That said any fixed asset that is not generating income to match its depreciation through wear and tear or its been obsolete is a liability. Please we shouldn't allow class room accounting to confuse us. Even land that is said to appreciate in theory can be a liability in retrospect esp if one cannot easily convert the land to cash in time of urgent need. Also there is a huge difference between been asset rich and cash rich. Even from a asset perspective only-there are still wide gaps. E.g Mr A who is worth 100m and lives in a owner occupied house of 25m with the rest of his networth in cash generating investments is way richer than Mr B who is worth 150m but lives in a 120m owner occupied residence with the rest of his networth in the saame class of investments. The only way Mr B will termed to be richer than Mr A is if he can convert the residence to cash or a cash generating asset. Overall cash is king! Otherwise we can all just walk into a bank and simply exchange our title documents for cash irrespective of where the property or fixed asset is located. I think people need to look at his investment options from an economic profit point of view-comparing all the options against the opportunity cost of other investments Finally, as i said in my earlier post 11m is and is not small money, depending on how we look at it. And rushing to build a house or buy land will not be a top of mind investment option for me if i was in the poster's predicament. |

Pls dont listen to any of the get rich quick schemes suggested here and disregard spam mails because am sure you must have gotten like a million spam mails by now. Nigeria is heading towards a recession. Infact i would say that we are already in one-just that Uncle Covid-1.9 is trying to take the shine of the recession and this is a double whammy for us. From your original post and responses it appears that you still need to bit of exposure with regard to financial literacy. Yes, you have 11m which is and is not alot of money in Nigeria today-depending on the context. However, you are not wealthy because you are yet to discover how to make your money work for you. My advice.....read books on wealth creation from warren buffet, napoleon hill etc....there are a few other classic books from not too popular authors that will also be insightful. Now back to your question. Pls diversify by converting some portion of the 11m (like 30%) to USD to store value-make sure the USD is in a fixed deposit account. Make sure that your working capital is still intact and create a little buffer zone of cash around it so you can continue to do your business unhindered. It will be painful to have your savings tied down in iliquid assets when there is opportunity to use same for business. In this period, cash is king because when recession hits full blown people with cash are the first to benefit because there will be alot of investmets (including houses) that will be on offer at ridiculous prices. I personally wont advise you to build at this point because the opportunity cost and economic profit of building will be negative considering the amount you have. All tbe best! |

Again to educate you since you have brought it up, the Cacovid donations from banks and other private sector individuals and firms is managed by a technical committee comprising captain of indutries with the CBN and domicilled with five banks. It's easy for you to hide behind a mobile device and type nonsense misleading people in the process. Again the TCF is not free money, if you want free money, go and register with any of the social investment programs so you can build your life around govt hand outs. Finally, CBN is a revenue generating agency (at least you got this right) but the revenue is not your money niether is it part of the national cake you are so much gagging to share. somehow:It shows now that you dont have a clue how these things work so let me educate you. Mirco loans will borrow you small amounts for relatively shorter periods at double digit rates. So for them they quantify their risk and return on a portfolio basis and ask the following vital questions in the process How much profit or loss they are willing to accomodate vis-a-vis the risk on the portfolio and by risk i mean the risk of default. Eg people like you and other backward thinking Nigerians in the same cohort refusing to pay when due. What is their single obligor limit per borrower. In the case of the TCF max obligor limit is 25m and i can bet you there is no private lender that will give you such an amount without due diligence. On the other hand the micro lenders can lend the same 25m to over 500 borrowers at double digit rates that will almost double the prinpical for them and with minimal default rate because the proability of 500 people defaulting on a loan is way lower that of 10 people or even 1doing same on the same loan. I hope you understand why they dont bother moreso the cost is already embedeed in the double digit rates charged Maybe you are thinking this is one of those social media giveaways....sorry to bust your bubble but it isn't God bless Nigeria |

Y'all thinking this is national cake so you can quickly chop and clean mouth. Any serious SME will know that business plan is core to their business. At inception you will need it to guide the growth plans and trajectory of the business-whether loan is involved in any way or not. Credit check is to determine your credit history and know if you are the type that will be borrowing money up and down without the intention of paying back. Finally to educate you on what moveable collateral is....it is not landed property but any other asset with a net worth andcan be pledged as security. This can range from stock hypothecation to even your school certificates and even third party insurance . I know of a lady that used her school cert to access about 500k of BOI NYSC loans to set up a small pastry shop during her service year. Lady paid back before the end of service and has expanded her business to 3 locations....this was 2 years ago! Sit down there and be waiting for govt hand out |

The business plan and credit check is part of the credit approval process and customer is meant to pay for the cost of these typically as it obtains with loan request of any kind or amount However because of the lockdown and other extingencies the participating institutions through which CBN will disburse have decided to create a platform for these requirements to be at a cost which is even way cheaper than if the customer provide these independently. I really don't know what the fuss is about. Do you all expect the facility to be disbursed eithout following through the right underwriting process? |

Secondly part of the CBN requirement which is typical with any credit application globally is the demand for a business plan in addition to a credit search. Most of the participating institutions have then decided to bundle this into a template for prospective borrowers using a for ease of reference at a token fee This is the 10k that these muffons are screaming about. DZTech:Y'all funny people and truth be told, yall deserve everything that is happening to y'all. Virtually all the African countries didn't have testing kits until Jack Ma donated to them. While most African countries appreciated his efforts and got straight to the task of mass testing.....we instead started accusing the donor of sending fake substandard testing kits. Some pastors even went ahead and said that the kits have been laced with the virus etc etc. Right now as we speak the materials he donated are sitting in a warehouse gathering dust and obeseving their own self isolation. Italy and Spain was once the epicentre of the virus with reported cases of death reaching over 1k daily. The Chinese came over to assist them and thankfully they have been able to reduce this and hopefully we will start to hear some good news from those areas soon. Just as some fools believe this whole 5G conspiracy mumbo jumbo charade. Secondly, the essence of the lock down is for govt to trace index cases and whom they have had contact with for testing with the aim of flattening the infection curve. Again instead of people to cooperate they have refused and every day we hear stories of index cases refusing to be tested or hiding travel history or even refusing to give details of people they have associated with. At the end of the day the people in power will be fine. It's the people at the bottom of the pyramid that will suffer it if there is a pandemic breakout. Y'all just be careful as you are analysing the price of garri and make sure you buy from very clean sources only. Processed garri that is not properly stored is one of the main sources for the spread of lassa fever. Same applies to yam and plantain flour. |

Moreso, the bank pays tax to the govt amounting to billions of naira annually which should be used for development by the govt. Man up bro...you are 29 and should be able to stand your ground. If you are gainfully employed then maybe you should start considering getting your own place. Most 25 year old ladies even without ordinary school cert will never consider doing house girl work esp in this era where we have alot of social vices and she has assets that she can use to get money after all some of her mates even with master degrees are doing all sorts of illicit jobs up and down. For her to opt for a this kind of job tells me she is decent. Secondly don't let people fool you into believing she will amount to nothing because she is currently a house girl and school cert holder. If you truly love her give it a shot.
