Pix 2-3 We cleared the topmost soil until the most stable soil level was reached for the casting of the concrete. Pix 4. We began the preliminary work for the form work. The plan was to use two boards of cast concrete and then top-up the foundation with another two coaches using 9 inch blocks since this was just a bungalow. This combo would effectively reduce the cost, achieve the desired stability and height above the road level. Although my builder said with this and the number of pillars planned for the building, the building could be raised to another floor without issues, I declined the plan because; 1. I didn't want to take any risk. 2. The cost of building the raised floor was beyond what I had in scope for the duration I planned to complete the project.

The site has poor water retention capacity and during raining season could get waterlogged as it is not too far from the ocean. The plan was to use an abridged raft foundation for the bungalow. Abridged in the sense that, some elements of raft foundation will be used but the foundation will not be a complete raft foundation. Watch out for pictures and cost updates. Some pix showing arrival of goods for the foundation.

Hello All, From the lessons learnt from the amiable experts here Prof Spyder, Brabus, Segzy Moore, Muyesky, Chekitaut and a host of many others, I have decided to share again some ideas from my little project (since the first thread was lost to the catastrophic data loss on Nairaland). I must say a big thank you to our ever ubiquitous Hajj, for his encouragement and most importantly for making the property section on Nairaland an interesting place to be. To prospective builders, a journey of a thousand miles starts with a step. I have been making notes from various building threads since 2011 and only started my project March last year. The property section has A-to-Z information on building a home. While this is not to encourage selfies, it surely will act as a guide in negotiating various aspects of the project. Also I believe that various contributions from experts here will assist in no small measure to provide more insights into some of the things that would be shared. |

I think my take any day will always be that for a well maintained 2 bedroom apartment a second bath or toilet is a luxury. I will take out more time to study the sketch and give a more detailed contribution. |

After all said and done in all fairness to Brabus his major problem is that he always leaves critical things to people who end up disappointing him. All his major failures have always followed this pattern. But I have learnt a lot from some of the things he initiated on this forum including making this forum a platform where builders compare costs of projects. |
I see this as crying over spilled milk. When your first contact gave a quote you brought it here for scrutiny before you attempted to engage the person's services. however, when you got a quote from Brabus you kept it to yourself until some part of the agreement went sour. I think you should just focus on now and the future. The past is gone and today is a new day. And like someone asked what is happening now? For the records I will say in my opinion that the first two costs on the list are ambiguous and undefined. Are those labour charges or are they cost for materials seeing that labour charges were defined separately. Most of the materials for blinding were also quoted for separately. So I find it hard to reconcile the figures with any task except miscellaneous materials like pegs,rope and cost of excavation. I stand to be corrected. |
Please lets all help to get this going especially for the sake of the owner. Brabus has been a blessing to many on this forum. Yes he made a mistake which I am sure he will compensate the owner for but that does not rule out the fact that he is a professional builder and shouldn't be judged by an issue that occurred 2 years ago. He has built many solid structures ever since and non of the clients have had cause to complain. @ Brabus, accept this as a learning curve acknowledge your error and plan to compensate the owner. @ Owner the way forward is Moving forward. The loss can be managed and effectively reduced if the remedial process is properly planned and executed. The effect on the overall budget might even become negligible in the long run. The earlier a solution is arrived at the better. The costs of building materials do not wait for board meeting o oooo. Let's get going. let the owner decide. I think with some few modifications the old building plan can still be used as the major bone of contention was the specs for the foundation in the building draw. this should be rectified to reflect what the owner decides based on all the contributions herein. I believe the best will come out of this. @Brabus pls pray ooooo. it is not easy to take contract we another man don calculate how much he wants to make. @owner there shall be no more loss in Jesus precious name. |
Do you have land around Ikosi or Omole. Kindly drop the range of what you have preferably a bungalow or a virgin land. |
Lets be frank and help this situation. we don't want to start patching things up at this stage. Someone's children will live in that house tomorrow. in my opinion the architect made a mistake yes but I did expect that Oga Brabus should have picked this and advised the owner before the first block was laid. In my humble opinion, when it Comes to foundations, the best way is the right way. Kindly take a reverse gear swallow the humble pie and do the right thing. afterall the architect quoted for 9 inches why use 6. This no doubt will come at some cost but it is better than ending up with a collapsed building. So for me option 1. Rebuild the foundation using the right specs. option 2. leave the building as a bungalow. I stand to be corrected. |
I have silently followed this thread and will like to say in the defense of the architect that prepared your quote that he deserves the contract. With some effective supervision perhaps you will be able to save at most half of a million. While Oga Brabus is a veteran in building I think one aspect that builders always neglect is the power of territorial control. Except you will be able to provide the required territorial cover for Oga Brabus, I will advise you to stick to the man that knows the terrain well. |
