investment, you can reinvest your coupon in equities, real estate or dollar denominated invested.
I once borrowed against my mutual fund and used the loan to buy dollars at less than N900 and invested in Eurobond.
It depends on how you want to play the game, knowing fully well that you have a predictable income from the investment for the next 10 years |

My apartment in Yaba that was 200k in 2016 is now going for 1m. Not sure which 150k apartment in 2007 would be 1m now. For me, until this year, all this naira FGN bond thing was worthless. Dollar rate was N600 in 2021 or so. Its currently 1500, almost 3x. Your bond would have to have given you almost 300% in that short time to even keep pace with inflation on the streets. I have been investing in dollar-denominated assets since 2018 and therefore have been getting returns far above inflation and exchange rate wahala. I started Eurobonds when dollar was about 360. If I put N3.6m, that’s just $10k. As at today, just purely based on exchange rate, without even looking at the yield, that 3.6m would be worth N14.4m At 11% yield per year from 2018 would put me at $23k in total assets today. In naira, that’s currently 33m. (10x returns just like that) all without doing any complicated math or combining bonds or getting a house for rental income. emmanuelewumi: Rent goes up as inflation increases. An apartment whose rent was about 150k in 2007 is now going for N1 million.
So if you don't want to do real estate, invest in stocks with good dividend growth such stocks will beat rent increase I remember when zenith paid dividend of 70k per share but paid dividend of about N4 last year.
Bonds have a higher yield, all my bonds have yields of 20% and above but the coupons won't increase for the next 20 years
There are risk averse investors who don't do equities and real estate, except for their primary residence and they are doing well.
Let us look at this scenario, assuming they had N100 when yield of FGN bond was 20%. They can deside to buy an apartment from LSDPC and get a rental income of N5 million for a start which can increase to N15million in the next 10 years.
Or buy FGN bond with the N100 million and earn N20 million coupon for the next 20 years. I love buying long dated bonds.
Buying a property will include keeping aside about 1% of the property's value or 20% of the rental income generated whichever is higher for the repairs or maintenance of the property.
What a smart bond investor should do, in order to do better than the real estate investor is to spend just 25% of the coupon and reinvest the remaining. That is when he got a coupon of N20 million, he should spend just N5 million and reinvest N15 million.
The reinvestment of the N15 million from the coupon will give him another coupon of N3 million, excluding the original N20 million making a total coupon of N23 million in year 2.
Then spend 25% of the N23 million which is N5.75 million and reinvest N17.25 million buying another bond
By doing this his coupon will increase faster than rent |

At any point in time, I can quickly withdraw my money and put into another higher yielding investment or stock or crypto while it’s still compounding at 13%. For me, I very much like flexibility with my money. Landed property will be for my own private use, or just to sell off later as a way to holding money (esp as the exchange rate is now stable), but never for have tenants or renters. No, thank you. |

Once upon a time, I lived in a developer place like this in Yaba (access for ten years etc). A lot of court cases ensued as the family wasn’t satisfied with the terms. He died soon after and so much confusion set in. We tenants ended up staying for free for two years as nobody could decide who would collect the rent 🤣🤣🤣. We had to go to court in Oyinbo and tell the judge that we would leave the place in another one year. I like the advice given here. I myself have been invested in a dollar denominated REIT that’s been giving 13% since 2020. Started when dollar was about N360. Now it’s 1500 but I don’t care because my return is still 13%. I don’t like all this property stuff because it seems like a lot of stress for the associated gains. It seems mostly beneficial for the next generation. Maintenance and court cases and omonile and late payments etc. just adds more stress. If you can, please use your N28m for something better. Even that naira Eurobond last year would have been better for you. Valthegreat: You need to understand the intricacies of lease development business to understand the answers to these questions. They usually need liquidity to develop the next property, so let's assume he spent #100m to develop this one deck of six flats (remember he didn't buy land) he is willing to sale some parts to raise block funds to develop his next property ( I learnt he cleared another plot 2days ago for redevelopment). Should he rent the whole property out he should raise only approximately #16m but if he sale these two at #28m and rent the remaining 4 flats at #11m he will likely raise more funds to develop his next project instead of borrowing from bank at around 37%.
I believe that's the mathematics behind their decision to accept long term lease instead of collecting just annual rents.
In other words his long term profit is still intact via the remaining 4flats as well as the opportunity to develop more properties. |

I don’t consider anybody here a guru. I’ve been doing investments long enough to know that you win some and lose some. And only a clown would declare themselves guru of a stochastic (no pun intended) enterprise. I am very fine with modest returns (as long as the exchange rate is stable) I come here for entertainment, random bits of information I’m too lazy to find out myself and because you guys can be really funny sometimes, even if you don’t know it (the whole kpakus thing dey always mud me 😄) . I don’t even know what JAPAUL and ROYALEX that people here are always screaming do as a business. They sound like roadside phone shops 🤣. I bought my three stocks before ever coming on this thread and I intended to stick with them for years to come. jonnysessy: The earlier you realize you are on you own in the investment world the better for you. All the people you guys refers to as guru and Ogas on this thread are not here to render any form of assistance to you. They are here to make money. Hence, they feel there should not be any free handouts. That is why you remain the CEO of your portfolio. I will advise you remain with strategy and some stocks that had worked for you in the past. Once in a while you may see few who will drop some previledge information on the thread. It took me quite a while before i understood this. There was a time i entrusted my portfolio in the hands of a brother because i thought he was better on investment issues. But, later i realized with more dedication i could do better. Hence, i took over my portfolio. The rest they say it is history. My point is nobody have your back in the investment world but you.
