Don't make promises to peeps you are leaving back in Naija based on future projections. Remember, the deal is not yet done until money exchange hands and you are actually in a job abroad and getting paid. Be prepared to start from zero and work your way up Flipping burgers, Security Guard or Care Work is not beneath your dignity. Take each opportunity as it comes on your way up. Almost every successful and native Africans have very humble beginnings abroad. Be prepared for lifelong learning Learn a practical skill even if you are well educated (you'll be surprised what difference they could make for starters) Don't rush to join the 'I dey go invest for Naija' crowd. Business opportunities abound in the West regardless of the tax regime - your investments may be much safer over there on the overall. Don't be in awe of the American or British accent, it comes naturally to them. Be yourself and act as comes naturally to you. Having said, it is natural to change gradually and over time in adaption to your new environment. Speaking clearly is more important than faking a non-natural accent. Don't start buying those designer apparels until you've earned your way and have surplus in the bank. Be prudent with your cash, learn from the Asians MTV is NOT real life. In real life people actually have to go to jobs after all the flossing. If you CANNOT do the TIME, DON'T do the CRIME. Too many of our brothers are wasting away in the gallows for want of the quick buck. There is no oga abegi for abroad - be wise. |

This is not a long thing. The original post is obviously educative and helpful information (don't take my word for it, feedbacks from other posters speak), another wants to counter what has been posted without himself posting any meaningful insight into the topic at hand. No begging anyone on this matter - oro ebe o sele. If you have anything good to post to help anyone understand land survey matters, better post, if not, make room for those who have time to post. At the end of the day, it is still up to individual readers to take on board any posted information and use to your advantage or disadvantage. No be rocket science ke. @werepeleri you could be more helpful if you could as well post a detailed write-up on what Nairalanders need to watch out for or what to know regarding the whole land survey process. We could do with your detailed insight as well. |

If not for threads like Spyder, NextHomes, Vitarado and of course the mod's sticky threads, I don't see any value with all those agents ads they keep bumping up everyday with no new information. I really don't understand why all the sales and lettings ads are not kept in a child thread or have the more informative threads in a separate section. I don't fancy searching through millions of bumped-up ads which I've had to go through the day before, the week before and months before. I tire. |

thanks for contributing. If going by this 10%, property lawyers then must be very rich professionals compared to other lawyers in different areas of specialization . I'm wondering what the fees would be for handling a criminal case for instance since there's no sales involved (10% of ?). |

When buying a plot of land, what are the guidelines to follow in determining what to pay a lawyer to draft the purchase agreement. I know the unwritten tradition is 10% - but really 10% of what? Consider the scenario below: - I saw a plot of land outside Lagos which I'm interested in. - I've contacted a lawyer to do due diligence on the plot of land to find out the authenticity, seller's claim to land, state ministry of lands checks etc - all these at an agreed price covering just the due diligence alone and with an understanding that if the land checks out ok, we'll move to the agreement stage for which the lawyer has indicated he will charge 10% of the total cost of the plot of land. - From all indications, the due diligence checks out ok and we are on this next stage hence my question. Not to underrate the importance of a lawyer in drawing up a purchase agreement or argue blindly on the justification of the professional fees for drawing up this legal document and execution but should this fee simply be a percentage of the total price of the land being purchased or some reasonable figure negotiated with the lawyer? Assume for instance for someone buying a plot of land worth N5m, the way I see it the lawyer will come up with the legal document (10, 20,30 pages etc) representing the purchase agreement and charging 10% means being paid N500k for this agreement. Now let's say along the line, the owner decides to increase the scope of the purchase to include an adjacent plot thus making 2 plots at N10m, should this automatically increase the lawyer's fee to N1m for drawing up and executing the same purchase agreement despite that the amount of work involved has not really increased (it's still the same 10,20,30 page-agreement ). I know we cannot exactly quantify the lawyer's fee this way but this na naija and money is quite hard to come by these days which is why I'm trying to understand how other people have been doing this.How have you guys done it, please share your thoughts. I don't want to believe that the 10% mark is cast in stone. What should be a typically reasonable fees range for a lawyer to charge for drawing up and executing purchase agreements for lands between the N1m to N10m price range? |
